"I cannot begin to describe how absolutely perfect this apartment was -- I have already asked to reserve it for when my daughter spends a college semester in Florence, which won't be for 8 years. It was stunningly spacious for and Italian apartment, the view from the terrace was incredible, and the location made for easy travel anywhere because you couldn't get lost getting home since you are sitting on top of the Ponte Vecchio. I really wish we could have stayed longer! The ice cream shop outside the door to the left is wonderful, the grocery store across the bridge to the left is amazingly abundant (get the mortadella and the burrata, please!), and food in Florence beat anything we had anywhere else in Italy. We liked Due Sorelle (a little higher end) and loved Osteria al Cinghiale Biancho. Note to visitors to outdoor restaurants because we saw a lot of people do this -- please do not walk in and just sit down at a random outside table, the waitstaff HATES that and will show you just how much in their own special way. Final note, the Uffizi now offers a membership called Amici degli Uffizi which is invaluable. You get to walk into the office, pick up a darling membership card with your name on it and then go right to the front of the entrance line, which on our day looked to be over two hours waiting. It also affords you the same opportunity at Accademia, just you go to the reservations line and wait for a short while there, which again saved us about an hour in waiting. If you add up the cost of the membership against your entry fees you are ahead of the game, both financially and timewise. Overall, an amazing trip, cannot wait to return."

"Our parents were married in Florence 40 years ago so we had a wonderful family trip to celebrate their anniversary with them. We will remember much love, laughter and family togetherness at the Medici apartment. It was the perfect way for our family to enjoy being together and we could all go out and explore the city each day on our own if we chose or as a family. This was just what we needed. "The location of this apt. is perfect. You are walking distance to everything. The greeters are thorough and thoughtful. We loved the "community" computer area. Very useful as we didn't pack a printer! The apt. was lovely. The air conditioner worked great. The only change would be to put the refrigerator closer to the "kitchen" area. Even a smaller frig/freezer or better yet move the kitchen cabinet w/sink...to the back room where frig is and swap out the closet, put that in Livining room. Make it part of the room. We loved this apt. besides that. The apt. had lots of thoughtful touches. We can't wait to visit another Italy Perfect site again!"

"This was an excellent property especially for a long term rental. Excellent not only in the apartment's appointments but location as well. With approximately 1,200 square feet, two separate bedrooms, a separate dining room with a sofa/bed couch for additional sleeping, a lovely light filled living room with veranda (overlooking the Ponte Vecchio, Vasari corridor and the Arno River with views to Pizzale Michelangelo), full sized kitchen with all of the modern appliances, and, BONUS, a separate laundry room. Oh, and I forgot to mention two separate bathrooms. While this location could be a little noisy on Friday and Saturday nights, the double walled windows and door kept out most of it, and the AC units in each room were really appreciated and provided great relief from the heat and humidity. Even if the day was warm, with the location on the river and the cross ventilation, there was always a breeze in the apartment. Back to location, excellent for walking to all of the sights. Heck, the Ufizzi was right next door, the Pitti Palace just over the bridge, the Piazza Della Signoria was right around the block, as was the Straw Market, the Piazza Republica and of course, the Duomo, Baptistry and Bell Tower. Our local rental agent, Francesca, was most helpful and available if we needed anything. And, we enjoyed the weekly cleaning service provided so that made us feel more like we were on vacation. The Conad grocery store is conveniently located right across the bridge and has a wonderful bakery and deli section with ready made items - quick and tasty. I have to say my experience renting with Italy Perfect receives an A+ grade. I found Pat and Lisa to be very responsive and helpful, and totally prepared us for just about any and all concerns including using/renting a phone in Italy, best way to obtain Euors (ATM), etc., etc. If I have a future opportunity, I would most certainly select and recommend Italy Perfect to all my friends."

"The apartment is beautiful, both spacious and comfortable. We enjoyed the time we spent in the apartment. We would stay in the apartment again but not in June. The Piazza Santa Croce is the venue for evening music concerts and the Calcio Storico in June. The concerts included a rock opera and rock concerts, all highly amplified. High bleachers for seating fill almost the entire Piazza during June and the normal crowds of tourists seem worse because they have less room. We would have appreciated being advised about the use of the Piazza for events in June. It is better to know what to anticipate than to be unpleasantly surprised. Our apartment was in the back so the noise was not too bad if the windows were closed. We met guests staying in the front apartments who were extremely unhappy with the noise."

"The Memoria in Florence was an incredible apartment and we so enjoyed staying there. The accommodations were clean, beautifully decorated,smelled nice, lots of room, and the view was spectacular. We really enjoyed our stay and didn't want it to come to an end. We definitely would like to stay there again."

"This was our fourth trip to Florence. First time for our grandchildren who loved running around in Piazza Santa Croce in the evening after dinner, ice cream cone in hand. Apartment suited our extended family very well, the living room is large and was our gathering spot each day to relax, chat and plan where to go to dinner. Many good restaurants nearby made it easy! We are already planning a return stay at the Donatello apartment."

"We recently rented Casa Rossa thru Italy Perfect and were satisfied with the property and service. This property [one of side by side properties] is owned by a family whose son [professional, mid thirties] really runs the property management. He was polite, efficient, available, and resolved the few issues [no water and no hot water] very quickly. THE EVENINGS WERE SPECTACULAR FROM THE VERY SPACIOUS TILED OUTDOOR DECK OVERLOOKING TUSCAN VINEYARDS AND HILLSIDES. IT WAS PERFECT, NOT WANTING TO DRIVE UNFAMILIAR ROADS AFTER DARK AND AFTER GRAPE JUICE. The location was very convenient to neighboring towns/villages and Florence was less than 30 minutes away, transportation close by the rental house]. Although nicely remote, access to roads/highways [to Florence/Sienna] were within 5 minutes. Wineries abound and [maybe] the best cheese farm in Italy was less than 2 miles away from the house! Pre-trip communications [from Italy Perfect] were timely and complete. All-in-all, a very nice experience."

"This is a wonderful apartment -- all amenities (AC, elevator, well equipped kitchen, great sky-lighted bathroom w. shower) and lots of storage space. Airy and quiet, except for the delightful sounds of boat traffic below -- tourist-filled gondolas, water taxis, all kinds of big, sturdy working boats, boats that deliver food and building supplies, and even recycling boats, each with its own distinctive sound. The glorious roof deck has a shade cover for sunny mornings and afternoons, and the evenings up there are magical. Church bells, breezes, soaring birds, the domes of San Marco. Enjoy!"

"We obviously like this location because it is the second time we have rented here. Miki and Franco are very accommodating, friendly and helpful. I strongly suggest the visitor brush up on their Italian because it is helpful when meeting Miki and Franco and helpful in general. The apartment was very clean and cute and the location is central to most of the major attractions. Although it is very close to the train station, you would not know it because the surrounding area is very upscale with the convenience of restaurants, food stores and shops nearby. I would strongly recommend this apartment and Italy Perfect. One more thing I will mention is that while we like to think that we are immersing ourselves in the Italian culture by renting an apartment, the reality is that it is easier dealing with an American related agency and Lisa Byrne is very professional with great follow through on requests and information."

"The best part about a perfectly wonderful two weeks in Florence in May, staying in the beautiful Miravista, was that there were absolutely no surprises. And by that I mean...of the kind no one wants. I want to be surprised by many things when traveling, but I do not want to be surprised by what I see when I walk thru the door of a rented apartment. And Miravista was exactly as advertised, photographed and described. And just as delightful! We loved the Santa Croce area, our little terrace, the sounds of the Piazza, the bells ringing, an impromptu choir singing on the steps of the church one night. And the views out the windows in the back of the apartment were just as magical. I could not have improved upon a thing. Italy Perfect gets my fullest recommendation. You are in excellent hands with the Byrnes."

"The house was so quaint and the views were unbelievable. Our favorite was the expansive terrace and we enjoyed the wine left for us by Francisco. I would recommend Italy Perfect to friends! Lisa was so helpful and the packets of information and the quick email responses to our questions made us know that we made the right choice in going with Italy Perfect. We really enjoyed Il Cantinella di Nonno (?) in San Casciano and the family who runs the nearby deli were wonderfully friendly and very helpful to us. The quiet and views really made our whole trip to Italy!!"

"We thoroughly enjoyed our stay at the Strozzi apartment in Florence. The owners were very kind and patient. We really appreciated them taking the time to show us how to use the appliances, open and lock the windows, doors etc. The location was fantastic for several reasons. We were very close to the train station, excellent restaurants and key attractions. We really appreciated that our apartment was on the inside of the building as this made it quiet. My only concern was the kitchen facilities. There was no real kitchen area. The fridge was located in a different area. The stove top, microwave and sink were located in a dining room cabinet. The stove top elements did not work efficiently and consequently we could not use them. We appreciated the detailed information that Italy Perfect provided us with. It was great to have not only information about Italy but also our specific apt. and neighborhood. One small note is that the David's tea place has relocated to another street in the area. It is fabulous by the way! We would definitely recommend Italy Perfect to friends and have already done so."

"We are 65 and 72 years young and rented this apartment for 11 days. Miki and Franco were wonderful to work with, always ready to give you a helping hand. They both speak enough English that we were able to communicate really well. We were loaned a cell phone by them and we just paid for the minutes that we used. There was a great bottle of wine waiting on the table for us when we arrived and Miki personally was there to greet us. Loved having a washing machine in the apartment. Both the bed and the pull out couch had the most comfortable mattresses. We loved being just few doors from a bakery. Lots and lots of restuarants in area. The elevator always worked, and when the front door to the lobby was closed nothing was heard from the street. The apartment was quiet and comfortable. We loved being just 10 minutes walking distance from the bus and train stations. No need to rent a car while in this part of historical Florence. Nor would you want to drive one there, streets too narrow. This was our first experience in Florence, and we felt we made the very best decision in renting this apartment that was so close to so many interesting things to visit and do, which in turn made this a wonderful first experience. We would very highly recommend this apartment or any of the other three that Miki and Franco have. We felt this was a very safe area in which to have your homebase in while you were visiting areas of Florence and other parts of Italy by bus or train. We would definitely recommend Italy Perfect to anyone who is considering doing a rental in Italy."

"Lisa, As I wrote in my entry in the guest book, the Vespucci apartment was that rare commodity--a place that matched, indeed surpassed, its description. We were pleasantly surprised by the lovely view out of the living room window, which didn't show up in the pictures of the apartment. Everything about the visit was perfect. We had some trouble getting our I-Pad to work and our hosts were so conscientious about trying to solve the problem, including inviting us to use their computer. (By the way, it was a short-lived problem and after a few hours we were able to send and receive messages.) They were also kind enough to make a dinner reservation for us the first night and to fill us in with information on the area. I loved the location of the apartment, which had been accurately described as not in the center of the city. After a full day amongst crowds, made up primarily of our fellow countrymen, it was lovely to retreat to the quiet of the apartment and the largely Italian neighborhood. Although we had been in Italy many times before and therefore did not make use of much of the background information you provided, there were several nuggets there that were invaluable to us. We loved the reading lists too and left several of your recommended books behind for the next tenants. We will absolutely use Italy perfect again and have indeed already recommended you to our friend Susan Rose, who I hope has had as good an experience as we had. Barbara"
