"This property was immensely comfortable and very tastefully furnished with room to spare for four adults. A major bonus was the constant supply of bottled water (both still and sparkling) which is invaluable plus the most amazing homemade croissants that were delivered warm each morning at precisely eight am. The local contact person also saved us from a potentially disastrous outing to one of the islands with her advice that on the weekend we might wait hours trying to catch a vaporetto back. The location is superb and I highly recommend wandering other neighborhoods such as Cannareggio to get a true Venetian experience. We have now worked with the Perfect family in three different countries and I would recommend them without reservations. "Regina Alta is amazing place to get-away with friends and family. I chose the property for the number of bedrooms, bathrooms and most importantly the unbelievable pool. The location was perfect for settling in for a 3 week visit. The town of Monsummano Terme, which is where the house is located (very close to Montecatini) was charming, with many great places to eat. We shopped at the weekly market, impressive in size and fresh produce offerings. Pizza and pasta are not to be missed at Sotta Grotta (ate there 4 times) and if you want meat, go to Il Mailletto (ate there 2 times). They also have yummy Pappa al Pomodoro (tomato bread soup) and Riboletta (vegetable bread soup). Just 1 km from the villa, up another steep hill in Monsummano Alto is La Foresteria, another great restaurant with beautiful views of Montecatini Terme (ate there 3 times). Fried Polenta bits were ordered every time! The main town of Montecatini Terme, is about a 10 minute drive from the villa. It's a large city with plenty of restaurants, high end shopping and a Funicular that takes you to the top of Montecatini Alto. Osteria di Poneta was another favorite restaurant in Montecatini Terme. Lucca was a 30 minute drive away and Florence was about 45 minutes. We also visited 2 wine regions: Monte Carlo (15 minute drive) and Bolgheri (75 minute drive). Both great wine regions to try if you've already been to the Chianti region. Special tours I found were in Lucca. A 5 hour market tour and cooking class with chef Giuseppe Mazzocchi from Extra Virgin Cooking was so much fun. We cooked, ate and got to take home the recipes. Lucca Bread Kitchen taught my husband and I how to bake olive bread, Grissini and Focaccia. Upon arrival to Regina Alta, my husband and I met the owners, Anne and Alessandro. They were warm and friendly and took us on a tour of the entire property. The place was exactly as the pictures on the Italy Perfect web site. The bedrooms were spacious and all the beds comfortable. There are shutters on all the windows to keep out the heat, but they were all screened in as well and let in a ton of fresh air.I was surprised to find an American sized washer and separate dryer. I was expecting a European washer/dryer all in one. It was a great bonus for us and all of our guests that were passing through. The kitchen, while large, is not quite set up for guests who like to cook. The stove was large and professional - make sure you ask how to use it and get specifics. My husband and I love to cook, but still had problems getting the oven lit and getting the oven fan to shut off. Counter tops for prepping don't exist, but we used the large kitchen table instead. All the small appliances sit in one corner of the kitchen with the dish washer. So in the morning when you want to make coffee, toast bread, use the microwave, grab the salt, sugar, etc while emptying the dishwasher there was a bit of a traffic jam. Nothing really can be done to change this arrangement, so you enjoy the quirkiness that is part of the villa experience. Also, if you like to cook, I suggest bringing your own chef knife and maybe a paring knife or 2. The owners purchased a knife set that was fine, but all the other knives that were in the house we old, dull and stored in what we labeled the junk drawer that housed anything and every utensil you would need in a kitchen. My husband also makes homemade pasta and when we asked about a rolling pin, the owners happily retrieved it from the other property (regina bella) next door. Maybe guests don't make homemade pasta, but each property should have their own rolling pin. There is a charcoal grill which we used often and most meals were eaten outside, in front of the house, where there was a large picnic table and the best sunsets. If you are with large groups, I recommend hiring the catering service/chef to come in and cook for your group. Ars Libandi was the name and they are directly connected to the owners. They have plenty of menus. We asked for a few substitutions and they were flexible. Plenty of left overs for other meals. If you are going to pay for the chef, spend a bit extra for the serving and clean up. You'll feel like royalty. The weather during our stay was perfect, but one of our chef meals was inside at the majestic dining room table. With the windows open, it was another lovely space for a special dinner. Now on to the pool - the main attraction of this property. It's not only the pool, but the vistas and places to sit and enjoy the scenery. Umbrella table outside seats 8 and there are plenty of chairs and lounges for your guests. I figured out how far it was to swim a mile (100 laps) and started or ended most days with a private swim. When I wasn't swimming for exercise, there were enough rafts and tubes to float around with your guests. While you have neighbors on both sides of the property, the grounds are very private. While touring was fine, the main focus of this vacation was living and entertaining in an Italian villa - which is what I did for 75% of this trip. This property was my dream come true. I am so happy I found Italy Perfect when planning my big 50 birthday celebration. Don't wait to book Regina Alta if it's your dream! I reserved my 3 week stay, 1 1/2 years in advance and I had to adjust by trip by one week due to another reservations that beat me to it. Pat, one of the 2 owners of Italy Perfect was always available to me via email or phone. Someone always got back to me quickly. They answered all my questions and when they didn't have the answers, they spoke to the owners and got them. Working with Italy Perfect gave me piece of mind so I could have a relaxing vacation. "This well-situated guest cottage was the perfect place to return to each day--quiet, shady, and clean. Our two sons loved the pool in the mornings. The owners have done a lovely job providing the ideal rental for a couple or a small family. The kitchen had everything we needed, and we also could walk out a few minutes and arrive at a stunning overlook of the sea and sunset. "Our family of 13 arrived in the late afternoon and found the villa beautiful, well appointed and very clean. There are three staircases that led to different parts of the house-all completely detached from one another. My 82 year old mother was able to reach her bedroom, aided by a handrail on her steps and the children's rooms were far enough away to the adult's rooms to ensure quiet evenings. Sheets on the beds were wonderful and all said beds were comfy. We all enjoyed long walks up and down the nearby hills, the mass in an ancient church closeby, as well as dinner at La Foresteria, a truly magical spot near the church overlooking a bluff. We were the only diners and adored the dinner and service. All in all, our week was magical and the location was perfect. The funnicular ride up to Montecatini Alto was one of our favorite excursions. Our chefs were the daughter and son in law of the owners. The food was fine but not amazing. We didn’t use much air conditioning but it was, as advised, billed separately. All of the extra charges were collected in cash on check out. We were short so had to run around. "From day one of making the reservation, the management warmly welcomed us to Florence and the support staff address all our needs throughout our 36-day stay. My 17-year-old son, 81-year-old mother, husband of 38 years and I enjoyed this apartment's many features. Its perfect location near Santa Maria Novella train station granted us access to not only all the walkable Florence sites but also towns near to (and far from) Florence (Pisa, Lucca, Venice, Cinque Terre). We loved looking out our windows at the activities on the street below us-- parades, tourists, musicians, dancers. None of these sounds made it to the bedrooms, so we slept peacefully each night, occasionally awakened by the cooing of morning birds. We appreciated the air conditioning a few times and found the washer/dryer helpful. The quiet elevator accommodated all four of us easily, and we loved Massimo who greeted us with his friendly words and smile each time we entered or left the building for our morning pastry runs, afternoon grocery stops and sight-seeing, or evening walks for gelato and people-watching. "I would highly recommend Italy Perfect! My husband and I worked with them before on a trip to Rome and there was no question to contact them again for the trip we took this year. We decided to bring all of our adult children - party of 6! We chose Amerigo's Vista for our group and loved the apartment!Our greeter was wonderful and very helpful. She showed us how to use appliances and the life saver washing machine! She went over the map of Florence and the neighborhood pointing out restaurants, coffee shops and grocery stores. We went with her suggestion about dinner and had a great outdoor dining experience across the Arno. "My husband and I ended our two week trip to Italy with three days in Rome. Big cities are loud at all times of the day and night, but walking into the Princess Paolina was like taking in a deep breath, so quiet and relaxing. This apartment is modern and updated, with attention to details to make your stay pleasant. From the electric black out shades in the bedroom, to the stocked beverages in the refrigerator, we could not have been more pleased. Our greeter, Franscesco, was great!! He provided a map for us and marked his favorite places to eat! He was so friendly and made us feel very welcome. We were very pleased with the location of the apartment. "We absolutely loved our stay in our apartment. So perfectly furnished and located that it was the perfect place to start and end our day while we stayed in Florence. The apartment was clean, well lit and very relaxing with everything you needed for the week. We were welcomed with a wonderful food and drink package that lasted thru the week. Having a washer and dryer was a welcome treat mid way through the week. We were so centrally located just steps from everything Florence had to offer, we even had our favorite restaurant and coffee shop located a few steps from the door. The hostess is also a art tour guide so we got great advice on what to see and where to eat that worked out perfectly. "That is the word I use to describe my entire experience in Venice with Italy Perfect. We stayed in the Menta apartment, which is one of the most beautifully appointed apartments I have been in. From the outrageously fun decorating to the perfect expresso machine, Italy Perfect, like Paris Perfect, provides its guests with all of the amenities one could want. The location is so central to all that is Venice. A stone's throw from St. Mark's Square, and a fun winding walk to the Rialto Bridge, Menta is in a beautiful Palazzo, with a private dock. The greeter Roy was lovely and very accessible. I highly recommend taking a tour with Rita Satori, as Italy Perfect suggested. She gave us an entirely new perspective of Venice. My recommendation would be to get a good map of Venice and then have fun getting lost meandering the city! You will always find your way back! "After staying a week in Florence,we rented a car and drove to our villa Bucine Belvedere. Our intention was to use this location as our base as we explored surrounding Tuscan cities and villages. The location of the villa was a bit more remote than we had anticipated. After leaving the paved roads,you travel a gravel road in order to arrive at the villa. The surroundings were breathtaking. With the Appenine Mountains as a backdrop,you overlook lush vineyards and a fishing lake. When walking the paths,you are amazed by the awesomeness of the scenery and the eerie ( but welcomed) quietness of this spot. There are a number of old buildings left from the 1500 and a beautiful castle looming above the villa.Our separate villa was charming,with a terrace overlooking plum trees,olive trees and a giant rosemary bush. The pool.a short walk away,was glistening and spotless. The inside of our villa was rustic and clean and very comfortable. The main building contained a bar area,a cozy and large living room and a kitchen and dining area if you wanted to have your meals there. Best of all were the people on the premises. The woman who cooked our meals did a great job and we enjoyed practicing our Italian as we conversed with her. The meals were amazing and so beautifully prepared.A young woman on the premises was very helpful in suggesting where to explore and how to get to our locations. There is a Coop close by so you can shop for what you need . On one of our return trips from Siena we came across a wonderful family restaurant,frequented by many locals called IL Bivacco. We went back several times and would highly recommend it. Wonderful food and authentic local atmosphere. We think that Bucine Belvedere was wonderful as was our treatment while we were there, The only drawback for some might be the remoteness of the location,but it's beauty and it's people transcends that only drawback. Again,thanks to Italy Perfect for the recommendation. "

"The gorgeous Vela apartment had my family feeling like royalty! Across the river from the Uffizi Gallery, the views were beautiful and we were close to everything we had planned - a cooking class (Eating Italy), a city tour (CrisRomanGuide), the Accademia, Ponte Vecchio shopping and watching the sunset from Piazzale Michelangelo. We even caught the high speed train one day for a quick trip to Venice! Well appointed and very comfortable, the Vela suited the five of us perfectly. Groceries, wine and gelato are a quick 3min walk around the corner, as well as numerous cafes! Having a washing machine and air conditioning during the July heat wave helped us all feel comfortable and relaxed after busy days of seeing the sights. We spent three weeks in Italy and our favorite accommodations were the ones booked through Lisa. I HIGHLY recommend this property and Italy Perfect!!! "We have returned again and again to this very special destination, near the small town of Bucine. We had never stayed here in June and really enjoyed this time of year and the use of the wonderful pool and the surrounding gardens. Our accommodations were perfect, clean, orderly and very quiet and private as always. The staff is friendly and helpful. The location is perfect, an easy drive to Florence, Arezzo, Siena, the Chianti Mountains and Montelchino, etc. The small town of Bucine has a small but very good farmers market every Wednesday, they also have an excellent butcher who sends you home with some of his own homemade sausage as a little gift. The fruit/vegetable market next to him is also very good, and they are very friendly. There is an excellent laundry service right next to the COOP as you first enter the town, they wash, fold and iron your clothes, it is a wonderful service. We do not go to restaurants, but prefer to stay in and cook. We would definitely recommend to couples, families with small children, anyone, this very magical place. [Thank you so much Kristin! "Terrific location on the edge of Central Florence, close enough to walk easily to the major sites but far enough from the center to escape the crowds. On a very quiet street with a friendly cafe across the street and plenty of restaurants and stores nearby. The rooms are large and well furnished with lots of storage space. Screens on the windows allow open windows and plenty of cross ventilation. The balcony is pleasant for morning coffee. When it came time to move luggage in and out, and at the end of a long day the lift was particularly welcome. We were met by the owners who were very friendly and helped us with suggestions and tips a couple of times during our stay. We would love to stay here again and will recommend it to our friends. "We absolutely loved our stay at the enchanting Alloro apartment in Venice (we actually stayed an extra night)! Beautifully decorated apartment with fabulous Venetian terrazzo floors in a lovey historic building overlooking the Grand Canal. We could have spent all day just staring out the windows with a glass of wine or espresso enjoying the sights and sounds below. Gondolas floated by with opera singers or guitarists serenading their passengers and incredible sunrises and sunsets cast long, warm light onto the majestic old buildings which made us feel like we were in a renaissance painting! It was so nice to take a break from the streets and still enjoy the best of Venice from the apartment. We had a delicious dinner at Da Fiori, and loved walking around the canals and discovering this romantic city. The apartment is in a very convenient location, minutes from Piazza San Marco, and an easy walk to everything. Italy Perfect took care of every detail and more importantly was completely available during our stay. It was also so nice to have a local contact for any questions or recommendations. The location is perfect for both the tourist areas and the Oltrano trendy restaurants, just a quick hop across the bridge. "From the moment we drove up to the incredibly charming, comfortable, casually elegant Riposo Verde in late October, I was thrilled. I immediately walked through the entire house and around the grounds and had (mentally) moved in within the first hour.The villa is so inviting and so wonderfully livable...I really can't describe how instantly relaxed and at home I felt. What a perfect stay; the views & privacy, the deluxe beds, sheets...well appointed kitchen, comfortable, cozy sofas, etc...even the fragrance of the reed diffusers were divine. So much attention to detail. It really was like something out of a high-end interiors magazine or a movie, but not pretentious or precious. And I haven't even mentioned the countryside....Tuscany at its most beautiful. The lovely village of San Casciano dei Bagni is a short, easy 5 minute drive from the house, (try Ristorante Daniela for a special evening out), with many surrounding villages nearby. There is an upscale spa called Fonteverde just outside the town, but there are also free rustic thermal springs right below the center of town...take your suits and a picnic and make an afternoon or evening of it! So much to explore, but with a home this truly special and lovely, you may be tempted to stock up on food, wine & books and simply lounge by the pool or fireside and soak in this most marvelous of domiciles. "Romulus was everything we dreamed of for a perfect place to stay in the heart of Rome - but feeling like we were tucked away a very short walk to the Piazza Navona. The charming Bramante Renaissance Cloisters were just a step away. They have wonderful art shows and café on the second floor. In fact up and down every street near our apartment were fabulous small restaurants. The apartment itself was terrific. Everything we needed was there - and more. Kitchen small but very well equipped. Furniture was very comfortable (I often think European couches and beds are not good - but this was perfect) Another good thing - the lighting was excellent in living room, bedrooms and bathrooms. This was the kind of place I could stay for a length of time as it was very comfortable. Such fun to stay in an apartment building where many people live all the time. I felt part of the scene! We did have a favorite restaurant - and went twice. It is short walk from Pantheon so not far away. Try Osteria del Sostegno. One of those fantastic places at the end of a side alley. "The accommodations were better than described. We were very pleased to find the apartment to be such a wonderful place in terms of spaciousness, decor, and location. The kitchen was well equipped and the apartment met our needs in every way. We will recommend to our friends and tell them all about it. If they come to Florence, we will let them know that they should stay here. We would rate Tosca a 10, for sure. As to any other comments, the only unusual thing is the requirement to take out the trash upon check out, especially since taking it out involves carrying it a couple of blocks away to the trash dumpster. "The view of the Duomo filled every window of this lovely apartment.It was like being Helena Bonham Carter’s character from the movie A Room with a View, only we were closer!The apartment was located about five minutes away from the Duomo on Via De Tornabuni. A wonderful street in itself, full of designer stores, and every evening a woman sang Italian opera in the square. It was magical. The apartment its self is situated in a beautiful building that was once a traditional Florentine palace. The rooms were lovely and the air-conditioning was perfect, and very necessary for the time we were there.It was really comfortable and we felt very special opening the huge wooden door next to Hermes to enter in to the building. "We spent over a week, off-season, at the Bucine Belvedere apartment in October and have nothing but great things to say about the property, the staff, the location and the overall experience. We also loved being there in October! The accommodations are very nice and the grounds are spectacular. We had excellent meals at the restaurant, both breakfast and dinner, and loved wandering the grounds when we had a few spare minutes. It was not swimming pool season, though the pool looked very inviting.Some of party had a lovely tea with the owner in the castle.The property is an easy drive from Florence, 45 minutes, but feels remote. A lot of great day trips--San Gimignano, Montepuliciano, Cortona, Arezzo, etc.Very easy drives. Marianna's restaurant recommendations were great--we particularly loved Duddova, which is about 10 minutes away. The restaurant has about 5 tables and is fun by the Leonardo family. We had a blast, as well as an excellent meal. Overall our stay was lovely and we would be delighted to visit again. A very special place. [Thank you so much for your review and the recommendations.
