Wind your way up the gentle hill on a quiet country road, past the tiny hamlet of Ripoli and turn onto a pine and cypress lined drive. Breathe in the fresh air as you pull into the ample driveway of this most traditional Tuscan villa. Before you, the classic, handsome 3-story stone villa awaits with it’s green wooden shutters, tiled roof and massive vistas of the whole valley and beyond.
A historic and classic Tuscan villa with magnificent, sweeping views of the countryside and a tranquil setting amid 61 acres of mature cypress, oak and pine trees. Large and gracious ensuite bedrooms, many adorned with beautiful murals in the early 1900s will have you dreaming of your next days’ adventures. Will it be a tour of a local monastery with the owner of the villa as your guide or a private wine tasting with your own sommelier? Perhaps exploring the local villages or towns in Tuscany or nearby Umbria….or maybe a day lounging by the pool is just what you need? Monterchi is a full village just 2 miles distant with shops, grocery store and restaurants. Most famous is the Madonna del Parto by Piero della Francesca, a pregnant madonna, painted in 1460 in the local church.
Dating back to 1785, Romanza Villa enjoys a beautiful park-like setting, filled with ancient oaks, cypress and pine trees and is surrounded by 61 acres of land. The villa is situated in the midst of 2.5 acres of gardens filled with roses and trees inviting you to bring a book, a glass of wine and sit back and relax.
French doors from the kitchen open to a shaded outdoor dining area in the garden furnished with a large teak table with seating for 12 guests. A magnificent pergola, covered in Moscatello and Canaiola grapevines, beckons you down a shady gravel path to a lower level where you will find the fully outfitted swimming pool and more sweeping views.
The gardens and swimming pool are lighted at night, ideal for long summer evenings under the stars in this most private and gorgeous setting. The views and grounds are truly spectacular.
Upon entering the villa step down 4 stairs to the left and find yourself in the comfortably furnished living/dining room with beamed ceilings, cotta tile floors, French door, satellite TV and an evocative wall mural of the Tuscan countryside. The 12 seat dining table sits in front of a large decorative fireplace and expansive archways guide you through these living spaces into the kitchen.
The roomy kitchen has a modern cook-top, oven, dishwasher, 2 refrigerators with ice-maker, microwave and all the other amenities you need to prepare delicious meals. The 6 person kitchen table has a marble counter-top, perfect for rolling out pasta. The table even has a clever and unique feature; built into one of the corners you’ll see a round knob, pull it and you’ll find a traditional pasta rolling pin!
The kitchen is a particularly nice place to spend time with gorgeous, vaulted brick ceilings, smooth cotta floors and a pretty hand-painted mural of grape vines wreathing French doors leading out to the dining patio and the expansive grounds.
All 6 ensuite bedrooms are on the 2nd & 3rd floors (1st & 2nd European).
On the 2nd floor, find a pretty tiled hallway with a French balcony door at the end of the hall with views out over the pool and the valley below. The first room to the left is a pretty sitting room with a 4-seat table, a nice place to play a game or work on a puzzle. (not positive about this room, need to confirm) All four lovely ensuite bedrooms, one with its own private balcony, are accessed via this hallway. Each bedroom is enchanting, with calming soft color palates and many have exquisite hand-painted ceilings. The top floor has 2 more elegant ensuite bedrooms with more soul-soothing views.
All bathrooms are fully renovated, clean & serene.
Romanza Villa is a marvelous blend of the traditional and the modern in a storybook setting. The owner is an engaging and charming man who delights in sharing this family home and it’s very interesting history with his guests. Included in your stay, should you desire, he will take you on a tour of a local monastery and wine tasting at a nearby winery. He will do everything possible to make your holiday unique and delightful.
On the 2nd floor, 1st European, 1 bedroom has a queen-sized bed and private balcony, a second bedroom has 2 single beds and the other 2 bedrooms have queen-sized beds.
On the 3rd floor, 2nd European, 1 bedroom has a king-sized bed and the other has 2 single beds.

We love this home for the warm welcome, the beautiful views, excellent grounds and a villa with a history. Highlights of Tuscany and Umbria are easy day trips. But, the property is excellent for relaxing, many different locations to join with family and friends or to find some isolation.
