A comfortable and completely equipped apartment in a convenient location by Piazza del Popolo.
Piazza del Popolo is one of the most beautiful piazzas in Rome. It is entered from the north through a monumental gate in the ancient Aurelian city wall. Laid out in 1859 to serve as the ceremonial entrance to the walled city for visitors and pilgrims arriving from the north, its beauty is still astonishing. An Egyptian obelisk and four Egyptian lions form part of the central fountain. On the steps of the fountain modern-day pilgrims rest their feet and converse. Two monumental and almost identical churches straddle Via del Corso. At first you don`t notice the third church, Santa Maria del Popolo, that may be the most interesting of the three. Santa Maria arose to counter the bad spirit of Nero who was supposedly buried on that spot. Santa Maria contains some really wonderful art, a tomb by Bernini and two original Caravaggios.
The Pincian gardens rise from Piazza del Popolo and flow into the Borghese Gardens, a great place to stroll, jog, rent a bicycle-cart, find children`s park and playground, and, about 15 minutes walk to the wonderful Galleria Borghese.
Three streets lead off Piazza del Popolo, Via Babuino, Via del Corso and Via Ripetta, called the Trident, and lead right into the delights of the center of Rome.
Rome is a walking city and you can take any of these routes to head to different parts of the Eternal city. You can also cross the Tiber River for the Vatican and great shopping.
The immediate neighborhood has all the shops you need. Down just a few doors is Castroni, a great gourmet food shop.
This location is especially good for transportation. The trolley heads north to the Olympic sports stadium and the new MAXXI museum. The subway is a block away and in the same piazza as the subway is a bus transportation hub.
The Orlando apartment is in a fine building from 1870, like many in the neighborhood. It faces Rome`s trolley line and is close to many transportation options: the trolley, the subway, busses and a taxi rank in Piazza del Popolo. There is noise from the trolley which runs from 5:30 a.m. to midnight.
There are a few steps up to the locked stairwell door and elevator.
For larger families or groups, we suggest the Orlando apartment rented in conjunction with the Flaminio apartment which is a one-minute walk from this apartment.
Orlando`s main door opens into a bright living/dining room that has a sofa, antique desk, flat screen television. The dining table is oval shaped. Along the entry door wall is a hutch with helpful guides and books. New, sound-cancelling window overlooks wide Via Flaminia and an intersection so no buildings impede sunlight. Trolley runs from 5:30 a.m. to midnight.
Stepping to the right of the entry you find the kitchen, two bathrooms and the second bedroom.
The galley-style kitchen is complete with four burner gas stove top, microwave (no oven), drip coffee maker, tea kettle, toaster, large refrigerator with freezer compartment, dishwasher.
Keep in touch from the Orlando apartment with WiFi, telephone and television with Satellite reception. You can receive a few English language news channels. For guest convenience, find several North American electrical outlets for your dual-voltage personal electronics.
To the left of the entry area is the master bedroom that also has a new window onto Via Flaminia. The high quality queen-sized bed is flanked with night stands with individual lamps. Double closet has mirrored doors.
To the right of the entry area the second bedroom has two single beds, one of which can be stowed under the other if there is a single guest in this room. Double closet. The new window faces Via Flaminia.
The two bathrooms both have a shower, sink and a toilet. The larger bath also has a combination washer/dryer.

Mid-stay cleaning is available at €70 paid in cash on site and date of preference is indicated at check in. If you choose to cancel extra cleaning it must be cancelled 7 business days in advance or fee is still incurred. Extra bed sheets are available at €10/set and extra towels at €10/set, both requested and paid in cash at check in.
To guarantee check in before 5pm or to check out after 10am, you may reserve the night before or the night after your stay, if available, for ½ the nightly price calculated against the price for the number of nights you are staying in the property. Early Check In from 9am. Late Check Out until 5pm. We cannot guarantee you will be able to check in early or check out late if you do not reserve these extra nights.
If you don`t pay for an early arrival (before 5pm) and wish to get in before 5pm, then call your greeter from your point of arrival and if you can get in earlier, s/he will let you know if you can come ahead. It is not possible to drop luggage before your check in time.

Orlando apt in Rome
The Orlando Apartment on Via Flaminia is perfectly suited for a family vacation. We had four adults comfortably housed for 7 nights. The air conditioning worked perfectly. It was great to be able to make our own meals when desired. The grocery--just one block away-- is high quality and full of goodies. The Sicilian ice cream shop next door is delicious. The Metro stop is right at the corner and very convenient. We mostly used public transport for our touring and only needed a taxi twice. The apartment neighbors were quiet and the Borghese gardens nearby make a lovely walk.
One gigantic caveat: the tram stops right outside, is really loud and runs from 5:30am to 12:30pm. We got about 5 hours unbroken sleep a night. The noise carries through the double-paned windows.
We also had trouble getting the clothes-washer to open its door and release our clothing. Lost a load, in fact, on the last day when we couldn't get the door open before we had to leave. We recommend that new renters pay very close attention to Gian when he explains how to use the washer/dryer!
All in all, we had a lovely time. We would not book the Orlando again because of nightly noise of the tram. Everything else was great.

Mother and daughter
We were greeted promptly and professionally by a very nice young man. The apartment was exactly as in the photos on line with one exception. The building is steps from an above ground rail line. We got used to this, but it is loud. The apartment is in a good location and walkable to everything. The AC worked well and kept us cool . A fun trip overall!

The location was incredibly convenient for everything. The metro is steps away, bank and grocery close-by. felt very safe and all shopkeepers were very friendly and patient with non-Italian speakers. Neighborhood Great little restaurants and a gelato shop just outside the apartment. Piazza del Popolo and the Borghese gardens are just on the other side of the intersection . The apartment itself: lift was convenient but we usually took the stairs anyway as it's only a couple floors up. The apartment was large enough for two adults and two teenagers. The second bathroom was really handy to have. Kitchen had everything we needed. No oven but we didn't require one. Beds were good. The apartment itself is pretty, high ceiling, nice windows.
Noise: the building (neighbors and businesses close-by) was quiet. For people who are used to city noise from trains and the metro, etc., the noise probably won't bother you. We live in a rural area so the train and metro noise kept us up a little later in the evening (about 1 in the morning). It's not so much the rumble but the squeaky brakes that kept me up. I was on vacation so it didn't matter much and I was in Rome! so I expected more noise. That being said, I've stayed in a couple other Italy Perfect apartments that were quieter. If you need a very quiet apartment for sleeping, this one isn't for you.
All in all, I loved it. Rome if full of very nice, kind people who really want you to enjoy their city and share their culture. This apartment is a great home base for experiencing one of the greatest cities in the world.

The Orlando was a hit!
The Orlando was a hit! My mom and I were very comfortable. Apartment was clean and it had everything we needed. Location is perfect. It is steps away from a little shop where you can get breakfast items and steps away from 2 really good local restaurants. It is a block away from Piazza del Popolo and the Da Vinci Museum. From there you just walk to shops, Spanish Steps and Fontana de Trevi.

I just wanted to let you know how much we enjoyed the Orlando Apartment. Spotless, well appointed and loved the location. My sister, who cleans every beach house we have ever rented said it was the cleanest place she has ever rented. Even the windows are spotless. Cleaner than mine at home! Even with all the dust kicked up by the tram. The tram was not an issue. My nephew and I rode it last night just to see where it went. Gianluca was great. We will stay here again the next time we are in Rome. We used the metro to catch a train to Sezze Romano to see a private World War II museum and the Sicily-Rome American Cemetery. Otherwise we walked everywhere. Even to the Piramide to visit the Protestant Cemetery. Such a beautiful place. We will highly recommend Italy Perfect! Gianluca was pleasant. Regarding the apartment, location adequate except for major grocery shopping for those who stay longer than a week. In the twin bed room, the 2 drawers inside the armadio were broken, one not of use at all & the other, barely. The apartment was not adequately cleaned, thus, I did what was necessary, kitchen & bathrooms. No vacuum cleaner to use so I purchased a swiffer & used that often. Open market on the street was of great use for some items & the people working different kiosks were friendly & helpful. Bathrooms adequate but needing additional storage space. For the price of this rental, expectations were not met.

When you personally inspected the apartment in advance of reserving it you were able to observe the cleanliness and the bathrooms. You were able to visit the neighborhood and you judged the price, based on your extensive experience renting in Rome, fair. We have re-inspected the apartment and tested the cleaning and it is up to standards. We wish you had called Gianluca about the cleaning and the broken drawers, he would have immediately come to you to take care of things. The drawers sometimes come off the tracks and are easily fixed. Sorry the bathrooms are small and don’t have storage. We used to leave a vacuum in the apartments, but after 2 were broken, we decided that if vacuuming were necessary, it would be best to have the cleaners come in to clean and change linens and towels at the same time. Charming apartment with all necessities, A/C and great location
We had a family of 5 and had plenty of room. Good beds. Loved the location. Just down from a metro station.
Charming apartment close to Metro and sites
Location: It is conveniently located near the Subway/"Metro" station for quick access to the Vatican, Coliseum or other (farther away) locations for only 1.5 Euro/ticket each way. You can walk to Piazza Popolo in about 4 minutes, Spanish Steps in 10, Trevi Fountain in 15, Pantheon in 15, Piazza Navona in 20 minutes. The best shopping on Via Corso is also within a 5-10 minute walk. There's also a busy street nearby where Taxis are always available if you prefer to drive to a specific destination. Immediately in front of the building is a commuter's rail-line that passes by every 15 minutes or so. You can hear the rumble of the rail-line as it's passing. This noise is why I gave the apartment 4 stars. It's not a loud noise, but more of a rumble periodically. Otherwise, the apartment is pretty quiet and what you would expect for an apartment on a big-city street.
Apartment amenities: The apartment has neutral and tasteful finishes. The galley kitchen is efficient and was stocked with a few amenities like Olive Oil and Espresso and sugar. (There's a great little market just down the street where you can pick up milk, wine, coffee, bread -- or anything else you may want for your personal use during your stay). The bedrooms were on opposite corners of the unit which allowed for privacy. There's a washing machine, good wifi and air conditioning units that worked well to cool us down after a hot July day of site-seeing. The bathrooms were clean, functional and probably better than you might expect of a typical apartment.
We enjoyed our stay in Rome and would use this property management company again.

This apartment was spectacular. It was very comfortable for our family of 5. It was extremely hot while we were in Rome so having A/C throughout the whole apartment was a BIG plus.
Great location and great view from the bedrooms and living area windows. Washer/dryer was also an added plus. No big deal but there were cable cars outside that you would hear them at night. I would definitely recommend and stay in this apartment again.

The place was great, our host met us and was really helpful. Provided us with great recommendations about restaurants, grocery stores and shopping. The space was clean, spacious, comfortable and close to the metro and sights. It is right next to the streetcar so if you aren't use to city noises, I would recommend ear plugs. Highly recommend this space and would certainly stay again.
