Convenient to Piazza del Popolo, minutes from the Spanish Steps, you will find every amenity in this spacious apartment. Location
The location is in central Rome, two minutes from Piazza del Popolo, one block from the Tiber River, four minutes from the Borghese gardens. Nearby Piazzale Flaminio is a transportation hub with Metro station, busses and the Hop-and-Stop double decker sightseeing bus. If you wish to stroll, you will be in Piazza del Popolo in minutes, ten minutes puts you in Piazza di Spagna, where you will find the Spanish Steps and the designer shopping mecca of Rome. The Pantheon is about a fifteen minute walk and Piazza Navona about five minutes further. Villa Borghese is very close, great for exercise, strolling and play. Rent a pedal car or bike.
You are right near the spectacular and bustling Piazza Del Popolo, with its fountains, churches, a great Caravaggio painting and cushy cafes yet just outside the piazza in a peaceful, prosperous neighborhood served by tram and Metro lines. Its a 15-20 minute walk to the Pantheon - although you'll want to take two hours stopping, looking and eating - and a metro stop or two from the Vatican.
Exterior
The building interior is handsome with a spacious lobby. There are three steps in the lobby and one 20 cm high step inside the apartment to access the master bedroom, so this isn`t perfect for a wheelchair traveler, but if navigating those steps is not a problem, then there are no additional barriers to access or moving about the apartment.
For larger families or groups, we suggest the Flaminio apartment rented in conjunction with the Orlando apartment which is a one-minute walk from this apartment.
Interior
For comfort and convenience, the living/dining room offers two sofas and an easy chair. One sofa converts a queen sized bed. The entertainment center has satellite TV so you can pick up English language news stations. A variety of books and guides are here for your use.
A narrow terrace wraps around the living and dining rooms, so two sets of French doors admit plenty of light. Trellises with vines and pots of plants welcome you to enjoy your rooftop location. On the hottest days you can close up and turn on the air conditioning, but on many temperate days, even warm ones, you can open up and let the breezes blow through.
This apartment was the right size for our family which includes three teenagers. The beds are comfortable and everything is updated and very clean. The bonus was the wonderful terrece that we enjoyed both morning and evening.
The dining table seats six. Its glass inset allows the light to flow through.
The eat-in kitchen has a large refrigerator with a freezer compartment, gas four-burner stove top and oven, microwave, Italian and drip coffee makers, and a dishwasher. The kitchen table seats two.
A locked room, accessed from the terrace, has a washer and dryer as well as a hotel-style safe.
The apartment is well appointed with everything we could hope for in terms of our needs - fully equipped kitchen, adapters and multi tap plugs for all of our chargers, thick and absorbent towels and handy maps and guidebooks..
Buildings in Italy, by law, turn on the heat only after the first of November and turn it off at the end of March and it takes a special official declaration to override the law. This apartment has, however, two backup systems for heat that can increase your comfort and also allow you to be warm in the case of a cold snap, even when the building heat is not on. One is a special zone for the bathrooms which heats them up independently for a warm morning shower. And, separately, the air conditioners are heat pumps that can be invoked to quickly warm up a room. Utility usage, up to an average of 15kwh/day, is included in your rent. Excessive use of the heat pump option could put you above that, although it might be worth it!
Bedrooms
The master bedroom is adequately sized with a Italian king/queen sized bed (3" wider than a North American queen) and two built-in closets. It has its own balcony and neighborhood view. The second bedroom features two twin beds, a night stand and an armoire.
Bathrooms
The master bathroom en-suite bathroom has a large shower, sink, toilet and bidet. The second bathroom is small, it is off the living room and has shower, sink and toilet.
We just want to thank you for making our stay in Rome so wonderful. The apartment was great, roomy, clean and perfect for our family.

Looking from the terrace to the right, you can see the Tiber river with its high banks and the bridge across to the Prati neighborhood and the fine Cola di Rienzo shopping street. That street also leads to Piazza Risorgimento and the Vatican Museums.

We are often asked about the distance to Piazza del Popolo, the closest major landmark of central Rome. Two minutes by foot from the front of the apartment to the Porta Flaminia the ancient gate (1600s) built in the Roman wall. The gate is the entrance to and an architectural feature of Piazza del Popolo, one of the largest piazzas in central Rome.

Property Terms
There is a 4 night minimum stay with a 7 nights minimum during holiday weeks. The holiday weeks are Easter, Christmas from December 21/22/23 and New Year`s week from December 27/28/29 to departure 7 nights later.
The price includes linens, 1 set of towels/person, utility allowance, final cleaning, personal welcome during standard hours and free WiFi.
Not included is utility usage over the 15Kwh/day allowance which is charged at the rate of €.50/kwh (that guests seldom exceed) at check out. Please go to www.italyperfect.com/tax for information on local hospitality tax paid in cash at check in. Mid stay cleanings available for €50 per occurrence, extra bed linens available for €10/set, and extra sets of towels (1 hand, 1 bath) available for €10/set. Crib and high chair available for €20/week or portion thereof. All extra are payable at check-in.
To guarantee check in before 5pm or to check out after 10am, you may reserve the night before or the night after your stay, if available, for ½ the nightly price calculated against the price for the number of nights you are staying in the property. Early Check In from 9am. Late Check Out until 5pm. We cannot guarantee you will be able to check in early, drop your luggage, or check out late if you do not reserve these extra nights.

Another Good Italy Perfect Rome Experience
Again this year, the accommodations were as expected meaning clean and very well maintained. As this was our second time in this apartment, we were familiar with the neighborhood. It is now even better with the new supermarket having recently opened. In conclusion, we feel this location is ideal for walking to central Rome and the Vatican area across the river.

Excellent!!
I cannot say enough about Italy perfect. They helped us in so many ways. We had booked our initial apartment with them but had to come a week earlier as well to evacuate from the hurricane. They moved mountains to find a place for us to stay and did all the legwork for us including getting rides to and from the airport . I highly recommend this company the apartments were absolutely beautiful and we absolutely loved it. !!!!!!

Fabulous Flaminio
Our stay at Flaminio was wonderful. We had 4 nights in Rome and found the apartment to be comfortable, bright and so convenient. Great experience
We spent four days at the Flaminio apartment and had a great experience. The location was very convenient to attractions restaurants and transportation. The local room contact, Gianluca, was very friendly and helpful. At the last minute we changed our arrival time and he was able to adjust his schedule to greet us at the apartment. The comprehensive information provided to us in advance online as well as at the apartment when we arrived, made it extremely easy to find our way around the neighborhood, and to make best use of the apartment facilities. We had one recommendation on a very minor repair and Gianluca took care of it immediately. We would certainly recommend Italy Perfect that’s a great company to work with for their level of professionalism and hospitality.

Big, beautiful apartment
We recently stayed at this flat for the third time. It really adds to our enjoyment while in Rome.
The location is superb— very close to Piazza de Popolo, and then to the Spanish Steps. It is a half block from the river, yet the two streets close by are not super noisy.
The flat itself is in a great, quiet building. An elevator takes you up. Two bedrooms, two bathrooms, and huge balcony space. Perfectly maintained, perfectly clean.
I don’t know anything about Rome real estate values, but I imagine that this is a extremely high end luxury flat. We feel very fortunate to be able to stay there.
Our previous stays were in the fall(the best time to visit Rome), but this most recent visit was in late July. Rome is very hot in July, and the AC was a great relief, it worked perfectly.
We have noticed that even though the neighborhood is only two or three blocks from Polpolo, as you walk away from the Piazza, the tourist crowds evaporate. Within a half block towards this flat, you can dine and drink and not see another tourist. It is an upscale, professional area.

Fantastic Apartment and Location
We had a wonderful stay at the Flaminio apartment. The location of the apartment is excellent and in a nice/safe neighborhood. We were able to walk to the Piazza del Popolo in minutes. The Piazza del Popolo is where you can find great restaurants, shops and taxi stands. There is also food markets and restaurants within walking distance of the apartment. Gianluca was our host and he did a great job of welcoming us to Rome and showing us the apartment. The apartment provided for a very comfortable staying during our week in Rome. We are a family of four traveling with our two teenage sons. I have only positive feedback to give on the Flaminio Apartment and working with Italy Perfect. Quiet but Well Located
The apartment is in a quiet neighborhood near Piazza del Poppolo. It is walking distance to the subway and close enough to attractions like the Spanish Steps for a serious walker. We used the subway, uber and taxis to get around easily. The apartment is very usable. We cooked about half our meals in the apartment and eating breakfast on the terrace was a real treat. There are great neighborhood restaurants and shops in the area (not touristy). If you cook, don't miss the Mercato Trionfale market near the Vatican. You can get there in a few minutes on the subway, only two stops away. It has fabulous fruits, vegetables, meats, fish, cheese and anything else you need or can think of. Only downsides are the apartment could use a good sharp knife, and watch out for that step up into the master bedroom! We liked the place very much and will return.

Flamingo stay
Really enjoyed our stay at Flaminio. Excellent location, clean, comfortable with most everything we needed. Good food market near by and easy access to metro and cabs.
Greeter was thorough and pleasant and responded to most of our requests though not all. Bedrooms are small so just be prepared. Would rate the experience highly.
