Location
Perched on the Colle Oppio, one of the Seven Hills of Rome, this apartment overlooks the Roman Coliseum, as close as it is possible to live. In less than five minutes, you can walk to famous St. Peter in Chains home of Michelangelo`s Moses, Santa Maria Maggiore, Nero`s Golden House (Domus Aurea), the Roman Forum, the Arch of Constantine, the Coliseum and the charming village of Monti within in the city.
In the heart of the Monti district, you`ll discover a wonderful part of Rome. It isn`t as famous as other areas, yet is right in the center of the Eternal City with many of the famous sights within walking distance. It is characteristically Roman, one of the most ancient neighborhoods in the city. History echoes with views of the Coliseum, the Roman Forum just a few minutes by foot. 2000 years ago this was the subura, the working class area of ancient Rome where Julius Cesar grew up. A number of the most important churches in Rome are nearby: St. John Lateran, St. Peter in Chains, St. Mary Major. This is also the neighborhood where the secrets of nuclear physics were first discovered by theRagazzi of Via Panisperna. The "ragazzi" researched at one of the faculties of Sapienza - the University of Rome founded in 1303. Traditionally a neighborhood of craftsmen, you will find old crafts and modern arts and crafts side by side. Monti has gentrified over the last decade so there is a wealth of restaurants, beautiful shops with fine items of all kinds. Some guests find this more fun to explore than jostling with the crowds around the Spanish Steps.

Picturesque, the Monti streets appear in many movies, such as To Rome with Love.
The neighborhood has become very desirable to Romans because it experiences less tourist traffic than other areas. Guests enjoy living like Romans in the heart of the Eternal City.
Exterior
The building delights in its spectacular location, inviting in light and reveling in the views available in many directions. Built in the 1960s and has a cool, marble lobby and modern elevator. The residents include distinguished actors, politicians and industrialists. A doorman during business hours provides security and will gladly help you as he can with directions; he speaks some English.
Interior
The sweep of the living room is enhance by the long windows onto the terrace and the long white sofas. Cool and clean, it is filled with museum-quality art. Beautiful antique side pieces balance the modern layout and furnishings.
The glory of Magnifico is the long terrace, about 200 square feet with a direct view of the Roman Coliseum and the Arch of Constantine. So close, you are practically inside! Lined with gardener-tended plants and flowers, there is room on the terrace for dining and lounging while you watch the light change on the view of a lifetime. An awning is in two parts and can shade you from the sun or the rain.
The living room has an L-shaped sofa backed by antiqued glass. One wing of the sofa overlooks the terrace and has a Coliseum view. A glass dining table for six adjoins the living room. Next to the living room is a tiny "den" for reading and watching TV. Fine Persian carpets are arrayed across the parquet floor.
The master suite has a moderate sized bedroom with ample closets and a French door onto the terrace bringing in light and the scents and colors of the garden on the terrace. The bed is queen-sized, mattress on strapped frame, the usual in Italy.
Beyond the den is the kitchen in its pretty melanzana, eggplant-colored tiles. There is a large refrigerator with freezer, gas stove top and oven, microwave and electric coffee maker.
A kitchen balcony connects the kitchen with the small bedroom. There is a modern washing machine with drying racks out there. Few Italians have clothes dryers; you put your clothes on the drying racks to dry.
Bedrooms
The master suite has a moderate sized bedroom with ample closets and a French door onto the terrace bringing in light and the scents and colors of the garden on the terrace. The bed is queen-sized, mattress on strapped frame, the usual in Italy.
The second bedroom is fine for one person. It is small and simply furnished. Cabinets above the bed for storage, no closet. There is a flat-screen television in this room. This bedroom gets some traffic noise from below, light sleepers take note.
Bathrooms
The master bath Large step-in shower with rain as well as handheld showers, toilet, sink, bidet.
There is a very small half-bathroom with sink, toilet and bidet between the kitchen and second bedroom.

Even from inside the apartment, the Coliseum glows at night.

Sunset paints a glow onto the Coliseum, the Arch of Constantine and reflects the ocher of the neighboring palazzo. You are located at the top of the Colle Oppio, one of the seven original hills of Rome and because of its vantage, an aristocratic neighborhood for more than 2000 years.

Built in the 1960s, this building is prized by distinguishing Romans because of its quality, views, and location. You can see the terrace of the Magnifico apartment with its awnings high on the right side of the building. The building has a daytime doorman, elevator and a handsome marble lobby.

The neighborhood directly behind the apartment building is called the Monti district and is well worth discovering. The shopping is for craft items with few souvenir shops. The doorman waved us up the evocatively named Via dei Serpenti towards a pharmacy where the pharmacist gently studied my son's rash and thoughtfully prescribed a cream as well as nearby trattoria for lunch.

Scenes from the 1954 film An American in Rome were filmed near here. It features an Italian so enamored with America that he pretends to be from Kansas City. The movie takes a few good-natured jabs at the baseball cap wearing, spaghetti-slurping tourists.

Here students from a nearby art school gather for lunch around the famous fountain that is at the heart of the district. Although these people brought their lunch, there are many restaurants to choose from.

Property Terms
Minimum price is for 5 nights and 7 nights for holiday weeks.The holiday weeks are Easter, Christmas from December 21/22/23 and New Year`s from December 27/28/29 arrival to departure 7 nights later.
The price includes linens, 1 set of towels/person, utility allowance, personal welcome during standard hours and free WiFi. For stays of 2+ weeks, a mid-stay cleaning and change of linens and towels is provided for each additional 7 nights stay.
Not included are final cleaning of €65 paid cash on arrival, utilities used over the allowance of 20Kwh/day (that guests seldom exceed), charged at the rate of €.35/Kwh, payable at check out. Mid-stay cleaning available for €50 Euros per occurrence, extra towel sets are €15 Euros/set, extra bed linens are €20 Euros/set and a combination of one set of bed linens with two sets of towels is €40 Euros, are payable in cash at check in. To guarantee check in before 12noon or to check out after 10am, you may reserve the night before or the night after your stay, if available, for ½ the nightly price calculated against the price for the number of nights you are staying in the property. Our Review
Breathtaking view. While taking photos, we found ourselves frequently going out onto the terrace to appreciate how the changing light affected the wonderful view of the Coliseum. We wonder if Monet would have been inspired as he was in his cycle of paintings of the Cathedral at Rouen.
- The second bedroom is small, with a high cabinet above the bed, no closet. Light sleepers take note as you can hear the traffic below.
- The master bedroom is placed facing away from all traffic, so is quiet.
- The second bathroom is a half-bath and small.
- The apartment is beautiful and the view is wonderful but if someone in your party is not going to be able to overlook a difficult door to the patio, lack of telephone and some missing serving pieces in the kitchen, then Magnifico might not meet your needs. But if you want a spectacular view and terrace it is a wonderful choice.

Magnifico
Magnifico lives up to its name. The accommodations were very comfortable. We very much enjoyed the covered balcony, its view of the colosseum area, and the breezes that moderated the high humidity. We also appreciated and used the air conditioning during this unseasonable warm time. After several weeks travelling in northern Italy, the in-unit laundry was one of the most welcoming aspects of this rental. The apartment was modern and clean. It has great views in all directions. The location was near the “Colosseo” metro station, yet far enough away to be quiet at night. We bought 7-day passes and got good use of them on Rome’s Metro and bus transportation systems. The library shelf full of Rome guide books was an unexpected plus.
Information on the Italy Perfect blog helped us find our way around Rome. We started our stay with the “Welcome to Rome” multimedia program that we might not have known about except for the blog article. We visited a number of great Gelato spots, and went back for a second good dinner and great desert a local restaurant “Ostaria da Nerone”. Among all the sights to see, the highlight of this our second trip to Rome, for us, was the Borghese Gallery. The proximity to St Pietro Vincoli with its Michelangelo statue of Moses was another bonus.
Check-in and check-out at the apartment went smoothly. Beatrice was helpful and thorough. However, although we were well prepared for the 65 Euro advance utility fee, and we knew that there would be additional charges, we weren’t prepared for the total of 84 Euro’s that was expected upon check-in. Italy is suffering some economic pain, and the lack of debris cleanup on the upper level walkway to via Cavour led us to avoid that route after our first day.

Loved Magnifico
We spent 5 nights at Magnifico and really enjoyed our stay. I haven't stayed in that neighborhood before and, although it is not my favorite part of Rome, it was a good location for touring. The view of the Coliseum from the balcony was amazing. The Monti neighborhood has lots of restaurants and shops and is, apparently, a hip part of town. We found that most of the other sights were about a 15-25 minute walk away so perhaps a location closer to the Borghese Garden would have been a bit more convenient. we love walking so the distance was actually appreciated.
The apartment is well set up with a very nice new bathroom, very efficient air conditioning and everything in good working order.
I would suggest that a map with recommended neighborhood restaurants be included in the binder at the apartment as it is difficult to know where restaurants are when just looking at addresses. With so many restaurants nearby the task of picking just one was daunting!
Beatrice greeted us at the apartment and gave us a thorough understanding of how everything worked and she also met us 15 minutes before our car arrived at the end of our stay to make sure we did not have any problems with the car service.
All in all it was a nice stay and it was fun to get to know a new neighborhood.

Very fine apartment, Everything clean and well maintained. The view is wonderful and the terrace enjoyable. Easy walk to many sites and for more distant ones either the subway or taxis were reasonably priced.

Wonderful Stay
We thoroughly enjoyed the apartment. It all started with our welcome by the greeter. She completely explained the workings of the apartment and answered all of our questions. What more can be said about an apartment that gives you close up views of the Coliseum and the Palatine Hill from its balcony/deck? But it is also wonderful place, spacious and nicely appointed.
The apartment is in the Monti area, a traditional section of Rome where the Romans go for weekend entertainment. The restaurants are very good and plentiful. One of our favorites was Gli Angeletti in the Piazza della Madonna dei Monti. Ambling the areas' streets was always a pleasure.
If you want to eat in, the Supermercato Elite a few blocks away on Cavour has a great selection of fruit, vegetables, wines and deli products.
For public transportation, the Coliseum B Line stop is only a few hundred feet away as are many bus lines on the Via dei Fori Imperiali.
We're hoping to return next year. It felt like home.

Excellent Lodging

Great apartment, great views and location
Last minute get away with a college girlfriend. Host was responsive and accommodating. Apartment was perfect, and although the second bedroom is quite small, overall it worked fine for us.
I was hesitant that the terrace would be noisy at night but this wasn’t the case. Quiet and clean! We walked everywhere and felt very safe. What a spot! Highly recommended.

Our home in Rome
We've been coming back to the Magnifico apartment for many years. It is our home in the Eternal city. Watching the Coliseum crowd from the terrace is magical.
The apartment has all the comforts we enjoy and the new bathroom is a great improvement.
