This historic palazzo in Piazza Santa Croce contains totally up-to-date apartments in central Florence, Italy. Not only are the furnishings luxurious, the views over the piazza to the handsome medieval church are breathtaking. Each apartment features its own historic atmosphere with Renaissance murals, family heirloom antiques, and talented decorating. Many guests spend the season here, returning year after year.
Conveniently located in the heart of the historical center of Florence, in Piazza Santa Croce, the palazzo is a landmark Renaissance Palazzo, and one of the few left in the historic center of Florence with a dramatic frescoed facade.
Piazza Santa Croce is a traffic free square but the people going through the square in the evenings may be noisy. Piazza Santa Croce is the site of occasional events. Watching the Calcio Storico in June (soccer in costumes, see photos) from the Palazzo is an exciting privilege. The Christmas Market is fun, too. Other events can include theater, music concerts and ceremonies that you may enjoy or find noisy or both! During late May thru late June there is noise in the piazza related to the Calico Storico, historic soccer matches. Late May is bleacher set up, June is practices and matches. If you can catch any of the play-offs (dates not advised in advance) or the final on June 24th, you’ll get a rare treat and the “best seat in the house”. Many people passing through Piazza Santa Croce notice Giovanni di Ser Giovanni`s 1620 frescoes on the overhanging facade this handsome building, but few realize they can actually stay here. The 16th-century palazzo is owned by the gracious Contessa Piccolomini, who rents out truly spacious apartments to anyone who has ever dreamed of lying in bed near a roaring fire under a 17th-century frescoed ceiling or sipping tea in a living room surrounded by trompe d`oeil Roman ruins with a 16th-century wood ceiling above.
Tosca is a really charming twobedroom, two bath apartment on the fourth floor (American designation) of the Palazzo.
The entire front of the apartment, master bedroom, living room and kitchen overlook Piazza Santa Croce, a pleasure in itself as you can observe the daily life of this Florentine neighborhood.
The luminous living room is spacious and comfortable and features a sofa bed for one and two armchairs, satellite TV, stereo hi-fi, CD and DVD players. A large, working fireplace in the dining area. During the winter, guests are provisioned with a starter supply of wood and matches for the fireplace, additional wood available for a reasonable fee. The décor is a blend of Tuscan and English country cottage.
To keep in touch, there is a loaner telephone and WiFi Internet.
The separate eat-in kitchen is fully equipped with oven, microwave, dishwasher, toaster, and American-style drip coffee maker. There is also a washer and dryer, iron and ironing board.

The master bedroom which overlooks the piazza with a king sized bed that can be divided into two singles with en suite bathroom with shower over tub. A glass partition between the sleeping area and the windows admit full light but eliminates noise from the piazza. The piazza is a fascinating gathering place in Florence. It is a delight to watch and enjoy residents, buskers, tourists and occasional events. Although it is closed to automobiles, the sounds of people can enter the apartment, so the partition creates a study and sitting area facing the piazza.
The second bedroom has two single beds that can be joined.

Not included are the security deposit, phone charges and considerable costs attributed to lost keys. Florence city hospitality tax is paid in cash on arrival. See www.italyperfect.com/tax for details on the hospitality tax. For stays longer than 31 nights utilities are charged: Gas €1.00/cubic meter, electricity at €.30/KWH and water at 1.80/cubic meter. Cleaning service at the cost of €16 per hour, on request. 2 hours minimum. Extra cleaned linens and towels at the cost of € 12 for 1 set of linens and 1 set of towels for single bed and € 12 for 1 set of linens and 2 sets of towels for queen bed.
The security deposit is €300 Euros for up to 15 night’s stays, €1,000 Euros for stays over 15 nights, paid with Euros cash or USD cash or personal check, at check-in. The security deposit less expenses will be returned at check-out in the same currency it was paid in. The security deposit for the loaner cell phone is €50 paid in cash only at check-in.
Arrivals: Check-in time is between 2:00-6:30pm, Monday through Friday. For arrivals between 6:30-10:00pm Monday through Friday there is a late check-in fee of €50 Euros. No arrival after 10:00pm. Early and late arrivals by appointment. Weekend arrivals are by appointment only. Check-out time is 10:00am.

- Lovely apartments. Very comfortable and well appointed.
- We love observing the daily life of the piazza starting with street cleaners, dog walkers, children going to school, the first tourists all the way till the after dinner strollers. So please note that sounds from the piazza will reach into the apartment.
- There are always things going on in the piazza including art installations, athletic events, music events, the big Calcio Storico during June and the Christmas market that may involve the erecting of temporary structures. You can't really expect quiet in rooms with windows directly on the piazza. Some events that involve bleachers can block lower windows.
- The glass partition in the master bedroom eliminates noise from the piazza.
- One of the lowest spots in the city, note the high water marks on the buildings in the neighborhood -- on the second floor.
- The Santa Croce church with the tombs of Michelangelo, Galileo, Machiavelli and more is worth a day.
- Additional fees for utilities that are charged according to use.

Authentic Italian Accommodation
The apartment was perfect for two couples. Each couple had their own separate spaces (both could be closed off completely from the rest of the apartment) which made it seem like there were two apartments in one. It was ideal. The decor felt like we were in the countryside - cozy and welcoming. The location was excellent and we were never 10 minutes away from anything. It was easy to come back to the apartment for a short break (or siesta) on those hot days where we needed refreshment.

Really did enjoy our stay!
The accommodations were better than described. We were very pleased to find the apartment to be such a wonderful place in terms of spaciousness, decor, and location.
The kitchen was well equipped and the apartment met our needs in every way.
We will recommend to our friends and tell them all about it. If they come to Florence, we will let them know that they should stay here.
We would rate Tosca a 10, for sure.
As to any other comments, the only unusual thing is the requirement to take out the trash upon check out, especially since taking it out involves carrying it a couple of blocks away to the trash dumpster. But, we enjoyed the place so much, we are happy to meet this requirement.

A Week in Florence
The accommodations were good and in a great location. Easy walking to many places of interest.
We were fortunate in that the weekend we were there, there was a concert in the square in front of Santa Croce featuring the world renown tenor Placido Domingo. We got to watch and listen from our apartment balcony. Probably at least ten thousand ticket buyers as we took it all in for free.

Our time staying in apartment Santa Croce Tosca was absolutely wonderful. The apartment had everything we needed to cook on our own and the views were amazing. It was incredibly cozy, with an amazing location, and wonderful staff who helped us with any questions we had.
The location couldn't be better. Plenty of room for all five of us. Plus everyone had there own bath plus air conditioner in all rooms. Host were very accommodating and answered all questions. Only one flaw kitchen needed a few more items (soap for dishes and surfaces). Our six days couldn't have been better.

The Santa Croce Tosca is a wonderful, well-located apartment. Much more spacious than expected having traveled in Europe over the years. My guys are well over 6 feet tall, so that was an important factor. We had the beds made into one bed in each of the 2 very spacious bedrooms and they were at least as large an an American king size bed...very comfortable as well. The layout worked well and the apartment was as described and photos were accurate on the Italy Perfect website...actually even a little nicer in person. It was nice to be in a beautiful and historic building with on-site management!!
We were greeted in a friendly manner by Francesca and shown around the apartment thoroughly with lots of instruction. There was a problem with the air conditioning for the first several days. Unfortunately it had been shut off at the unit in the back bedroom beside the washer/dryer. The housekeeper was called who immediately identified and corrected the problem with the push of a button. Much cooler after that!
There was a very loud event in the Piazza one weekend during daytime hours (which we were out and about most of the time anyway) and some other "partying" noise at night mainly on the weekends. But you are looking directly onto a very large Piazza, so to be expected. The glass partition between the master bedroom and the windows looking onto the Piazza was a very wise decision and helps to block out much of the noise. The back bedroom is very quiet.
It was really nice to be able to have the apartment as a "base of operation" so we could easily take day trips and side trips without dragging lots of luggage around and we had a "home" to come back to afterwards. There's also a little more of a feeling of being a part of things rather than going from hotel to hotel.
One thing I might have changed (other than the air conditioning problem in the beginning) is the time of year we traveled (May). It was very crowded with LOTS of groups of tourists and vendors trying to sell things constantly. I think I'd choose April or October if we were to make the trip again.
We loved hiking up to the Piazzale Michaelangelo and the monastery nearby (incredible views). Not so many tourists at the beautiful monastery! Consider trying Il Bussola Ristorante...our favorite! We took wonderful side trips to Anacapri (top of the Isle of Capri) and San Quirico d'Orcia, well out into the Tuscany countryside. Also a lovely day trip to Fiesole. WONDERFUL!!

Perfect for our family.
The apartment was perfect for our family. It had a well stocked, thoughtful kitchen (with a complimentary starter set of groceries ready for us on arrival). The dining room and living area were comfortable and the bedrooms were quiet for a good night's rest. Overall, the apartment was clean and appeared just as the online pictures (with some new remodeling making the place even better). This is now a two-bedroom unit, but with the fold out sofa it can still comfortably sleep five people.
We were there in Florence for Christmas week, which was a beautiful time in the historic center. The lights in the streets, Christmas trees in front of the Duomo and elsewhere throughout the city, made the place seem magical, This particular apartment was especially nice, as we were able to build a fire (in the dining room fire place) which made for a very cozy Christmas dinner, followed by a walk across the Ponte Vecchio bridge into the winding roads up in some beautiful hills overlooking Florence.
I highly recommend this apartment. Francesca, the manager, was amazing in so many ways. Friendly and helpful, she was prompt and responsive to any inquiry we had during our stay and was kind and considerate throughout our stay. Thank you Francesca!

If you do end up staying here, do NOT miss one restaurant. Go to the Osteria de Benci which is just around the corner from this place. Order the Drunken Spaghetti. Very different, very fun, and absolutely delicious.
Our apartment at Santa Croce Tosca was excellent
Our apartment at Santa Croce Tosca was excellent--clean, comfortable, everything as promised. The greeter , Francesca, was very helpful and we enjoyed the party hosted by her mother the Contessa. Our utility costs were quite a bit less than advertised and the WiFi worked well. As you probably know there is considerable noise rising from piazza Santa Croce on Friday and Saturday evenings as it is a gathering spot; but we ran a sound machine (white noise worked best) and really had no problems sleeping on those evenings. It is definitely a good place to stay in Florence and close to everything. Restaurant tip: Francesco Vini , really good in a town full of good places to eat and very close. Yes, I would recommend Italy Perfect to anyone.
Apartment in Palazzo Santa Croce
My family of 10 stayed in two apartments in this apartment building. One family of 5 stayed in the S. Croce Tosca. There were three bedrooms, a livingroom/diningroom area . two bathrooms, and a very functional kitchen with a long, rustic, dining table for informal dining. The apartment also had a washer and dryer. Very comfortable after staying in hotels in London and Rome.
Visitors should be aware that these apartments are owned by different people, therefore, charges in addition to the rental fee differ. Some will charge for wifi and others will not. You will be charged for utilities, but it was fair.

Since some of the apartments are occupied by permanent residents, the info sheet asks visitors to be considerate. Children need to be reminded to keep their voices down in the stairways and to step lightly in the apartments.
This apartment building is well-situated. There are shops, a market, San Clemente Church [Santa Croce], and outdoor cafes around the palazzo. I appreciated the taxi station a few steps away from the front door. Apartments in the back of the building are quieter because the ones in front face the square. Fun to people watch.
Ideal for families with children at least 10 years old. This is strictly an apartment situation with no concierge, restaurant,etc.
