At the end of a crowded day it was a wonderful oasis in which to return.
San Frediano is a village within the city of Florence. Inside the ancient city walls, the neighborhood has served the city with craftsmen for centuries. You`ll see examples even on your street with a fine frame shop. This neighborhood is know for its restaurants. It is a few blocks outside the most popular tourist neighborhoods so you will experience local "village" life without tour groups passing through. the Quercia building dates from the 1500s.
We found the location perfect and in a quiet area south of the Arno river.
Quercia (pronounced qware-cha) is located in a narrow building with grey "pietra serena" stone doorway. On the ground floor and in the back of the building, there are no steps to reach the apartment. Because the apartment is at the back of the building, it is quiet.
A railroad-style layout, a long hall connects the bedrooms to the living/dining room and terrace beyond. Ancient masonry is exposed on part of the hall wall, together with the vaulted brick ceiling in the first bedroom, the typical Tuscan floor tiles and kitchen evoke the echo of centuries of Florentine and Tuscan history.
The heart of the home is a the "great room" with open kitchen, dining room and modern sofas organized in an L shape, allowing all guests to sit comfortably. Light flows into from the terrace and garden just outside the living room. In warm weather, about 6 months of the year, the terrace forms an outdoor living room. It has table and chairs for dining and even lounge chairs for, well, lounging. And, it has screens, a very unusual thing in Italy.
The terrace was great and I loved sitting out there in the evening enjoying a glass of wine and listening to the families conversing in Italian.
The living room also has the television with only local Italian channels, wifi router, and air conditioner. The bedrooms are also air conditioned.
Very nice pieces of original, local art are found throughout the apartment.
The compact kitchen has everything needed with full sized refrigerator, gas stove-top, oven, microwave, dishwasher and drip coffee maker.
Moving from the living room towards the entrance is the master bedroom with queen sized bed, wall of closets and ensuite bath with shower cabinet. The bathroom has heated towel racks, so nice in cool weather.
Between the master bedroom and the twin bedroom, there is an internal patio with a wall of windows that brings in light and good also for bicycle parking. this is where the washing machine is located.
The twin bedroom also has an en-suite bathroom with shower. In this room there can be one bed or a second bed can be pulled out from under the first. Trundle bed is best for a child. New, thick mattresses. The twin bedroom has a high, vaulted masonry ceiling that probably harks to a time when this ground floor was a stable.
The apartment was well sized for 3 people, was clean,quiet and well furnished including comfortable beds and showers.

There is 3 night minimum price with a 5 night minimum during holiday weeks. The holiday weeks are Easter, Christmas, New Years. 4 person maximum.
The price includes linens, 1 set of towels/person, utility allowance, final cleaning, personal welcome during standard hours and free WiFi.
Not included are utilities over 10kwh/day (that guests seldom exceed) at a charge of €0.40/Kwh payable in cash at check out. Extra sheets at €15/set and towels at €10/set are available and are paid for in cash to your greeter at check in. To guarantee check in before 5pm or to check out after 10am, you may reserve the night before or the night after your stay, if available, for ½ the nightly price calculated against the price for the number of nights you are staying in the property. Early check in from 9am. Late check out until 5pm. We cannot guarantee you will be able to check in early, or drop off your luggage, or check out late if you do not reserve these extra nights.

Nice apartment with everything you need.
The apartment was laid out well and the fact it had 2 on-suite bathrooms was great.The wifi worked well in both bedrooms (we have had spotty reception in other places) There was everything you need for cooking, eating and many great books on Florence.
There are no stairs to walk up! It is on ground level, which is unusual in Florence.
It is a quiet neighborhood and a good walk from all of the sites.
Delightful Stay in Florence
Our party of four adults loved our stay in Quercia! Its location in the Oltrarno is perfect - easy walking distance to everything, but away from crowds and noise, with the feeling of a real neighborhood. While it is the case that the second bedroom and bathroom are small, that didn't really bother us because the living areas are so comfortable. The apartment is well equipped, and the back terrace is a great bonus! There are numerous good restaurants and interesting shops within a block or two. The staff at Italy Perfect is wonderful to work with - informative and generous with their time. Our thanks to Pat for all her help in setting up the rental, and thanks to our friendly stand-in greeter for a thorough introduction and for helping us settle in. I will enthusiastically recommend Italy Perfect to friends.

We really enjoyed staying at the apartment! We felt quite relieved that we had no stairs to climb as our luggage was pretty heavy. It was very clean, comfortable & felt very safe & secure. the welcome basket with a bottle of wine was a really nice touch! We would highly recommend it to family & friends! Thank you!

The property location was good, close to Ponte Vecchio, museums, restaurants, etc. The apartment was very nice, however with four adults the kitchen space was not adequate. Only enough space for one person to prepare, cook and or clean. The second bedroom had 2 twin beds and was lacking closet space, or any flat surface for personal items, wallet, watch/phone. It was difficult to walk around the beds for lack of space. Both bathrooms also lacked space for personal items. The outdoor area was very nice. I would recommend this property for two adults with small children, or three adults only.
My husband and I have booked properties in the past with Italy Perfect and I would do it again. Just keep in mind that most apartments are very small so perhaps a good idea to rent a larger place.

The apartment was great, well located, away from the maddening crowds but near enough to walk to all the major sights. It was also very near bus lines and a 15 minute walk from the train station. I enjoyed the nearby restaurants and cafes, shops etc. Veronica and the staff at Italy Perfect were very helpful. The apartment is great, and is well equipped. I enjoyed the patio. The bathrooms are small but very modern. It was really an excellent rental, and I would stay there again.

A wonderful apartment!
The Quercia apartment is beautiful! It is on the ground floor and has a charming outdoor patio and lots of light. There are two bedrooms and two bathrooms; it was perfect for us as a couple to stay there--we each could have our own bathroom (do be aware that they are small, but very well appointed!) and the second small bedroom was great for storing luggage and keeping the rest of the apartment tidy. It includes pretty much everything you need for cooking--high quality appliances, cooking tools, etc. There is very little counter space, however; that would be our only complaint about the kitchen. The bed is large and comfortable; the apartment's furniture is lovely. It is so convenient having a washing machine; you must dry using a rack but there are those great Italian radiators that put off lots of heat.
The San Frediano neighborhood is a "real" Florentine neighborhood, and as such, there aren't lots and lots of restaurants and touristy amenities in the immediate vicinity. It is a long walk into the heart of town (and we were there in January), so if that proximity is important to you, this might not be the best apartment. But if you want to feel at home as the Florentines do, then you will like Quercia. The bus system is excellent, but one thing that would be helpful is to have a detailed bus map and timetable for guests--it took us a while to figure it all out on our own.
The most important nearby artistic sight is the Brancacci Chapel at Santa Maria del Carmine. A must-see! Santo Spirito is nearby as well. San Frediano is a great place to just wander around. Right at the corner of Via San Giovanni is a newly restored little tabernacle that is beautiful! The rightly famous Trattoria Sabbatino is only a few blocks away (very authentic Tuscan cuisine), as is a good gelateria. Trattoria Cammilo is not too far, and of course Florence is filled with so many great places to eat and shop!
We absolutely recommend Italy Perfect and the Quercia, and we already have! Our only reservation is that it is at a distance from the central historical areas of Florence, but if you like to walk, you will not be bothered by that. And the great benefit is that you will see the "real" Florence daily, which is not always the case if you are in the center...
The apartment was accurate in its description. It is on the first floor so the rooms can be a little dark. The sunny terrace was a welcome part of this apartment and we enjoyed many lunches outside.
The mosquitos could be a problem. The hosts provided many coils for outside and plug-ins for the inside so they are aware of the problem. More than that not sure what else can be done.
The beds and bedding were very comfortable and our greeter was lovely and very helpful.
There are many good restaurants in the immediate area and it is an easy walk into the center of Florence.

Our main contact person was outstanding! Quercia was all good except for outdoor patio area. Due to mosquito swarms, we simply could not use that area. For anyone wanting a knowledgeable tour guide during your stay ... Veronica is your best bet.

Excellent Hostess / Greeter
Veronica greeted us when we arrived. Very personable, professional, and provided my wife and I with everything we needed. She cared about our stay. She took extra time and effort to see that all went well. The property was as represented. Due to mosquito swarms, we discontinued using the outdoor patio.
