The charming and bright Falco apartment enjoys a terrific upscale, central location in a fine palazzo, with the bonus of a sweet little terrace off the cozy bedroom with a view of Florentine rooftops.
A warm and cozy feeling apartment in a fine palazzo. A special feature is a private terrace with a view of Florentine rooftops. An interesting layout provides good space for up to three guests to either get together or have space to themselves.
Since the 1300s, before the Renaissance, this neighborhood around Via Tornabuoni has been part of the center of commerce and activity in Florence. Narrow, wandering streets depart from the grid-pattern of the ancient Roman colony a few streets away toward the Duomo, the iconic Cathedral of Florence, city of flowers.
The palazzo, a handsome building from the early 1300s, was built by a Florentine merchant who grew wealthy from the spice trade. It would have housed his offices and, on the upper floors, his family. In the 1800s, many painters` atleliers were established in the building which is probably the reason many of the apartments have large windows for natural light. The famous painter Ingres once had a studio here.
On the 4th Floor (North American designation) with elevator is the special Falco apartment, a real home in Florence.
This is pleasant bright apartment on the top floor of the palazzo. The entry leads to a large living and dining room under a high typical beamed ceiling. There is a sofa and two arm chairs. Across the room is a dining room. One cupboard holds the television and another for dish storage. Two windows overlook Florentine rooftops.
The small but completely practical kitchen is accessed from the entry. Kitchen window overlooks rooftops. It is fully equipped with dishwasher, refrigerator/freezer, four burner gas cooktop and gas oven.

From the entry there is a small hallway that leads to the master bedroom that has French doors that open to a nice 20 sq ft terrace with rooftop views. The bathroom is en suite to the master bedroom, passing through a space that contains the wardrobe.
A semi-spiral staircase leads from the living room to a small single bedroom or study under the eves. There is a single day bed, a desk and two chairs, no closet in this room. A nice setup if you are studying or working in Florence. There is wifi internet.
The full bath has a shower over tub. The washing machine is also located in the bathroom. The bathroom also has a low storage space under the eves, good for things like luggage.

|Heating||Yes. The date of the heat being turned on/off is controlled by the government. Normally turned on by November 15th and off by April 15th with exceptions possible for extreme weather. It is hard to estimate utility costs since it will largely depend on your habits and the weather but based on historical usage you might want to budget for studios and one-bedroom apartments €10/day, for 2-3 BR €15-30/day. To track your usage, the manager can come to the apartment every 3 or 4 days to take a meter reading and give you an estimate of usage so that there are no surprises at check out.|

High holiday (Christmas Day, Dec. 26 Jan 1, Easter, Easter Monday) arrivals pay €100 to greeter.

Centrally located and spacious
The apartment is in walking distance of the railway station. We were met on arrival by the friendly Kristina.
There’s a lift to the apartment. The apartment is very spacious with a lovely sitting area to relax. A very good kitchen and bathroom. There are two bedrooms. The second is in the loft and is a single bed which was perfect for our daughter. The main bedroom has a balcony giving great views over the rooftops
It’s very centrally located so we were able to walk everywhere
The communications with Italy Perfect were excellent
We appreciated the welcoming bottle of Prosecco.
The washing machine and hangers were also useful

Fabulous Falco...a charming apartment in the historic heart of Florence!
My adult daughter and I spent a spectacular month in the lovely Falco apartment and it was simply perfect. It has a fantastic location, conveniently situated in an upscale part of town (steps from Via Tornabuoni) within easy walking distance to everything we wanted to see, plus plenty of choices for delicious restaurants, bakeries & grocery stores nearby. It's near the train station as well, which was nice as we took the train to Lucca for 3 nights and didn't have far to carry our overnight bags.
The photos on the Italy Perfect website are accurate and depict the apartment very well, but it's actually even MORE charming in person. The layout is really nice as the master bedroom is up a level and very private, quiet & bright with high beamed ceilings and French doors leading out to the wonderful small balcony. There are also wooden shutters you can close to block the light if you wish. The bed and linens are great...it's just a charming and lovely room to end and start your days in.
And the balcony is a real gem, we spent time there every day & evening soaking in the sights and sounds of the city. It's really comfortable as there is a low ledge where you can rest your feet, plus it's very private as there are no other apartments or balconies facing you from any other buildings. Having the balcony, (a place to sit, rest, read, drink coffee/wine and relax privately outside), really made a HUGE difference in our stay.
The bathroom is bright, modern and clean and has soothing, beautiful tile-work. Bonus: the tub is extra long and comfortable, which we appreciated as a welcomed way to end each evening, soaking our tired muscles after all the daily walking. (Tip: Walk down the street to Munstermanns and buy some of their bath salts, they took away our sore muscles every evening and left the bathroom smelling like a spa... http://www.munstermann.it/index-en.html ).There is a small door in the bathroom that leads to a very large, clean, lighted storage space under the eaves. The EASY to use (I stress easy to use as many Italian washing machines are complicated) clothing washer is located here, as is a nice big drying rack and tons of space for your luggage. There is plenty of closet space in the hallway between the bedroom and the bathroom and a nice bureau in the bedroom. There is also a large hanging wardrobe and desk with drawers in the living room for a guest in the single bedroom/study to use for their clothing if needed.
The living room was inviting and the furniture was comfortable, again with the high ceilings, private and quiet and the thick walls kept it cool all day, we never needed to use the air conditioning during the unseasonably hot weather this October. The TV gets a number of English news channels. The galley type kitchen off the living room is adequate, well stocked and has a large refrigerator with freezer (ice trays)and a nice big window. We prepared breakfast daily and the occasional dinner, but really didn't do too much formal cooking as there are just so many fantastic options for eating out everywhere you turn! The grocery stores all have a variety of marvelous prepared foods (pasta dishes, etc), so when we did eat in, it was more about preparing lovely platters of cured meats/cheeses/veggies/fruit/pastas, than actually cooking anything! That said, there were plenty of pots/pans and a nice cook-top/oven and microwave, so cook away if you wish!
There is a small, single bedroom up a short wooden spiral staircase at the far end of the living room and it's very cozy and sweet...like sleeping in a fairy tale bedroom, plus it has a small window with a marvelous view. It has a door, so it's completely private from the living room.
Falco is located at the top of this palazzo, so it gets good light and lots of breezes and has nice views. It's such a comfortable and lovely apartment and after a month there, it really felt like home and a wonderful retreat to come back to after our long days soaking in all of Florence. One last thing to mention, the onsite management of this property is beyond stellar. They are very professional and responsive. Their offices are literally around the corner, so should you have any issues, rest assured they will be taken care of promptly. For example; one Friday afternoon, we noticed the elevator had started to make a small squeaking sound, so called the office to report it. They had someone out to service the elevator within an hour. No more squeak.
We hope you enjoy your time in Falco as much as we did. We are already planning our next trip for 2019. I can't wait to get back out onto "my" balcony and listen to the bells tolling at sunset and deeply breath in the life, culture and romance of Florence.

Fabulous Florence Apartment
The two of us visited Florence for the first time and chose the correct apartment to spend four fabulous nights! The apartment is large (we closed the door to the second bedroom), well equipped with all necessities, including AC- if you need it, has a lot of character and charm that says "we're in Italy". The best feature was the balcony off the master bedroom. When in the apartment, we spent most of our time there.
Almost all sites-so many- are within walking distance. We bought the 72 hour Firenze card and visited at least three sites per day. Shopped for food at the SuperMercato on Via Faenza. Many nearby places to eat, drink and watch the world go by. If you are in to shopping, great location for high end Italian and many cheaper leather and souvenir shops.
Christiane met us at the apartment and gave us a very thorough overview of the apartment, where to eat, etc.
We drove to Florence and parked in the lot right next to the T1 train. The parking was free! The T1 stops right at the train station and is a short walk 8-9 minutes to the apartment. Cost: 1.50€.
Great apartment and thank you for making our Florence visit so wonderful! We hope to return soon for a longer stay.

Definitely worth booking. Everything was very clean and comfortable. Loved the space and location. Also loved the homey decorating. Would definitely recommend.
Perfect Florence Stay
Our group included 3 adults. We stayed very comfortable in this well appointed and clean flat. Plenty of space, comfortable beds, nice living room and kitchen with adequate appliances/utensils. Elevator in case you have trouble getting up the stairs is a nice addition. The flat was easy walking distance from the SMN train station in Florence, even in the heat. It's in the heart of central Florence with most major attractions within 2-3 miles. Extremely convenient base when you want to spend hours walking around and exploring. Gelato right downstairs makes it even more perfect! The management were very easy to communicate with and helpful for any questions that come up. Would come back here in a heartbeat.

Charming gem in Florence
We stayed in this sweet top floor apartment in a pretty historic building with our teenage daughter for four nights and just loved our time in Florence. Lots of detail and charm including built in cabinetry, trump l'oeil painting on the walls and a pretty wooden spiral stairs (half flight) leading up to the second bedroom. The master bedroom has Italian linens and a cozy deck where we enjoyed our espresso in the morning. There is a postcard view of Florentine tile rooftops out of the windows and the sound of church bells make the whole experience very romantic. Extremely well located with an easy walk to the Duomo, Piazza Republica, The Uffizi, shopping, restaurants, and the river. We took a beautiful walk over the river to Piazzale Michelangelo (worth the visit) through a more residential area and discovered a wonderful rose garden and a local restaurant serving Sunday brunch with pretty outdoor seating along the way. Another great find was dinner at Locale and excellent Florentine steak at Pandomonio . Italy Perfect took care of every detail and was completely available during our stay. They also provided a local contact/greeter for questions and recommendations. Wonderful!
