In the central Rome Spanish Steps area, you can enjoy every comfort in this first class apartment. In Rome these penthouses are cherished because they have it all, location, views, and convenience to everything that is La Dolce Vita.

Location

You cannot be more centrally located, two minutes to the Spanish Steps and the entire quarter is replete with historic location such as the Pantheon, Piazza Navona, Piazza del Popolo, the Trevi fountain, and the Via Veneto. This is also the most fashionable shopping district in Europe with Gucci, Armani, Prada, Bulgari, Valentino and more right out the front door of your palazzo. You are close to a hub of Rome's bus system and also to the Metro.

The streets of fashion, this is one of the most fashionable shopping district in Europe with Gucci, Armani, Prada, Bulgari, Valentino and more right out the front door of your palazzo. You are close to a hub of Rome's bus system and also to the Metro which has a station behind the Spanish Steps.

For day-to-day shopping, everything you need from open air markets to supermarkets, pharmacy, and newsstand is within just a few blocks.

Interior

The large, open and comfortable living room has a fireplace a typical Italian tile floor. It opens onto a large, covered terrace that is green with potted trees, shrubs and flowers. Relax here and enjoy the view.

There is a color television (no Satellite reception, however, so no English-language programs), a CD player (bring your favorite music if you like), and a European standard DVD player for which you would need to rent DVDs locally.

An antique table at the end of the living room is perfect for studying maps and guides and playing a few hands of cards, perhaps even with typical regional Italian cards. Step up to a full dining area that has a view of the city and has its own dining terrace with a table for four. The table inside will seat six.

The well-designed, compact, and modern kitchen is complete with cook top, oven, refrigerator/freezer, microwave, dishwasher, and double sink. It has an Italian style coffee pot. Marble counter tops welcome fresh produce from the market. The kitchen, too, has a view.

The master bedroom has its own bath with Jacuzzi and its own access to the terrace that also opens off the dining room. Enjoy the unique poppa and mamma headboards on the queen sized bed (not separable).

On this same level, a small bedroom is located next to the living room. It has a sofa bed, half bath (toilet and sink) and also gives access to the laundry room with washer and dryer. A walk-in closet makes room for suitcases and extra storage.

The third bedroom is on the upper level, accessed by a narrow, concrete spiral staircase in the entry area. It has a queen sized bed that can be separated into two twins. Complete with bath with shower, this is an aerie unto itself with its own terrace with table and, oh, the view across to Villa Medici and the Trinita dei Monti church that presides over the Spanish Steps.

Windows are insulated for quiet, and during the warm summer months, you will appreciate the air conditioning.

This Roman palazzo is on the corner of Via del Gambero and Via Frattina. When you enter, you will find the elevator up fifteen steps. Rise to the top floor, then a flight of steps to find yourself in a glorious, light-filled living room that opens onto a 250 sq foot, covered terrace where you can spend warm days relaxing surrounded by greenery and taking in the view across the rooftops of Rome.

Reviews and Customer Testimonials for Italy Vacation Rental

Frattina Gina

Spanish Steps, Rome
Our Review

  • Clean, and comfortable apartments.
  • The location is fantastic, right in the heart of fashionable and historic Rome.
  • The terraces of Gina are wonderful.
  • The patterned rather than white sheets don't give as nice an effect, in my opinion.
  • There is a full flight of steps to reach the elevator which is small and a little cranky; you have to close it just so.
  • The electrical systems offer the standard household wattage allowed by law in Italy, meaning that if you are running the air conditioner, you need to be careful about what other appliances are operating.
  • Water pressure and hot water can be limited. Water pressure is a city-wide problem.
  • The manager can be testy and although often helpful, not always in the best spirits.
  • The appliances are typically confusing, be sure to get an explanation from the manager.
  • In summary, although we can think of improvements, this apartment is a very good value. If it is available for your dates and works for you, don't hesitate.

Guest Book Testimonials
Cleaning was very thorough Oct 2008

The apartment was very well prepared for our visit. It was being cleaned when we arrived (early). Cleaning was very thorough and the cleaning crew were very friendly.

Excellent location. We could walk everywhere. The apartment is close to all the historic and cultural sites as well as the best shopping and some good restaurants.

Your local agent, Amalia, was helpful and ready to provide lots of information about what to do in Rome, had we needed it.

We are not vegetarians but we did find a terrific vegetarian restaurant: Il Margutta Vegetariano, Via Margutta 118 (near Piazza di Spagna & Piazza del Popolo). Tel: 06-326-50-577

Overall the apartment was terrific! Jun 2008

We had a great (and hot!) time in Rome. Overall the apartment was terrific! The space worked well for our family of 5, with the girls sharing the top floor bedroom, and our 8 year old in the little bedroom on the main level. Loved all the terraces. We enjoyed the terraces/patio areas, and learning to use the Italian coffee maker (we bought one when we got home). It got awfully hot up there, so we slept with the doors/windows open. We didn't try the AC, as neither of us like air conditioning, so it may work just fine. In retrospect, I see it as getting more of a feel for the place; both the sounds of Rome at night (not as loud as people say, but then we're city folk), as well as it's fine-feathered residents. Nice, until the seagulls on the roof wake you before dawn, but we survived. We arrived at the building before the manager so had to wait on the sidewalk for a little while, but she did a good job orienting us. We never needed to call her.

Great location! We walked to EVERYTHING except the train station, which was an easy bus ride from Pza.San Silvestro.

We recommend Matricianella. Fabulous and authentic Roman cuisine just across Via del Corso. Also, Palatium across the street. Great selection of local wines and helpful staff. Da Francesco for pizza (near Pza. Navona) and Gelateria del Teatro (on a tiny alley northwest of Navona) for the best gelato and granita of our trip (and we had A LOT). Charming location too.

Warn guests about the very steep steps within the apartment (not a problem for us, but it could be for others). Also alert guests that the DVD player won't play US DVD's. Thanks for the help and professionalism Pat. We are in fact considering Paris in 2010, so we'll certainly look up your sister's website when we start our planning.

The apartment exceeded our expectations Jun 2008

Great apartment, Was hot so the AC a bit challenged. [Temp was unusually high 100F, 38C] Patios were great. Location was outstanding only a few blocks to spanish steps, Trevi and Old Rome. The regional resturaunt across the street had great food and service and was inexpensive. The appt representative was very helpful. The coffee shop on the corner had great am pastry.

The terraces were a bit hit with our group and the location was superb. May 2008

Wanted to let you know I was extremely pleased with the Frattina Gina apartment I booked through Excellent Europe. The terraces were a bit hit with our group and the location was superb. The manager was great to work with and I plan to recommend the apartment to friends traveling to Rome.

Frattina Gina was marvelous! Apr 2008

I had the bedroom upstairs and enjoyed my own little terrace a great deal! In fact, a couple of days, I didn't get out until late in the afternoon just so I could take more time to enjoy the apartment. The large terrace was absolutely perfect for the birthday party I had. There was plenty of room for everyone to be comfortably seated outside ... and the weather was divine that particular day. Besides myself and my two American friends, all of the other guests are Italian and live in Rome. Let me tell you, without exception, they were so excited about seeing the apartment and looking over the rooftops of Rome. One of my Italian friends recommended a caterer who prepared wonderful food ... and lots of it ... so I was quite pleased. The only challenge was getting the food TO THE APARTMENT since the streets are closed to regular traffic. We managed, though!

Anyway, you were a real pleasure to deal with in booking the apartment. I also certainly appreciate all of the advice you provided along the way!

We will very much recommend these apartments Mar 2007

Pat, We had a great time [in Rome] and did nearly every thing on our itinerary, although not necessarily in the original order. The driving school was great for my 10 year old and a bore for the 11 year old. Definitely a fabulous idea for the 6-10 year olds. The soccer was a big hit. The kids all time favorite was the bone church that has the crypt will the bone art in it. The only odd part was the visit to the Vatican. The confirmation for a reservation came after we left the states, and we were just lucky to be there checking on it when we needed to be at the tour. I don't know why they do that, but there was no way to check on it other than to fax them. The confirmation was waiting for us when we got home.

We also really enjoyed the manager, she was a great help to us while we were there.

We don't know when we will get back, there are so many places to go, but we will very much recommend these apartments [Frattina Bella]. The location was outstanding and we loved the apartment too. I never missed having a staff around and we needed the kitchen too. One of our little ones did not feel too hot and we were glad to have something we could call home to go to at the end of the day.

The accommodations were excellent. Sep 2006

Overall: The accommodations [Frattina Daniela] were excellent. Location was the best. And the size of the apartment was very comfortable. I liked the antique furniture everywhere. Could not hear the street noise from outside, and once you leave the apartment and step out on the street, you can't believe how busy it is, since you can't hear any of this from inside of the apartment.

Enjoyed Most: The outside terrace to have breakfast or dinner to unwind. The apartment was so clean and had no odors. The radio/CD player was also great to have, as well as the option to have a phone.

Drawbacks: Although this may not be able to change, when taking showers, they had to be short in duration since the tank heating the hot water runs out quickly. I would run the shower until I got hot water, then shut it off to lather up, then put the shower on again to rinse, and then when I was ready to wash my hair, I would not have enough hot water. And I was very conservative with the water and did not let it run while hot. The bed mattress in the bedroom was a bit lumpy, but firm, which was good. A few recommendations would be to include a portable fan. It would have been nice to plug the fan outside on the terrace to get a bit of a breeze on some of the warm nights while sitting out there. Also, mention on your Web site that the apartment also has a small safe, which we found in the closet in the master bedroom.

Location: Absolutely perfect. It took me a while to realize how close the busses were in Piazza San Silvestro ( thought San Silvestro was a further walk), and that the supermarket was just on a side street off of Piazza San Silvestro. The bancomat was right across the street. And another one in Piazza San Silvestro.

Recommendations: We walked a few times towards the pantheon and ate on the side streets just off of Piazza Della Rotonda, which was very nice with reasonable prices. As far as shopping, we loved going to the markets the best, but it was nice to be close to all the stores that were on Via Del Corso.

Tips: There are two light switches as you enter the apartment to the right, one of which controls the electricity for the television, stereo and telephone. The first few days, we did not realize that this switch was turning off the power to these items, and I had to call the manager. A reminder to guests that this switch does this.

Excellent Europe's Service: Everything was well detailed. Very explicit information was provided on the Web site regarding the apartment, shopping, taxis etc. It would be helpful to include in the apartment guidelines information about the safe and the operation of the light switch, which turns the power on/off to the television, phone and radio.

The 4 teegers were in heaven. Jul 2006

Rome, both accomodations were great, location, location. The 4 teenagers were in heaven. We felt comforatble letting them tour around on their own (with some limits). Other friends stayed in Trastervere and it was not friendly. Stefano the driver was good. The AC in Bella was not as good as it could have been. The information you provided about the neighbourhood was great. There was a taxi strike in Rome and a bus strike in Venice, but hey, go with the flow... The manager was a little condescending but full info info. We took her advice to visit the Vatican museums at lunch time (a very long but quick line) but when we left at 2:30 there was no line at all.

I would highly recommend the Frattina. The location was superb. Easy to get to and from. Grocery and restaurants nearby. Excellent for teenagers.

The apartment [Gina] is well-situated, very comfortable, and attractive. Nov 2005

We had a great time in Rome. The apartment [Frattina Gina] is well-situated, very comfortable, and attractive. The set-up works well for two couples. It would be nice if there were cable television access, esp. CNN or an equivalent, [coming in 2006] and if a few CDs or DVDs were kept at the apartment. Beds were very comfortable. Otherwise, no real drawbacks. The area is very convenient, with most sites and attractions within walking distance. The nearby Palladium Enoteca, which is around the corner from the apartment has very good, well-priced wine selections, and we were fortunate because each night there was a wine-tasting with hors d'ouerves - a different Italian vineyard each evening!! The owners/proprietors are very pleasant and helpful. Otherwise, we just enjoyed exploring and trying different restaurants - some of which worked and some of which did not.

Excellent Europe did a great job with its information and arrangements.

Oct 2005

Our initial thoughts upon arriving were that it was just not going to work. Too many stairs up to elevator, and then to many spiral staircases in the unit it's self. Luckily we had help with the bags going up. I suggest someone take good pictures of these stairs and put them on web page and make sure renters fully understand how narrow [steps to the top room] they are. Our upper bedroom loft was very tough to climb to, but great space otherwise.

Lighting was poor for reading. One sofa in living room had no light near it at all.

The unit was advertised as having TV

The apartment [Gina] was a perfect finish Oct 2005

Hi, Pat, we had such great time on our trip. Athens was fabulous, our cruise was wonderful - ah! those Isles! - and the apartment [Frattina Gina] was a perfect finish. The location could not have better and the weather was mild enough so we could spend time on the terraces. So we thank you for all you did to make it a great trip. One observation - Ron and I were in Rome about the same time about 6 years ago and didn't remember any crowds. This time,. We could not believe the number of people in Rome. It was a four day weekend, so the streets were filled. It got a little quieter on Tuesday night and for the rest of the week, but what an assault on that city when all of us tourists visit! - Lots of Germans, Italians, Canadians. We happened into St. Peter's just before an audience with the Pope. SO we got fabulous seats and saw the Pope and received his blessing. It was quite a spectacle. We also used your list for Pizza Se, the Pastry shop, the groceries, and a couple of restaurants. I also navigated the Italian coffee pot successfully and will not be cowed by it ever again! Thanks again, best to you,

Jan I
