This is a fine neighborhood in the fashionable center of the city. It is located conveniently between the Spanish Steps and Piazza Barberini and close to an exclusive area with large villas and luxury hotels. There is even a rare public garage up the street. Even through you can walk all over the center of Rome from this convenient location, you are close to two subway stations, taxi ranks and excellent bus service.

There are many interesting sights in this immediate area that are easy to visit, great for curiosity lovers. Please see the paragraph after the detailed apartment description below.


In a fine building from the late 1700s, the Teodora apartment brings you into the heart of Rome in a warm and bright apartment. There is no elevator; the apartment is on the second floor, 32 steps from the front door.

For larger families or groups, we suggest the Teodora apartment rented in conjunction with the Sabini apartment which is a one-minute walk from this apartment.


As you enter the spacious living room, you find yourself ready to relax and enjoy your Roman holiday. Two large windows overlook the local street. A three seat sofa and two armchairs welcome all guests. A flat screen television shows Italian channels.

Adjoining the living room is a spacious bedroom that has two single beds that can be made up together as a queen-sized bed. A closet and shelves line one wall. A large window with sound insulating glass overlooks the street. One bathroom with step-in shower serves this bedroom and the public areas; it is accessed through a door next to the front door.

This apartment has a full dining room with a table that seats all guests. A wall of cupboards holds dishes. The kitchen has an open pass through to the dining room, good for natural light from the kitchen windows. This is a full kitchen with full refrigerator/freezer, stovetop, oven and dishwasher, pots and pans.

At the back of the apartment, the quiet master suite welcomes with its own small private terrace. The bed is a divisible king. A lovely antique cheval mirror stands next to full closets. Individual lights on the bedside tables. The room is bright with light through window and french doors to the patio. A cafe table invites you to leisurely breakfast while you enjoy the warm Mediterranean weather surrounded by garden plants. Steps lead to an upper terrace that is used for storage, no view.

The large master bath with attractive tilework has a step-in shower, heated towel racks and the washing machine.

Neighborhood sights and curiosities. Wandering this neighborhood is fun for curiosity seekers, art lovers and people watchers. The "Monster House" at Via Gregoriana 28 has windows and doors that are the mouths of monsters!  The Spanish Steps are a great place to linger, appreciate the little art scene at the top, sit on the steps and watch, literally, the world go by. This is "fashion central" for Rome so if you stay a while you will see celebrities (really), gorgeously fashionable people, stunning models and fashion victims of all kinds. The opposite, it seems, is a reminder of mortality at the "Church of the Bones" right off Piazza Barberini where the bones of humble Capuchin monks have been used to decorate the chapels. In Piazza Barberini, find the celebrated Triton Fountain by the master sculptor Bernini and the small jewel of the Fountain of the Bees also by Bernini; the bee was the symbol of the Barberini family. Bernini lived in this neighborhood and the interesting little church of Sant`Andrea delle Fratte holds two Angel sculptures by him that were considered too beautiful for their intended location on the Bridge of Angels in front of Castel Sant`Angelo. The church has further charms: a lovely cloister with orange trees, its own saint and its own miracle. Then, topping the church, you see the exterior walls of the cupola designed by Bernini`s arch-rival Borromini in the baroque style in which the walls undulate like fabric. As you leave the church, look to the right down Via della Mercede to see a nice plaque to Bernini. Buy English-language newspapers from the news kiosk in front of the church. Walk down via della Mercede to find Piazza di San Silvestro a welcoming outdoor "living room". Facing the piazza is the little church of San Silvestro that has the relic of the head of St. John the Baptist; wander into the courtyard for a few minutes to enjoy the collection of ancient Roman artifacts. Fun to watch wedding parties. English Mass on Sundays. Walk one block from Piazza di San Silvestro towards the Via del Corso you can enter the soaring interior of the Galleria Alberto Sordi, a shopping mall in Art Nouveau style built in 1914. Now, this is what a shopping mall should look like! This lovely building faces Piazza Colonna, a monumental piazza that presents the marble column of Marcus Aurelius that has stood here since 193CE. This neighborhood allows you to experience some of the many fascinating layers of history and time that are typical of the Eternal City.

Stay Restrictions

There is 4 night minimum stay with a 7 night minimum during holiday weeks.  The holiday weeks are Easter, Christmas from December 21/22/23 and New Year`s from December 27/28/29 arrival to departure 7 nights later.  

The price includes booking fee, transaction fee, credit card fees, keyholder fee, greeter fee, WiFi/internet, final cleaning, linens, towels and utilities.

Not included is the Rome City tax of up to €3.50 Euros per person/day up to 10 days payable in cash on arrival. Amount can change with little notice.

To check in before 5pm or to check out after 10am, you may reserve the night before or the night after your stay, if available, for ½ the nightly price calculated against the price for the number of nights you are staying in the property.  Early check in from 9am. Late check out until 5pm. We cannot guarantee you will be able to check in early, drop off your luggage, or check out late if you do not reserve these extra nights.

Fantastic Stay at Teodora May/June, 2014 Jun 2014

This was our last stop on a whirlwind 5 week holiday in Spain and Italy, staying in some incredible properties. We spent 12 nights at Teodora and I was a bit concerned having read the prior reviews. We left a beautiful Italy Perfect property in Sant'Agnello (Villa Luna) before we arrived in Rome. Stella met us earlier than agreed upon with a big smile and a huge basket of goodies!!!! I knew right away we were in a great place. Stella is a real delight - she is young, enthusiastic, outgoing, and truly wants you to have the best vacation possible in her flat. We loved Teodora. It is spacious, comfortable, does not lack for any necessities except the wi-fi. I had read about the wi-fi and was prepared but it was a struggle. I think in 2014 we have become accustomed to 24/7 access to the internet to help organize and run our lives so this took some getting used to. I discussed this with Stella and I know she will upgrade this as soon as possible. She has received recommendations from her previous guests and acted on them immediately - exhaust fan in the master bath one great example. We had no issues with hot water in the LR bathroom; the master bathroom was very spacious, clean, and usable. We enjoyed the previously referenced cats but luckily neither my wife nor I are allergic, we love cats, and enjoyed their company. Stella had provided replacement supplies for anything you might need during your stay which was a most welcome surprise v. the other properties we visited. This was our first time with Italy Perfect. It was "perfect" all around. Pat was wonderful, very responsive to all of my questions. I was very impressed with them and their properties. We would definitely stay with them in the future. Stella is truly an Italian gem - we loved her!! You will have a wonderful experience if you stay in Teodora.

Fabulous location and awesome apartment! Jun 2014

We loved this apartment - our greeter was great left a nice welcome basket and explained everything wonderfully. We had a few internet questions and she was right there to answer questions. The apartment is in a terrific location near the top of the Spanish Steps. And the layout was fantastic for our family of 4. Girls had their own front bedroom with bath near and master bedroom was in the back with a terrific bath. Very comfortable, very clean and the air was a godsend in the 90 plus heat. Kitchen very efficient and overall a wonderful experience. I would stay here again in a heartbeat and have already recommended it and Italy perfect to friends.

Very Comfortable and Well Located Jun 2014

Our greeter, Stella, was very helpful and a perfect way to start the vacation. She had a welcome basket of food and wine ready for us. The apartment was very comfortable, the A/C worked perfect, the location is excellent. Rome is noisy everywhere but being on a non touristy street made it a lot quieter. There are many restaurants and coffee shops nearby as well as small grocery and bakeshops. We would definitely return to this location. The shop and restaurant owners in the area are extremely friendly and very helpful. One concern - where's the bread knife? With all the fabulous Italian bread there should be a bread knife included. Lastly, the small courtyard was not available to us as there are 2 neighboring cats that wander in as soon as you open the back door or windows. Since my wife is very allergic to cats we could neither open the rear windows nor sit in the back.

Great Stay at Teodora May 2014

We had a wonderful time during our stay at Teodora! Our greeter, Stella, was fabulous. She thoroughly explained the details of the apartment and left us a nice basket with some bread, meat, cheese, pasta and snacks. There were four of us, and the apartment is large, so we had plenty of room to spread out and relax after our busy days in Rome. The apartment is in an ideal location which was pleasant and felt very safe. It's near shopping, restaurants, etc. There are several good restaurants and little cafes within easy walking distance. We had coffee and croissants/fruit every morning from a shop just a couple of doors up the street. The Spanish Steps were just a few minutes away, which was awesome. There is a taxi stand at the top of the street, in front of the hotel, and we often took advantage of this convenience. The front bathroom does run out of hot water very fast, so we all took turns using the shower in the second bathroom. Also, the tile in the second bathroom could use a good cleaning and the water does not drain very well, so there is wooden covering to stand on while you are showering. Overall, we loved it and would definitely stay there again.

We loved this apartment. The greeter Stella was so nice and gave a lot of helpful information about the surrounding area. The apartment is large and in the perfect location near the spanish steps. The bathrooms are a little quirky but that is part of the charm. Plenty of hot water in the master bathroom. We would stay in this apartment again.

A month in Rome Mar 2014

The first thing to say about the apartment Teodora is that the owner/greeter, Stella, was absolutely charming and could not have been more helpful and responsive throughout our month long stay in Rome. The location is great, assuming you want to be near La Spagna, and the immediate neighbourhood lively and varied in terms of shops, bars and restaurants. The apartment itself is a bit tired and could do with modernising, including the very old and miniscule television, but everything worked ok, although two or more electrical appliances being run at the same time invariably tripped the main fuse, which was tiresome. We have to admit that the apartment is probably not best seen in February when we were living there. Rome is definitely a city to be visited in the sunshine as it can be quite depressing in the cold and rain, and we experienced quite a lot of the latter. On such days the apartment was quite dark, and it suffered from damp, but part of that was apparently due to renovation work upstairs which, presumably, will have been finished sometime soon. We never used the small outside terrace. Italy Perfect were efficient throughout. Your introduction of Carolina [Concierge Service] saved the day for us. She is an absolute treasure and we cannot recommend her highly enough - very knowledgeable, utterly charming and quite eccentric. We now think of her as a friend and are planning to take her home with us!

We had a spectacular stay in Rome. The unit exceeded our expectations. The location is perfect. Access to public transporation is a snap and there are many fine neighborhood restaurants within an easy walk. The second bedroom is larger than the pictures would indicate. This is a perfect place for two couples or a family. The kitchen is large, and well provisioned and permits one to cook (particularly if you want more than an Italian breakfast).
The owner/greeter, Stella, could not have been kinder or more helpful.

A spacious and well-located apartment. We were told ahead of time by Italy Perfect that the front bedroom does experience street noise and that there are many steps up to the apartment. Knowing these details were helpful in setting expectations. Fortunately, our teens didn't mind the noise in the front bedroom and the steps were very manageable. The apartment is pretty clean, but not immaculate. The master bath could use some detailed cleaning, especially the shower. The master bath also smelled mildewy, so we vented it by opening the window just a crack to allow for clean air flow. (We all have mold allergies so we were very sensitive to the musty smell.) Many light bulbs in the apartment were out (living room, master bath). It would be helpful to keep replacements available. Also, the front bathroom water heater would quickly run out of hot water, even though we were 100% certain that we kept the water heater "on." So we ended up using the master shower for all 4 of us. Important tip to share would be to get a taxi, just walk around the corner to the hotel at the top of Spanish Steps. We had difficulty getting taxis until our final day when we realized that they congregate by this hotel. I was pleasantly surprised by the generosity of Stella, our greeter, who bought groceries for us. However, I was confused whether to reimburse her. We did tip her 20 Euros for her greeting, but I worried that it wasn't enough to cover what she may have spent for her kind gesture. Please be more explicit with guests on whether this service is included/excluded and whether to reimburse? I asked her but she said "not necessary" but that didn't sound like a firm "no" to me. (We did not request groceries, but I do appreciate the thoughtful touch.) It was nice that the apartment had some basic soap and shampoo to get us started until we could find/buy our own. Yes, overall we were very pleased with Italy Perfect. A very well run company, very reliable and honest, and the introduction to Stefano for limo arrangements was fantastic. Stefano is an incredibly honest, kind, and reliable driver.

We were two couples traveling together. There is one bedroom with an attached bath and one with the bath across the living room. This worked very well for my wife and I, as in the last stop we had the smaller room and could choose the one with the attached bath. The other couple didn't seem to have a problem with the separated bath. There was a nice collection of food available when we arrived, some provided by the host, much left over from previous guests. The host might consider reviewing the leftovers for freshness. The WiFi is marginal. We had local cell data service that was better than the WiFi. There is no microwave. The location is excellent. Overall, we were quite happy with our stay, but for the price, the owner could do well by spending a bit more on the details. Thank you for your feedback. Happy to hear you we happy overall and liked the location and appreciated the nice selection of food provided by the owner on your behalf. We will review with the owner the food left in the apartment from previous guests (all dry packaged goods with long shelf lives). We stayed in the Teodora apartment for our first visit to Rome. It was a perfect location with walking distance to everything. The apartment was spacious and clean with a small terrace and great windows that open up to the busy street below. Our host was very accommodating and even stocked us with drinks and snacks! Highly recommend. Also the AC works very well :)

Everything We Expected...and More! Oct 2013

Teodora was a perfect sanctuary in chaotic Rome! First of all, the location is amazing - just steps away from the hustle and bustle in a relatively quiet neighborhood...close to public transportation, taxis, the Spanish Steps, and Villa Borghese park. The apartment is quite beautiful and more spacious and better appointed than what we expected from the photos on this website. Our greeter Stella was helpful and lovely. This place felt like home...a very comfortable home. Americans, be prepared for things to be a little different - mattresses are firmer, Internet is slower, hot water goes quicker, everything works differently. While I appreciated these differences, my 70 year old mother had some difficulties.

Fun in Rome Jul 2013

Rome was the last stop on our European holiday this summer & we really enjoyed staying at the Teodora. It was in the perfect location for our family. It was easy walking to the Spanish Steps & the various sights. The apartment is spacious & had all the amenities of home. Really Comfortable Apartment Jul 2013

We stayed during a very warm week in June and were always comfortable in the apartment. It was as described and photographed, good for our family. The front bedroom gets some street noise; we were there during the "blessing of the motorcycles" by the Pope, so it was funny to hear the rumble of Harley Davidsons in the old city. The welcome basket was much appreciated. If we took a taxi home, we would direct it to Hotel Cecil which avoids the taxi having to drive all over the place to get onto the one-way street in front of the building. A bit of an uphill walk ensured we "earned" the pasta we enjoyed. We would stay here again.

Spacious, sunny and well-equipped Jun 2013

The Teodora apartment was spacious, sunny and well-equipped. It is located in a great neighborhood just around the corner from the Spanish Steps. We were within easy walking distance of the Metro and taxi stands. Our host/greeter, Stella was a pleasure to work with. She immediately responded to our call and remained in touch via text while we were travelling. She even arranged to meet us a bit early. Upon arrival, as Stella showed us around, it was obvious that she thought of everything. She presented us with a lovely basket of food, snacks and wine. She also had some ham and cheese in the fridge so that we could make sandwiches. This was so nice since we were hungry and tired from our travels and now didn’t have to worry about running out again to get food. We really enjoyed our stay in this apartment and would definitely consider it again as well as recommend it to our friends.

We stayed in Teodora for a week at the end of November. It is a comfortable apartment for two couples. The location is ideal - very close to the top of the Spanish Steps and no more than a five minute walk to either the Spagna or Barberini metro stops. Stella, the greeter, was warm, welcoming, and informative. She was very easy to make arrangements with prior to our arrival.

The apartment is surprisingly roomy for a Roman rental and the kitchen is well equiped. It is nicely decorated so apartment feels welcoming, instead of like a glorified hotel room. We didn't have the chance to take advantage of the terrace because of cold and rain, but it looked like a nice spot to enjoy breakfast.

Internet access is limited to a USB key. Unless you have a mobile wi-fi hotspot, access is limited to one device at a time. Those with iPads and smart phones have to go across the street for free wi-fi at La Fenice cafe. The people at the cafe don't mind, especially if you sip an esspresso or cappucino while using their wi-fi.

A word of warning about the bathroom in the rear, you have to step over a knee high wall to get into the shower. Something to consider if someone in your party has mobility or balance issues. The front bathroom has no obstructions.

One or two blocks from Teodora, tucked away on a side street, is a wonderful restaurant - Osteria Barberini. It is open for lunch and dinner. Reservations are recommended. We stopped in on Tuesday night and made reservations for dinner on Wednesday.

Terrific in all Respects Sep 2012

From my first call to Stella, to our meeting at the apartment where she gave us all kinds of tips, to my last call to tell her we were leaving early the next morning and wanted to thank her, the experience was first class. Stella even left some food so we would not have to worry about breakfast our first morning. The apartment itself was perfectly furnished for comfort with 2 bedrooms and 2 baths for my husband, 13 year old granddaughter and myself, a small patio to either enjoy or use to hang out the laundry (there was a washer),and a fully equipped kitchen (we did not use. The location above the Spanish Steps was quiet and across from a wonderful cafe for great cappuccinos, breakfast and free wifi (La Fenice), and around the corner from a terrific new cafe owned by a Dutch woman (Sofia's, also with free wifi) if you tire of authentic Italian food. Our travel agent recommended Italy Perfect and indeed they provided us with a perfect Italian experience in Rome.

Lovely Apartment - Great Location Jul 2012

The apartment exceeded our expectations. Often, website photos cleverly exaggerate the size and look of an apartment or hotel room. That was not the case here - the apartment was larger (and nicer) than it appears in the photos. We hired Stefano's car service (recommended by Italy Perfect) to pick us up at the airport and it went without a hitch. The driver called the greeter for us and she was at the apartment when we arrived (at 9:00 pm). The apartment was clean and well appointed. Both the second bedroom and the master bedroom were larger than we had expected. The kitchen was well equipped. The living room was a perfect spot for a late afternoon glass of wine and some pre-dinner appetizers. The location was fantastic. There is a nice tea room right across the street (perfect for a morning espresso and pastry) and a small neighborhood grocery shop a couple of doors down. The Spanish Steps are less than a 5 minute walk from the front door. The pizzeria about half a block away (on Via degli Artisi was pretty good - and reasonable prices). For restaurants withing a 5-10 minute walk, we liked The Tritone restaurant. But, there must be 100 good restaurants within a 20 minute walk. Pat at Italy Perfect was very responsive to our questions and we had no problems at all with any aspect of the rental. Italy Perfect's rates might be a little higher than some other rates we saw; but, often you get what you pay for and that certainly was the case here. Not having any problems to deal was worth a few extra dollars. We would rent the Teodora again - that should say it all.
