A central location puts you in the heart of the historic center. The charming street where the apartment is located has convenient amenities including a nice cafe, a delicious bakery, two small alimentari (mom-and-pop grocery store) and an excellent rosticceria for delicious baked and roasted prepared foods. Walk two blocks and you are in the timeless and graceful Piazza della Repubblica.
This very large Florence vacation apartment has dramatic, high ceilings and beautiful large arched windows overlooking Via della Spada. It is located smack in the historic center of Florence in the chic neighborhood where local and tourists alike come to stroll, see the sights and enjoy the large selection of excellent restaurants and world-class shopping. This is an exciting neighborhood, where you can step out and be part of the scene and then retreat back to the comfortable Prisco apartment when your feet need a break. You can be back "home" within minutes from most of the major sites in the center of town.
The apartment building is located at the intersection of Via della Spada and Via della Vigna Nuova where they form a triangle off Via Tornabuoni. Around 1740 (recent by Italian standards!) Pietro Leopoldo, Grand Duke of Tuscany, decided to rename the streets of Florence. At that time the name Spada, meaning "sword" was chosen for this street. Some city historians believe that the name was selected since the straight direction of the street somewhat resembles "una spada" -- that is, a sword. Via Spada is located where the first circle of Roman walls surrounded the city, as the ancient walls ran along what is now Via Tornabuoni. Historians believe that Via Spada was the continuation, from east to west, of the ancient Roman road which includes Borgo degli Albizi, Via del Corso and Via Strozzi.
The Gucci store is directly behind the apartment building, the Robert Cavalli boutique is right outside your front door, the Gianfranco Ferre store is at the end of the block, the Tod and Hogan stores around the corner, Salvatore Ferragamo's flagship store and shoe museum are only a 2-minute walk away.

The apartment was completely remodeled in 2004 and is extremely spacious, measuring 85 square meters in total, or over 900 square feet. The large living room features original terracotta tiles and two large arched windows that overlook Via Spada. The morning sun illuminates the living room and kitchen area.
Throw open the large kitchen windows and enjoy the lively scene below. Or enjoy meals around the table with the freshest ingredients from the many wonderful local food merchants. The apartment features many original Italian antiques, yet the living room maintains a casual feel with a modern, top quality new Italian sofa that opens to become queen size bed. The casual feel means you can put your feet up on the coffee table or stretch out on the sofa for a nap.
Enjoy relaxing meals in the open plan kitchen around the large dining table. In the morning stop in at the bakery that is next door to the apartment building and pick out your morning bread and pastries. In the afternoon you might find yourself tempted by the delicious array of delicate cookies for tea time or dessert. Only a few blocks away is a large news agent that has newspapers and magazines in every language. What a great way to begin your day each morning in Florence! At night, enjoy a glass of wine and relax a bit before you head out to one of the many excellent neighborhood restaurants. On the same block as the apartment are several good cafes and restaurants, making it so convenient if your feet are crying for mercy after a busy day filled with sightseeing.
The kitchen has an English-style gas stovetop with grill, a large oven, lots of cabinet and countertop space, dishwasher, and a large refrigerator with freezer. The kitchen is fully equipped with pots, pans, dishes and serving pieces.
Just off the living room is a short hallway that leads to the bathroom and a good sized storage closet handy for luggage and coats. The bathroom has blue glass countertop, handy shelves for personal items, under-sink storage, ample hooks, towel racks (heated in winter), toilet and bidet. The full size bathtub features an ingenious glass shower enclosure, which folds back flush to the wall out of the way when taking a bath. An arched antique window high above the bathtub lets in light and air.

Prisco also offers flexibility if you need additional sleeping space, as it can be rented in conjunction with the Strozzi or Michaela apartments which are on the same floor, just a few steps down a private hallway.
If you want to be right in the center of Florence, with all the sites within a few minutes walk, this apartment is an excellent choice. Please note that this is a bustling neighborhood filled with cafes, restaurants and a pub nearby. If you prefer a quiet location, please bear this in mind as the windows overlook the street below where pedestrians can be noisy. The bedroom has double glazed windows which helps to reduce the noise. In December 2008 double glazed windows were added to the living room windows as well, for the comfort of our guests.

I just returned from a two week stay at Prisco and was very happy there. The location could not be better - if you threw your Gucci loafer out the kitchen window you would hit the Roberto Cavalli boutique with the best coffee and dolce. The butcher at #22 is great and many restaurants surround the area. I really liked Buca di Lapi restaurant around the corner. The Mercato is 10 minutes away and Standa for groceries is straight ahead for about a 15 minute walk if you feel inclined to "dine in". I went to school everyday at La Scuola Leonardo de Vinci and LOVED that- it is an excellant Italian school for foreigners. The landlords are lovely people, they were very helpful to me. |

The apartment is quite lovely. It is not only very spacious but it is filled with all kinds of amenities and very much feels like “home away from home.” The hosts could not be more accommodating. The location is wonderful—within easy walking distance to all of the major sights of the historic central city and we easily walked (with luggage) from the train station to get there. One big plus, despite the fact that you overlook a busy pedestrian street, is that the bedroom is absolutely sound proof (with windows closed). It was extremely peaceful, right through the holidays. Italy Perfect was just about “perfect” in giving information and answering questions and being all-around helpful in the whole process. Two minor challenges. First, we blew a fuse and had not been informed that each room has a small fuse box (in the front room it hides behind the main door and is at eye level). It was an easy fix but we were “in the dark” for a bit of time. Second, while the hosts warned us that electricity was expensive, we found out the gas was even more so. While we didn’t use the very nice gas stove extensively, we were rather surprised at the amount (50 Euros) we were charged at the end of a short stay in addition to our “utilities allowance,” making it something like $10 every time we cooked something! Even so, we loved our stay and would absolutely try to book this place again on our next visit. [We are so pleased the Hustoles enjoyed their stay, thank you. We'll make a point to show future guests the fuse box. The €50 incurred for gas, which averaged about €6/day during their 8 day is about average in December, in the thick of winter, keeping in mind that the gas covers the heat expense, the water heater & the bathroom's heated towel racks too, not just the stove gas. The medieval town of Firenze is certainly a destination to experience, just as important though are the accommodations you stay in. Prisco was incredible from being immaculate and a well-appointed apartment to its location~ smack in the middle of everything! Furniture comfortable and kitchen appliances in great condition. The bathroom modern and soooo nice! Our host Miki and Franco (absolutely delightful and supportive) have added special important touches we Americans like. From the body and hand soap, extra toilet paper, kleenex, paper towels, bottle of water, wash cloth for face, dish soap and drying rack for clothes. The bed linens and towels, very fresh. It was important for us to have use of a washing machine right at the apartment. There was even an extra bathroom in the common area, along with internet availability. Walking right out the front door of Prisco two fabulous bakeries, eating establishments or take out food. We could hardly believe how close we were to our favorite restaurants, Il Latino, Sostanza, Harry's Bar, Rivoire, Hotel d'Artes and Quatroleoni! And shop till you drop as its all around you! Twice we traveled for the day to other towns and having the train and bus station down the block was so convenient. Actually right across from Prisco is a substation where you can inquire or purchase train tickets. Its important to remember that electricity in Italy is outrageously expensive ~ so be aware and frugal with the usage. Last but not least, Lisa at Italy Perfect was a kind on-going support person prior to our arrival, then again after departure with the follow-up. A pleasure to do business with her and Italy Perfect. I cannot begin to tell you what a wonderful time Maryjane and I had in the Prisco. After walking Florence for two weeks, we decided the apartment was in a perfect location for us, with the sights and shopping to the east and the train station (which we used alot) on the other side to the northwest. Via della Spada is quite the neighborhood, with most of what you need within a block. We patronized and made friends with the merchants on the street. We loved the elegant apartment, which felt quite like home after two weeks. We were very sad to leave. Miki was great to us. We plan to return to Italy next year in late spring, and hope you will help us plan the accomodations. If we stay in Florence, it will be the Prisco for us (assuming Miki will have us back)! Overall, the Prisco rental was perfect. The location was ideal, a short walk to everything. The neighborhood provided everything we needed, shops, food, people watching, etc. We used the local bakery, and other shops for all our goods to prepare meals. The La Spada restaurant was a great family spot, besides providing delicious roast take-out food. Marione, downstairs, was a disappointment - crowded, rushed service, touristy atomophere. Your guide to local services and shopping was accurate and helpful. Miki recommended Giovanni, another incredible neighborhood eating experience. Miki was also available and very helpful when needed. Very spacious apartment, enormous quiet bedroom, very comfortable. Well equipped, lots of extra touches. Kitchen would have been excellent, if we had been in Florence long enough to want to cook. Enjoyed the excellent location, close to everything but not too busy. For anyone who likes very good food and good company, we enjoyed L'Osteria Di Giovanni and La Buca de Orafo, and after a lively and fine dinner around the corner at Il Latini, we had to go back two nights later to do it all again. We took the bus to Fiesole, enjoyed a nice lunch with a view, and walked down a street which became a rough dirt path , eventually coming out on the grounds of the Villa San Michele, where we splurged for drinks and a great view on the Loggia, before catching a cab back to town. We only had five days, didn't do anything not in the guide books. No shortage of sights to see. Lisa Byrne was very helpful in the preliminaries, and Mikki and Franco did a very good job of overcoming a slight language barier and getting us settled in and oriented. There was brief period of dismay when we realized that it's not a hotel, there's no front desk or concierge, but after the first walk around town we felt very much at home in the apartment and the neighbourhood. |

Advise to future guests....the electricity for this apartment can be quite high if you run the air conditioner. The rate charged per unit used is higher than in the smaller apartments. Our warm welcome at Prisco certainly set the tone for the week we spent there. The apartment was clean, spacious, comfortable and had everything we needed to feel at home. It was bright and airy and had great views of the surrounding area. The neighborhood was safe and pleasant. The apartment is located within walking distance of museums, art galleries and the many places of interest in Florence. The Mercato Centrale is a short walk and offers abundant choices of fresh fruit, vegetables, meat, fish and fresh pasta, among other products. In the morning the aroma of freshly-baked pastries and bread from the bakery on the street below was enticing and irresistable. There was activity in the streets below late into the evening, especially on the weekends, however it was part of the atmosphere and could be shut out by the sound-proof windows in the bedroom. We were made to feel welcome and at home during our stay and given contact information if ever we needed it. We look back on our stay with very fond memories and the feeling that we got a taste of living in Florence.What we enjoyed most was the location and overall experience, especially our evening strolls through the streets of Florence absorbing the atmosphere, appreciating the history...and the gelato. P.S. The only suggestion we would have is to replace the corkscrew in the kitchen and provide a sharp knife for slicing bread and preparing food. |

All of my dealings with Italy Perfect were indeed perfect, a very professionally run organization. The Prisco apartment was wonderfully located in an elegant neighbourhood and our hosts were charming, willing and readily available for any problems (minor) which arose. We could easily walk to all of the key sights and the proximity to the main bus terminal (Santa Maria Novella) was a real bonus for day trips. Frequent local city buses also stopped nearby.The food shops both on our street and nearby were excellent and we could easily put together delicious "deli-style" meals. As an aside, we were disappointed overall in the restaurants in Florence and felt that the value just didn't justify the price, so we happily ate in the apartment most nights (being from Sydney, we are quite spoiled when it comes to dining out, which anyone who has been here will readily understand).We were in Florence for the art, however, not the food, and everyday was a cultural feast. The website warned that the location can be noisy at night but the double french doors in the living room blocked out 90% of all the street noise. We had to keep these doors (no other windows in the room) closed at night , of course, but there is air conditioning, had the weather been warmer and we needed to use it. The sealed off bedroom room was a bit stuffy at night but not a real problem. And internet and PC access was terrific; much appreciated. I want to thank our hosts for being so very kind and attentive and for making us feel welcomed from our arrival. |

We have never stayed in this part of town. We loved the apartment and the fact that it was shared with other renters and that there was the common room with computers for work, as my husband needs to be near a computer. The apartment was very spacious with modern appliances, very sunny, with large windows and conveniently located. The host was exceptionally helpful and friendly. We both felt that there was a lot of street noise, however, that was the only drawback [As noted in the Italy Perfect website information. This was our second stay at Prisco. We returned to this property because we had enjoyed it so much on our previous visit. The location was perfect for visiting all the sights of Florence. Miki and Franco were wonderful and welcomed us as returning friends. Miki remembered I loved panna cotta and brought me some of her homemade panna cotta! What a treat! One thing we especially liked aboutthe Prisco location was the fact that even though in was in the heart of every thing the street Via Spada had quite a neighborhood feel. We got to know the people at the local coffee bar and lot of the restaurant owners. This made our trip special. |

Booking through Italy Perfect couldn't have been easier - good website, quick response times, and a welcome pack that thought of everything - a bit like dealing with friends! The welcome on arrival from Miki and Franco was equally good, again like being welcomed by friends for a weekend visit.The apartment was well located close to the centre, and inside was great - a touch of real Italy, but with nice bathroom, and very usable kitchen if you want to cook, and everything scrupulously clean. Being close to the centre it was of course a little noisy - in the day that's nice, open the shutters and enjoy the chaos, welcome to Italy! At night it could be too noisy in the 2nd bedroom/lounge area, probably OK for younger folks who sleep better, but the main bedroom was pretty well silent (set your alarm if you don't want to oversleep!). All in all, we had a great time and would visit again. The only thing we'd do different is to remember the mosquito killer! |

Florence was magical - as was all of Italy that we saw. The Prisco apartment was perfect. We loved the location and the facilities. We couldn't believe how close everything was once we started walking around town - 5 minutes from everywhere! It was a little noisy in the evenings, but we felt close to the heart of the city that way. The musician outside gave us a free concert every night - now if she would only learn a few more songs! Miki and Franco we very welcoming and nice to have close at hand if we needed anything. The bakery downstairs was wonderful and the rosticceria up the street had wonderful meats. Florence is definitely a city we will visit again and hope that Prisco will be available when we do! The Prisco apartment was everything as described and much more. This large cheery apartment is fantastically situated. Walk everywhere in Florence, and then enjoy the night scene from your front windows. We were wowed. As for feedback, I was delighted that they had added WiFi usable from within the apartment, but you may get some questions because the signal strength is so weak because of the thick walls. Some days I had to walk my computer down to their computer room where the signal was very strong; in the apartment I found that just leaving it on, eventually it picked up my e-mail. A little bit of a nuisance if you're trying to get internet work done because the connection fades in and out, but patience (or going out sightseeing for awhile) paid off. Many thanks. We had an absolutely wonderful time! The Prisco Apartment worked out great and the location was perfect! I will recommend ItalyPerfect to any of my friends if they are traveling to Italy. Yes, I made it back to Iraq after a wonderful time in Italy, Rome and Florence were very interesting and different in their own way. The Prisco Apartment is a great property with loads of room and very comfortable. The weather was a little cool I'm sure that in warmer times of the year to open the windows overlooking the street would be very nice. Franco and Miki were extremely accommodating and it was pleasure to have met them. They explained everything upon our arrival even to the point of verifying the utility meters readings. |

Renting from your agency was so easy. We have traveled to Italy over twelve times before, but this time it did not take much fuss as in wiring money, etc. We rented for one week the Prisco Apartment in Florence March 4-11, 2007. The apartment Prisco in Florence was awesome. It way exceeded our expectations. There were so many niceities including fancy linens, towels, bath robes, kitchen extras, free computers/internet, I could go on. It was so elegant and much bigger than the pictures would depict. The owners Mkki and Franco were quite charming and their English was very good. The neighborhood where the apartment was in was excellent and importantly, very safe. We walked everywhere, from the Market every morning to the train station, Congressi, Palazzo Vecchio, over the Arno and beyond. The Apartment Prisco was the best part of our one week stay in Florence. I was almost crying when we left. |

It was our very first international travel experience, and because of Lisa, Miki, and Franco, our trip was one we will never forget. Even though the weather in early December was less than ideal, we had a wonderful time in Florence due in no small part to the Prisco apartment. The location is perfect with easy access to the train station (handy for our day trips to Sienna and Lucca), numerous dining and shopping opportunities in the neighborhood, and virtually everything you may want to see in Florence within walking distance. The apartment amenities were all that we could ask for and the decor was very well done, from the modern bathroom to the bedroom that looks like a movie set -- one of the rare times when we could say that something was truly better than advertised. Just a quick note to make a few remarks about my stay in the Prisco Apartment this past July. As a recently displaced evacuee of New Orleans during the recent Hurricane Katrina disaster, I can only say that the memories of my stay in that lovely apartment on Via Della Spada have helped sustain my natural exuberance during a difficult time. The apartment is large and extremely functional. As my companion and I enjoyed dining in during the evening, we fully appreciated the more than adequate kitchen facility. The modern bathroom accomodated frequent bathing and changes during the hot July weather. The large airy windows which opened out onto the street provided just the right aural invitation to the Florentine nightlife while ventilating the elegant living space during the morning and late afternoon. The naturally cool environment of the bedroom, enhanced with closed shutters and some nighttime running of the air conditioning afforded a most comfortable sleep-enducing haven. Whenever my plans return me to Italy, I will make certain that an ItalyPerfect locale is part of my itinerary. In particular, returning to Florence will be a certain joy; just knowing that special place awaits on the Via della Spada evokes a secret smile equal to any immortalized by the city's reknowned artists. Incidently, Miki and her husband were absolutely wonderful, allowing us to leave our luggage in the apartment after the appointed departure time. Miki called us a cab and suggested just the right time for us to wait outside the door on the Via della Spada, so that we spent the minimal amount of time on the street. She actually escorted us to the curb and waited with us as we waited, entertaining us with stories of her life in the very apartment in which we stayed. Simply lovely. I read my brother's comment regarding the noise from the street, making it impossible to keep the windows open in lieu of using the AC while attempting to sleep --- quite honestly, I found the 'noise' both comforting and inviting. It not only 'called to me' in that way that only a European city can call one, but it also lulled me into some of the deepest, most relaxing sleep I have ever experienced as an adult, especially after a busy day sightseeing the city. After witnessing the breakdown of the city in which I live after Hurricane Katrina, you can perhaps understand and empathize with the spell my Florence/ItalyPerfect has cast upon me. A little street noise would be a welcoming thing! |

We are back from our month long trip to Italy and had a marvelous time. The two apartments [Prisco & Medici] were wonderful and yet so different. The Prisco was perfectly located as this was our first time to Florence and it was close to all our points of interest. The only downside was it was pretty noisy between the restaurant down below and the street sweepers and garbage men in the early morning. That was a small price to pay for staying in a beautiful apartment smack dab in the middle of everything. The bedroom was lovely and the bed very comfortable. My 18 year old son slept on the pull out couch and said it was great. I enjoyed the kitchen as I love to cook and found it very sufficient. Overall we would definitely stay there again! The Prisco was my son and husband's favorite in Florence. |

We had a great time in Italy! We considered the Prisco apartment a perfect place for our first stay in Europe. So much more character than a hotel room. And larger than we expected. This was exactly what Janet and I were looking for! It was a lovely, clean place with all the comforts and amenities we needed. I slept on the sofa bed and even thought it was comfortable. The apartment's proximity to the sites of Florence was a real plus. We also appreciated your list of suggested places of dining and shopping. We used that information often. Overall, the detailed written information and instructions were very helpful throughout our stay. Miki and Franco were wonderful people and a great pleasure to meet during our first introduction to Florence. Overall, I would not hesitate to return to the Prisco apartment. And I would recommend it to anyone going to Florence, but with a warning about the street noise. It was a pleasure doing business with you. Janet and I decided that communicating with an english speaking American who was so prompt in responding to our inquiries, made making our travel plans much less stressful. |

Our entire trip was wonderful, but the Prisco apartment was by far our best accommodations - a beautiful, elegant apartment that allowed us, for far too brief a time, to feel we were living in Florence, rather than just visiting. The apartment exceeded our expectations, which were already pretty high, based on the extensive photos your website provides. Your photos and descriptions are 100% accurate, the location is perfect and Miki, Franco and Marco could not have been more gracious or helpful. Marco was punctual in meeting us at the apartment at the agreed upon times to both check in and check out as well as responding immediately to our questions. When we went to the train station after checking out and found that the Italian train system had decided to take the day off by calling a 24 hour strike, I returned to the apartment to ask for advice on how we could get to Venice that day. Not only were Miki, Franco and Marco very sympathetic to our plight, for the next 20 to 30 minutes they looked up numbers and made calls to coach lines and about a dozen car rental agencies to try to find alternate transportation for us. At last Marco was able to locate what was apparently the last car available for rent one way to Venice, allowing us to continue our travels with only a slight delay. My wife and I greatly appreciate their kindness and assistance. Florence is a beautiful city and, in our opinions, the Prisco apartment is the perfect place to stay in Florence. We hope to be able to return to both soon. Thank you for your service - our 25th anniversary was all the more special because of the apartment and the ease with which we were able to book it through you. Your recommendations on restaurants were far more reliable than the guide books! We hope we will be able to return to Florence in the future; if we are so fortunate, we will definitely be in touch.
