The Oltrarno area of Florence has a special village-like atmosphere. Winding streets, fewer crowds, yet only steps across the famed Ponte Vecchio footbridge which takes you across in five minutes to the very center of the city.

Two medieval towers rise up next door, relics of a bygone era, and are still inhabited today. This area was heavily bombed in World War II but fortunately the Ponte Vecchio was spared, along with a few ancient buildings in this special part of Florence. The building where the Jacopo apartment is located is a survivor, dating back to the 15th century. Many small artisan craft workshops can be found as you wander the streets: leather craft shops, jewelry makers, furniture workrooms, upholsterers, bespoke shoe craftsmen, picture framers and the other fine Florentine arts. Many of the Italian students you see in the area are studying the fine arts, learning paintings and antique restoration techniques, studying jewelry making and can often be seen apprenticing under seasoned masters at the small craft workrooms tucked in along the streets of Florence's Oltrarno area.


Location

Located on a very small street that is in the limited traffic zone of Florence, closed to through traffic except local residents and delivery vehicles. The neighborhood is very convenient since it is such an easy walk to the sites, restaurants and cafes. Only a two minute walk to Piazza Santo Spirito where you can enjoy the many good restaurants and morning fresh produce vendor's stalls. Nearby is the Ponte Vecchio where you'll also find several good cafes clustered in the neighborhood areas at either end. A favorite neighborhood gelateria, La Carrozza, is a few minutes walk away.

Next door are the prominent Torri dei Barbadori, the towers of the feudal Barbadori family. These towers, and the few other 11th and 12th century towers still standing in the city, are much beloved by locals. A small grocery store is situated just half block from the apartment, so convenient! Just a block away is Borgo San Jacopo, for which the apartment is named, the oldest street on the Oltrarno side of Florence. This area was rebuilt after World War II which accounts for many of the buildings which date to the 1950's in the neighborhood. Tucked away within a block or two are several of our favorite Florence restaurants.

Just one block away is the Arno river where you can enjoy picture postcard views of the river and Florentine hills.

Exterior

The building dates to the 15th century on a small street. The building is three stories high has only two or three apartments per floor.

Interior

The apartment is lofted style with the open bedroom overlooking the living room. It has a generously sized pleasant eat-in kitchen. Fully up-to-date it has handsome Tuscan-style cabinetry, an attractive round dining table.

Once in the living room the dramatically high ceilings open up to the original antique beams above. A high quality comfortable sofa is next to the two windows that overlook the narrow street below. The living room has a queen size sofa bed. The flat screen TV receives local Italian channels, no satellite.

Up about 10 steps to the sleeping loft with queen size bed and bathroom. There is generous wall-to-wall closet space and good bedside lighting for reading at night. A pretty Florentine hand-painted dresser provides even more clothing storage space. Bedroom ceiling height is low, if you're over about 5'11' your head may hit.

The tiled bathroom has a fully enclosed shower, sink, bidet and toilet.

As other reviewers have commented, this is a perfect location...within a few minutes' walk to nearly every major attraction. However, it is an urban setting: guests should be aware that street noise is significant throughout the night.

The apartment was comfortable and supplied with basics we didn't expect - soap, shampoo, paper products, voltage adapters, etc. The charming landlord even left us a bottle of wine! There are many shops within a block or two, should you need to stock the pantry or find a pharmacy. Hot water was abundant; the wifi was a plus. Door locks are a bit tricky, though. Before your host leaves, make sure everyone in your party knows how to operate them. Even after a week, we found them to be a bit exasperating.

Favorite restaurants nearby: Cinghiale Bianco (White Boar); Quattro Leoni (Four Lions). Favorite spot to enjoy a drink on the Arno, with a beautiful view of the Ponte Vecchio: outdoor lounge at the Hotel Lungarno.

We would definitely recommend Italy Perfect...it was a great experience!

The Jacopo apartment was a fantastic place to stay, and we are very appreciative that it was available for us. We would recommend the very spot to someone else looking for somewhere when visiting Florence. The location was perfect! It was very close and convenient to get to restaurants or sightseeing areas such as the Uffizi. Restaurants were very good, such as the Ristorante Galleria. Our greeter, Jacopo was very polite and informative. Everyone that we encountered in Florence were very nice to us, even though we really didn't speak any Italian. If and when we ever get back, we would love to be able to stay there again if available.

Location, location, location Nov 2011

Not only is the apartment absolutely as charming as the pictures show, its location is practically perfect in every way. We walked back and forth across the Ponte Vecchio at least twice a day. And we absolutely loved The Oltrarno. We walked every evening in our neighborhood -- window shopping, people watching, gelato eating and discovering the history of this unique place. There is a book on the shelf with a walking tour of the Oltrano and we highly recommend it. Florence is magical made even better when you have a wonderful place for a bit of respite. Kudos to Italy Perfect for having such "Perfect" properties and such great tips on the website. We plan use them again in London some day soon.

Overall we were very satisfied with the Jacopo apartment with one big exception: the air conditioning. Here there were two issues, first the air conditioning was woefully inadequate and never cooled the apartment below 80F. Secondly, there is a bit of deception in the apartment description in that it omits the fact that the air conditioning is on a timer and turns off at 11:00 PM and does not turn on again until 7:00 AM. If this fact had been known it is unlikely we would have rented this apartment in the middle of the summer.

We found the location excellent and the facilities more than adequate. It was convenient to good shopping (including an excellent food market, restaurants, sites, etc.

For dining we can recommend Mama Gina's around the corner and ZaZa's near the public market.

A great stay! Aug 2011

The Jacopo apartment was great! It was a much needed break from hotels and restaurants in the middle of our honeymoon. We found it to be very clean, cute, comfortable and pleasant to live in and charming too. The location was amazing and so easy to get to everything.

We found the little back street it was on to be louder than we expected at night, but fun to lean out the windows and people watch. The neighborhood also has a new rule that you can't run AC from 11 p.m. to 7 a.m., so if it had been as hot as usual in July this might have been an issue. Luckily it was fairly cool, so it wasn't a problem.

We really love this spot! Jacopo (owner/manager), who met us to show us around, was really nice and showed us how everything worked. We loved shopping in Il Mercato Centrale and cooking our own food. Cinghiale Bianco, just around the corner (Borgo San Jacopo) was a delicious restaurant! The gelato at the end of the Ponte Vecchio was fantastic too.

Perfect size and location for us Jul 2011

My 16 year old granddaughter and I shared Jacopo and found it to be the perfect size and location for us. We loved being able to walk to all the sites and great restaurants in just minutes.

The greeter was very cordial and informative. The bottle of cold water and wine was a nice welcoming touch.

Unless you are a teacher or traveling with students I would never recommend visiting Europe in the summer because of the heat and crowds BUT Florence was my granddaughter's favorite of our three cities -Venice and Rome - so all in all it was a very positive experience.

I would recommend the apartment to anyone. The location was so perfect. Keep up the good work!

Our 2 week March 2011 vacation was fantastic.

The apartment is neat, well-kept, and outfitted nicely. The only shortcoming we could think of was not having the use of an oven (or even toaster oven).

The location was a major plus; It's only a 5 minute walk to the Duomo and 15 to the train station (walking briskly). We felt safe at all hours of the night. Highly recommend this place.

The "Italy Perfect" staff and services were excellent and recommended. We will be returning customers!!!

General:

It's very easy to get around via train; we took day trips to Pisa, Livorgno, Sienna and stayed 2 days in Rome. Just don't forget to validate your ticket by inserting into the small boxes at the end of each train track.

"Gusta Pizza" is only a 5 minute walk from the apartment and had the best pizza I've ever had... Many people enjoy while eating on the steps of a small church on a rear side-street.

"Boboli Gardens" is also only a 5 minute walk from the apartment.... Absolutely beautiful and a must see for anyone visiting Florence. We enjoyed wine/sandwiches under the shade of an old tree... Great memory!

Quaint Apartment Apr 2011

We found the apartment on Jacopo to be warm and quaint.  While staying in Firenze during the holiday season, the apartment provided us an opportunity to wake up to Holiday music playing in the streets along with the sounds of residents of the wonderful city.  The accommodations were perfect for two people, but it would be tight for more than that.  The manager of the apartment was helpful when the power went out (it went out several times and not on our own accord), however, it would have been helpful to have the instructions printed to described how to turn the power back on, therefore eliminating the time (several hours) waiting to get return calls from the manager with this information.  Overall, the apartment is ideally located to the city centrale, Pitti Palace and the walk up Mount Michaelangelo, and we enjoyed our stay in the apartment.

[A faulty circuit breaker switch was found to be the problem; it has now been repaired. Thank you for the good suggestion to have the greeter show guests how to reset it if it trips in the future. Lisa, Italy Perfect]

My stay at Jacopo was lovely.

The description of the apartment was very accurate. It's the equivalent of one block from the Ponte Vecchio, giving extremely easy access to everything in the Historic Center as well as the Oltrarno. A very quiet neighborhood with little late night noise; you're close to everything, but not in the midst of the tourist crush. Just perfect.

I called from the airport, arrived at the apartment within 20 minutes, and was greeted at the door. The apartment is well-sized and comfortable. The orientation from the greeter was clear. The gas stove was a bit finicky, so be sure that you understand how to turn it on during your initial instruction, as you don't want to be struggling with it when you're in the midst of meal preparation.

Pay attention to the admonitions about not turning on more than one major appliance at once. You can't dry your hair while doing a load of laundry! The power is very simple to turn back on, but listen carefully and ask questions regarding the various circuit breaker locations during that initial orientation.

If you travel with a lot of luggage, know that the stairway to the second floor is long and steep, so your initial walk up to the apartment will require some arm strength!

For groceries, go to Sapori & Dintorni on Via de' Bardi. It's a beautiful new grocery store very close by.

There's an absolutely excellent wine bar just a couple blocks away: Le Volpi e L'Uva at Piazza dei Rossi, 1 . Beautiful wines by the glass and well-priced, delicious small dishes.

A great restaurant within a short walk is il Sante Bevitore at Via di Santo Spirito, 66r. (And Olio e Convivium was also highly recommended and looks beautiful, but I didn't have a chance to try it!)

The absolute best gelato in Florence is just over the Ponte Vecchio : Carapina (near the Uffizi Gallery, Via Lambertesca, 18r )

My favorite glove store, Madova -- with an incredible selection and excellent service -- is just one block from the apartment at Via Guicciardini, 1r

I would happily stay in this apartment again. It's a very good price for a modest, nicely-appointed, extremely convenient apartment. I loved it.

Jacopo was a perfect size accomodation for the two of us and it is in an ideal location. The twenty minute walking radius will cover most of what anyone needs in Florence. It was just far enough from the Ponte Vecchio to not have any traffic or pedestrain noise but being that close was also a benefit when considering access to the center of the city as well as a stone's throw to the Boboli Gardens.

Everything one needs for a short stay is in the neighborhood (post office, dry cleaners, food and wine shops, restaurants, pharmacy, bus stops, taxi stand). Use the Covad supermercato on the other side of the Ponte Vecchio, right side, on Via de' Bardi.

The only thing I would recommend is make sure you follow the instructions for the power management in the dwelling. Not a big deal and easy to handle. It's a matter of realizing how much amperage there is so juggling some switches at different times of the day for respective needs is all it requires.

I look forward to staying at this apartment again.

The pre-arrival/organization of our trip was great. The apartment was cute and clean and neat. Attention to detail needed to be paid to the apartment: the batteries in the remotes were dead making it impossible to use the TV or DVD, the wireless internet did not work at all so that made it difficult to work and I was there to work, not for pleasure. Lastly, I think someone should have told me how low the ceilings were in the bedroom. My husband and I each banged our head everynight on the ceiling in the bedroom. I wouldn't have taken that apartment if I knew how low the ceilings were.

[We're pleased this guest found the apartment cute and clean. We're sorry about remote control batteries, I personally checked them a few days before, but will remind the greeter to check them again with each new guest. We hope this guest appreciated our reply, within minutes, when made aware about the WiFi and dead batteries, telling her where to find new batteries in a kitchen drawer. I'm sorry the wireless internet was not working. The technician was immediately scheduled for the soonest repair appointment available in 4 business days, standard for Italy. Thankfully the guest immediately had high speed, secure internet access via the Ethernet cable we provided. Good location for sight seeing. Very charming decor and excellent internet access. Well-stocked kitchen. Very clean bathroom. Lighting is plentiful though the number of light switches are a bit overwhelming. We had no problems at all and enjoyed our stay.

Our greeter was the owner, a charming young man.

Things guests should know: (1) the grocery store to use is NOT the one closest by, on the corner. Instead walk 50 yards further to a much larger one, CONAD. (2) Bring earplugs for night time, as there are noisy motorcycles and garbage collection right underneath the apartment windows. (3) Check the kitchen for common items before the greeter leaves. In our case, there were no cutting knives in the kitchen. We had to purchase one from the nearby hardware store. (Typically, over time previous guests walk off with one or two crucial items, which the host is glad to supply a replacement, but it's best discussed during the initial meeting.) (4) The cafe/bar by the tower on V Jacopo is a friendly, local place for great coffee, hot and cold lunches, and they speak English. They even summoned us a taxi. Taxis can be difficult to get in Florence; if all else fails, go the hotel across the street from the cafe/bar and politely entreat the concierge (and tip him); the hotel has a direct on-line connection with a taxi service. (5) Upon arrival, finding the apartment building is a bit of an art. Taxi drivers like to let you off on V. Jacopo, due to traffic patterns. This is ok, just walk AROUND the tower to the other side to find the street and the entry to the apt bldg. The entry is an unremarkable single door. The apt is up one (steep) flight of stairs. (6) bring mosquito repellant. Florence has mosquitoes and such.

Lots of good features including a comfortable bed, modern bathroom with a good shower, lots of space, great location and-importantly: good lighting. Not too noisy.

Not having an oven would be a deterrant.  One small and easy recommendation would be to invest in a new stereo that uses CD's and Ipod-type player.  The current unit uses only cassette

The apartment was just as it was described by Italy Perfect. It was very clean, spacious and well equipped for our one week stay. The location was great. We could walk to the major museums in 10-12 minutes and to the train and bus stations in 15 minutes. There are many stores and graet places to eat in the neighbourhood.

While it was not a problem for us, there are about 12 steep steps leading up to the aprtment.

If we return to Florence, we would rent this apartment again.
