When we first saw this apartment we had to pinch ourselves to make sure we weren't dreaming. An elegant three bedroom, three bathroom apartment with an expansive terrace, beautiful decor and only steps from the famous Piazza di Spagna. Yes, it's really as good as all that and more! Named for the famous Piazza di Spagna, the Spagna apartment is very special. It is comparable to a five star hotel but more spacious and private.
The Piazza di Spagna area is one of the most desirable in all of Rome. This is a very chic location where you'll see young and old alike rushing about to do their shopping and, later in the afternoon, out for a leisurely stroll decked out in their finest Italian designer duds. The area is filled with high end designer clothing, linen and fine giftware boutiques.
It is a spacious and beautifully appointed home in a meticulously maintained building with three bedrooms, three bathrooms, an inviting terrace, and a private balcony off the master bedroom. Every bedroom opens onto a terrace or balcony. Situated in an elegant fully restored palazzo on a small street that is closed to through traffic just off the historic Piazza di Spagna, or Spanish Steps, with it's famous fountain and beautiful steps. It lies near Via del Babuino and Via dei Greci. The Trevi Fountain, Piazza Navona, Via Veneto, Borghese Gardens, and the Pantheon are all within reach by foot. Excellent restaurants, cafes, and shopping in the immediate neighborhood make this apartment a special home for a special Rome vacations. The building itself is immaculate, with an elevator and doorman during business hours. Spagna is an ample 180 square meters, 1930 sq. ft., and is located on the fourth floor U.S. (third floor European).
A nicely appointed entry way greets you as you enter the apartment and opens onto a living room which is comfortably furnished with double sofas and two upholstered armchairs. Fine antique end tables and writing desks, softly draped silk curtains and wood floors complete the refined look. Imagine sitting with family or friends in this beautiful living room in your Roman home away from home. Another great feature of this apartment is that it is very quiet for sleeping at night. Noise is so often a problem with city living, so finding a Roman refuge that offers space, elegance, a wonderful terrace and quiet is a tall order.
Opening off the living room is the large terrace, a landscaped outdoor living space that lets you celebrate the joy of Mediterranean living. The terrace is an outdoor room, where you're sure to while away many hours al fresco, enjoying time relaxing while knowing that the magic of Rome is at your doorstep. A retractable, electric awning offers refuge from the summer sun for leisurely lunches or cocktail hours out-of-doors.
The dining room has some beautiful Italian antique pieces and offers a quiet, dramatic spot for more formal dinners, seating up to 8 people. While you'll likely be lured out each night to one of Rome's fine trattorias, you have the option of preparing meals in the well appointed kitchen and relaxing at home.
The cozy master bedroom has a king size bed, dresser, TV, closet and a small balcony overlooking the interior courtyard of the building. The marble master bathroom has a whirlpool tub, telephone-style shower, sink, toilet and bidet. Fluffy bathrobes.
The second bedroom is spacious, with two twin beds, a terrace door that opens to the side of the large terrace. The second bathroom is tiled in white and cheery green tiles and has a large bathtub, sink, toilet and bidet.
The third bedroom has a single twin bed. It has two doors that open out onto the terrace and two more onto the terrace extension that runs past this bedroom and the twin bedroom, letting in lots of light and air. It is a wonderful room where you can have all the privacy you need while gazing out onto the glorious terrace. The third bathroom, tiled in white with yellow accents, has a large enclosed shower, sink, toilet, and bidet.
The kitchen is fully equipped, a cook's kitchen, clean and highly functional. It has a dishwasher, large American-style fridge/freezer, 4-burner gas stove, oven, and microwave. In addition, the apartment has a washer, TV with satellite dish, and air conditioning.

We are back home from our wonderful time in Rome and wanted to let you know that we loved the Spagna apartment. Great, spacious apartment with a great location; the outdoor patio was both wonderful space and very beautiful with all the flowers, plants and herbs the owner has planted there. It is certainly a very good choice for two families or one family with children. The owner was very gracious and kind and seemed to enjoy speaking with our daughter in Italian. She even presented her with a going away gift for her 'bambino". In addition to allowing us in early as you know, she allowed us to leave at 2 because we could not check into our hotel at the airport until 3 PM. We would definitely stay there again. I also wanted to express our appreciation for the service Stefano from Stefano Greycar provided our family. He picked both of our parties up at the airport and took us to the apartment. He also took us to and back from Siena on Wednesday (and was very kind and understanding at the beginning of the trip when our 2 year old grandson became a little car sick). We also arranged for him to take us (and all our luggage) to the airport hotel on Friday. He was always very kind and helpful and on time. We will definitely use him whenever we come to Rome and would highly recommend him to anyone. Thanks for all your help as well. We will be in touch the next time we plan to visit. |

We were very pleased with the location and surrounding area. Your dedication to detail and efficiency was magnificent and I thank you sincerely for this. For us personally, not being aware at the time of booking that we were actually staying in someone's home, not a commercial apartment, with all their belongings/trinkets/ornaments/furniture etc led to an uneasy feeling. This was compounded by the fact that the owner was living next door and we could hear her through the walls and no doubt she us. The master bed was very hard. So unfortunately, this apartment in Italy for us was not a success. Others may enjoy this style of accomodation. Thank you again for your help [Thank you for your notes, I'm glad we were able to reorganize the beds for your greater comfort and taking into account your feedback, a new, softer base has been placed under the bed. We will also make it clearer that this is a personal home. The owner was not living next door while you were there; you were hearing the neighbors in the adjoining apartment, sorry about that. Overall, how did you find your accommodations? One of the perils of getting older is how cynical we can become and an expectation that brochures give a false impression. We were blown away - the apartment was everything and so much more than we expected. The highlight is the totally private terrace with beautiful terra-cotta planters filled with flowers, orange trees etc with comfortable seating and dining table. The apartment is filled with antiques and feels and indeed is a real home from home in the middle of Rome What did you think about the location and the surrounding area? Perfect location minutes away from Piazza del Popolo in a small quiet street linking Via del Corsa and Barbuino giving immediate access to shops, restaurants and quaint streets like Margutta filled with artists and craft Any tips for future guests including nearby sites, restaurants or shops? Pat provided us with a very comprehensive list of suggestions but in reality most of Rome attractions are within walking distance. As for restaurants our undoubted favorite was Gusto and the rudest to avoid Alfredo! Would you recommend Italy Perfect to a friend? Yes, 100%, yes. Italy Perfect was everything you could hope for. The arrangements all worked smoothly from arrival to departure. The handbooks and suggestions were a brilliant addition. Not only would I recommend Italy perfect to a friend - we have already done so! |

I can't imagine staying in a more convenient place. The apartment was central to everything. It had a very authentic feel and both the owner and the rental agent were very accomodating as to our arrival and departure time. We had an infant with us which was no problem but young children could be. The apartment contains many personal items that could temp small children. The positive to that was the authentic/non-hotel feel. |

The location (near the Spanish Steps) was ideal. The decor of the apartment was so beautiful and the large patio was so wonderful during the mild Spring afternoons. The recommendations regarding the car service from the airport (Stefano) and our guide (Rich of rich@rome-day-tours) were great. I would defintely recommend Italy Perfect. We have also had wonderful experiences with Paris Perfect. |

We were amazed by the beauty of our apartment in Rome. It was appointed in a most lovely fashion and we all were very much at home the minute we unpacked. The terrace was our favorite -- a wonderful spot to relax after sightseeing in Rome. The neighborhood was fantastic and easily accessible with wonderful restaurants nearby. Italy Perfect was wonderful in helping to find the right apartment and was very pleasant and easy to work with throughout the whole process. I cannot wait to plan my next trip and book an Italy Perfect residence. |

This flat was in a great, easy to get to and centrally located location. There were five of us in our group, and we were accommodated well and comfortably. If only the weather had been a bit cooler, we would have really made use of the great patio! Gusto! is a great restaurant, only a few blocks away, and there is a grocery close by as well. Our arrival was well coordinated and we were welcomed and educated about the flat nicely in English. We greatly enjoyed our time in Rome! |

This lovely apartment on a quiet closed street off Via del Babuino is a perfect location for seeing Rome. It is fully equipped, accommodated 4 adults and a mature child perfectly, and has a marvelously landscaped terrace for outdoor living. It is only blocks away from the Spanish Steps. Transporation,greeting and instructions were all handled very professionally with gracious English speaking personnel. The owner offered a warm personal welcome with flowers and wine, and Italy Perfect handled the reservation process most efficiently. The only problem was an initial difficulty establishing an Internet connection, which could have been a firewall problem in our laptop. In short, a wonderful way to experience Rome. A hidden gem of a casual restaurant not to be missed for lunch and a wine bar 17:00 - 20:00 in the Piazza Venezia/Piazza Navona area is Enoteca Corsi in Via del Gesu' at #87-88, just north of the Corso V. Emmanuele. |

The owner prepared a list of resturants for us and we tried several with much success. Really no complaints except hot water takes a while to arrive in the showers. If you are use to luxury this fits the bill. We rented through Italy Perfect and Pat Byrne a total professional. |

We spent a month in Italy this year and the highlight was the time we spent in this beautiful apartment in Rome, the lovely garden court yard was fantastic and great to spend time relaxing with my family. The location was brilliant only a few metres from the main shopping district of Rome which my wife thoroughly enjoyed. I cannot stress how wonderful our stay was and how well we were received and treated by the owner of the apartment. We loved this elegant apt. we had out our boys ages 12 and 14. It was very pretty, spacious and light filled. The beautiful garden terrace was a lovely spot for breakfast or a glass of wine. Our neighborhood was a short street located between an elegant street of boutiques and cafes and a more funky street of stand up eateries and nike and other athletic stores which the kids loved. of course beautiful old churches were everywhere. the street ended at Piazza Spagna which is a stunning Piazza with several lovely cafes for people watching. I loved this area because it was not terribly touristy and you had the feeling that locals lived there. Not far is the Spanish Steps which is very crowded and touristy so one can appreciate the difference. The apt has three lovely bedrooms. One queen for me and my husband, one single for my 14 yr old and my 12 yr old took the twin. The air conditioning worked great and the extra charge was minimal. There was no noise from the street. The wifi worked great on our Mac. Christina met us and quickly showed us around and we had no trouble with keys or appliances. we cooked in a few nights and ate on the terrace. There is a small butcher two streets down where we picked up terrific tenderloins. We also fixed eggs in the morning. However, on the more elegant street there is a lovely cafe- Don Quioxte where you can get coffee and light breakfast also. We didn't watch much tv- just one small one in the living room.So if you need a big TV or dvd this is not for you! The building was very quiet as i think most were gone for the summer. It felt very safe and the main gate was always locked. It was very easy to get taxis from eiither of the adjoining streets or just down the road at the Piazza. I would definitely go back! |

Our hostess and greeter clearly wanted us to be happy ... and we were. Accommodations were excellent. It quickly became our "home" and we can't imagine staying anywhere else when we're in Rome. We enjoyed the most the terrace. Plants were in full bloom during our stay, and we really enjoyed the outdoor space. It's also nice that guest quarters [second and third bedrooms] can be closed off, allowing complete privacy. The location is ideal. A ristorante called "Edy" became a favorite ... maybe 2 blocks away (on Vicolo del Babuino, between Via di Babuino and Via Margutta). You seem to have perfected the art of service. |

Great location for going almost anywhere. The Roma Pas gave us excellent transportation plus skipping long lines at museums and places such as the Coliseum. We had great weather - over 60 degrees F and no rain for the week we were here. We were out so much we hardly used the beautiful terrace. Now back to snow and rain in Minneapolis. |

Beautiful apartment, quiet, clean. Excellent location, plenty of good local dining. I recommend "Gusto" for a delicious dinner. The highlight of of my trip was to see the lovely Sistine Chapel, what a masterpiece! The museum was overly crowded but it's worth the wading through the people to see it! Getting around was easy, taxi's were abundant and fairly inexpensive, walking the local streets was great people-watching and interesting listening to the different languages. Thank you for the lovely accommodations, I will recommend to our friends in California. |
