When you step through the door of the Olivia apartment you immediately notice the pride of ownership on display. The apartment is spotlessly clean and well maintained and your warm welcome includes gift a basket that awaits you with a bottle of wine, a few snacks, fruit and provisions to prepare a light pasta dinner to get you through the first evening. This is the type of thought and care that goes into making guests feel comfortable at the Olivia apartment.
Located off of Via di Santo Spirito the Olivia apartment is in a terrific location in the historic center on the Oltrarno side of the river. So convenient to the sites, the highlights of Florence are all within walking distance.
The apartment is in a 15th century apartment building on a narrow street lined with other historic apartment buildings, artisan workshops, restaurants, small shops.
The apartment is on two levels with the living room, kitchen and one bathroom below and the bedroom and a second full bathroom upstairs. The open kitchen which is just through the front door has been recently fully remodeled & is fully equipped. An handsome expandable antique dining table has seating for four. Tasteful antiques, excellent maintenance and thoughtful touches make this a comfortable, homey apartment. The location is terrific.
The living room is quite spacious with attractive original wood beams on the high ceiling. Two large living room windows admit plenty of light, a nice feature of the apartment since it is so high up in the building. The sofa is comfortable and opens to sofa bed that can accommodate two people. An ottoman in the living room converts to a single bed as well. Tuscan terra cotta tile is on the floors. Next to the charming antique writing desk is the downstairs bathroom. The bathrooms, one downstairs and one upstairs, are nice in the apartment with attractive tiles and fully enclosed showers. The fact that there are two bathrooms makes the living room sofa bed arrangement particularly convenient for guests. The living room TV has satellite so receives some English language news channels.
The bedroom is on the second level, reached by 14 steps up. It is a cozy, pleasant space with skylight, good storage space behind an attractive curtain under the eaves. There are good reading lamps on the night stands on either side of the bed. Off the bedroom is a full bathroom with enclosed shower and a separate laundry room.

The Olivia apartment has a nice feel and is well located. The size accommodated three of us well and the kitchen was well stocked with everything needed to prepare a meal. The location is excellent, feels very safe and is within easy walking distance of nearly everything you would want to see in downtown Florence. There are excellent restaurants and food choices within the neighborhood - just be sure to make reservations as even seemingly empty restaurants turn folks away. The stairs could be a bit challenging for some but were not a problem for us except in getting our bags up. I would not hesitate to stay at Olivia again. Bob |

| Great Accomodation in the Heart of Florence | Nov 2011 |
My wife and I spent 2 weeks at the Olivia apartment in October 2011. The apartment while compact by N. American standards, was very comfortable and well equipped. We found our hosts to be charming and helpful in providing recommendations on local shops and restaurants. Their hospitality included the provision of a basket of food (pasta, jams, bread, cookies, etc.) upon our arrival. As mentioned by others, the five story walk-up isn't a huge concern for those with even a moderate level of fitness. We thought of it as part of our daily workout. The location of the apartment could not have been better, 5 minutes from the Ponte Vecchio yet calm and quiet, in a traditional Florence neighbourhood. Lots of great restaurants within a few moments walk of the apartment and interesting shops all around. We were close to the major sights yet away from the tourist clogged streets of central Florence. We have no hesitation in recommending Olivia to others interested in exploring this wonderful city. |

We enjoyed our stay in the Olivia apartment. The owner and her husband met us at the apartment and helped us carry our luggage up to the 4th floor. The stairs were no problem at all. They were just a good warm-up for all the stairs we would climb during the day visiting museums, etc. The apartment is exactly as described. We especially appreciated the artwork on the walls. Having two bathrooms made it easier to get out early in the morning. The location could not be more convenient. The restaurants in the neighborhood are good, but you have to go late if you want to be in the company of some Italians and not just other visitors. The best food shops are on the Via dei Bardi beyond the Ponte Vecchio. We discovered them too late in our stay. We hope to return to Florence and would definitely use Italy Perfect again. They met and exceeded our expectations. |

Here is a view from 2 Brits - we agree with the other recent reviews, had a great week in the Olivia apartment and can recommend the place and the service from the owner and the agent. The welcome basket and basic supplies were a lovely touch. If you look at the video tour on the Italy Perfect site you will see how nice it is. We were there in April so did not need the radiators or the aircon - but they looked pretty effective, and all the other modern conveniences worked well (e.g. wi-fi). For a city apartment it was pretty quiet - you heard everything from the street, but it is 4 floors below and there was little traffic. There are 4 varied restaurants in the same street that all had some guide book recommendation (confident Itaian needed for a couple of the menus), and Piazza Santo Spririto is just round the corner, with 4 more. N.B. For anyone interested in the Renaissance art, do not miss Capella Brancacci, a few minutes walk away in Piazza del Carmine. And those stairs were not so bad... |

Will a vacation rental turn out to be as good as its advertising? Olivia is, with the added benefit of outstanding information and responsiveness from Italy Perfect before our arrival, and from Olivia's owner during our stay. We stayed a month and appreciated the spaciousness and extras we didn't see in other rentals at this price: two full bathrooms, wall safe, dishwasher, wifi, washer/dryer and all-inclusive utilities. The kitchen was well equipped and there were plenty of extra linens, pillows and towels...even Christmas decorations during our holiday stay! Don't let the 5th floor deter you; after you get the luggage up, it's manageable, even for seniors. The area is safe and central, with major sights a 10 minute walk away and maybe 20 minutes to the edges of the Centro Historico. Plenty of eateries and shopping for all price ranges within a couple of blocks: we liked Mamma Gina, Casalinga, Gusta pizza and osteria, Il Santo Bevitore, Quattro Leone. For groceries we shopped just south of the P. Vecchio (produce stand and supermarket on V. dei Bardi, forno on V. Guicciardini). Never saw a neighbor in the hallway but felt connected to the vibrant city even when inside via church bells and voices in the street below. Don't miss the Mercato Centrale and lunch at Nerbone (or nearby ZaZa and Rossopomodoro), unusual gelato flavors, the Capella dei Brancacci, Palazzo Strozzi or any historical parade. |

Olivia is a great apartment situated just across the river from central Florence. The apartment is clean and tidy with good quality furnishings and all the conveniences of home. The apartment also came a number of items that made the stay comfortable - little things like paper towels and coffee filters as well as a welcome basket with goodies. Location of this property really couldn't be better. A five minute walk gets you into the town and there are literally a dozen great restaurants within a few minutes walk. We ate at several on the same street and had great experiences with each. The apartment is not recommended for those who would have trouble going up/down stairs as there are several flights involved. Even the fit amongst us would find them somewhat tiring, however by mid-week we were used to them. The owners were charming and very happy to help with logistics. We would definitely consider staying there again should we end up back in Florence. The service through Italy Perfect was great and very painless. The information sheets provided with your reservation give a good introduction to the town and the country and contain useful information. (We used the Rick Steves Florence/Tuscany book). |

Our stay at "Olivia" in Florence was absolute perfection. We were greeted personally by Angela, who was very friendly and knowledgeable. The apartment itself is beautifully appointed and is a stone's throw from all the major and minor attractions in the city. The fifth floor was a bit daunting at first, but we began to enjoy climbing the stairs, as it burned off all the extra calories from the fabulous food and wine! Having two bathrooms and an air conditioner was the best, though. "Olivia" will forever have a special place in our hearts as we became engaged at the steps of Il Duomo. The Olivia apartment was wonderfully appointed and convenient for us to walk to all of the museums, galleries, and shopping. The Oltrarno district is perfect to see the old world craftsmen working their skill trades next to the latest shopping and wonderful restaurants. You must try the restaurant across the street with the T-bone steaks in the window for a "Buono Sera" welcome to Florence dining experience. |
