Walk two blocks and you are in the timeless and graceful Piazza della Repubblica.

This very large Florence vacation apartment has dramatic, high ceilings and beautiful large arched windows overlooking Via della Spada. It is located smack in the historic center of Florence in the chic neighborhood where local and tourists alike come to stroll, see the sights and enjoy the large selection of excellent restaurants and world-class shopping. This is an exciting neighborhood, where you can step out and be part of the scene and then retreat back to the comfortable Prisco apartment when your feet need a break. You can be back "home" within minutes from most of the major sites in the center of town.

Location

The apartment building is located at the intersection of Via della Spada and Via della Vigna Nuova where they form a triangle off Via Tornabuoni. Around 1740 (recent by Italian standards!) Pietro Leopoldo, Grand Duke of Tuscany, decided to rename the streets of Florence. At that time the name Spada, meaning "sword" was chosen for this street. Some city historians believe that the name was selected since the straight direction of the street somewhat resembles "una spada" -- that is, a sword. Via Spada is located where the first circle of Roman walls surrounded the city, as the ancient walls ran along what is now Via Tornabuoni. Historians believe that Via Spada was the continuation, from east to west, of the ancient Roman road which includes Borgo degli Albizi, Via del Corso and Via Strozzi.

The Gucci store is directly behind the apartment building, the Robert Cavalli boutique is right outside your front door, the Gianfranco Ferre store is at the end of the block, the Tod and Hogan stores around the corner, Salvatore Ferragamo's flagship store and shoe museum are only a 2-minute walk away.

The apartment was completely remodeled in 2004 and is extremely spacious, measuring 85 square meters in total, or over 900 square feet. The large living room features original terracotta tiles and two large arched windows that overlook Via Spada. The morning sun illuminates the living room and kitchen area.

Throw open the large kitchen windows and enjoy the lively scene below. Or enjoy meals around the table with the freshest ingredients from the many wonderful local food merchants. The apartment features many original Italian antiques, yet the living room maintains a casual feel with a modern, top quality new Italian sofa that opens to become queen size bed. The casual feel means you can put your feet up on the coffee table or stretch out on the sofa for a nap.

Enjoy relaxing meals in the open plan kitchen around the large dining table. In the morning stop in at the bakery that is next door to the apartment building and pick out your morning bread and pastries. In the afternoon you might find yourself tempted by the delicious array of delicate cookies for tea time or dessert. Only a few blocks away is a large news agent that has newspapers and magazines in every language. What a great way to begin your day each morning in Florence! At night, enjoy a glass of wine and relax a bit before you head out to one of the many excellent neighborhood restaurants. On the same block as the apartment are several good cafes and restaurants, making it so convenient if your feet are crying for mercy after a busy day filled with sightseeing.

The kitchen has an English-style gas stovetop with grill, a large oven, lots of cabinet and countertop space, dishwasher, and a large refrigerator with freezer. The kitchen is fully equipped with pots, pans, dishes and serving pieces.

Just off the living room is a short hallway that leads to the bathroom and a good sized storage closet handy for luggage and coats. The bathroom has blue glass countertop, handy shelves for personal items, under-sink storage, ample hooks, towel racks (heated in winter), toilet and bidet. The full size bathtub features an ingenious glass shower enclosure, which folds back flush to the wall out of the way when taking a bath. An arched antique window high above the bathtub lets in light and air.

The spacious master bedroom is to the right off of the living room, with soaring ceilings and a romantic fabric-draped wrought iron frame queen size bed. In front of the large arched window that faces Via della Spada is a beautiful antique Tuscan desk, where you can write postcards, muse in your travel journal while you relax with a cup of tea. A chaise longue-style twin bed in the corner of the bedroom provides an extra sleeping space for a child or teen. A pretty hand-painted armorie and an antique dresser provide ample clothing storage space. Night stands on either side of the bed provide good reading light at night. The bedroom alone is over 40 square meters, or 430 square feet...larger then many Florence apartments! We like to advise guests that since this apartment is in the popular historic center, there can be street noise at night from pedestrians (not cars) down below who are strolling by after a meal at one of the many nearby restaurants.

Prisco also offers flexibility if you need additional sleeping space, as it can be rented in conjunction with the Strozzi Michaela or Lucia apartments which are on the same floor, just a few steps down a private hallway.

If you want to be right in the center of Florence, with all the sites within a few minutes walk, this apartment is an excellent choice. Please note that this is a bustling neighborhood filled with cafes, restaurants and a pub nearby. If you prefer a quiet location, please bear this in mind as the windows overlook the street below where pedestrians can be noisy. The bedroom has double glazed windows which helps to reduce the noise. In December 2008 double glazed windows were added to the living room windows as well, for the comfort of our guests.

My wife and I were very pleased with the Prisco apartment in Florence. We stayed 8 nights at the end of February 2012, and everything proved to be "as advertised." The apartment is spacious, comfortable, and clean, with a modern bathroom and well-equipped kitchen. Italy Perfect provided a comprehensive information package prior to arrival, and Franco was waiting for us when we arrived. The location is outstanding! It just a few minutes walk to the train station in one direction and to the main tourist areas in the other. We enjoyed the numerous shops and restaurants in the immediate vicinity, but it's also just a short walk to just about everything else. We have no hesitation in recommending this apartment, and we intend to use Italy Perfect again in the future.

Great central location in spacious apartment Dec 2011

We spent 9 days in the Prisco apartment in Oct/Nov of 2011 and really enjoyed our stay. Literally outside our door was the bakery, butcher, cafe and a few really good restaurants. We never took a single cab as the location is so central to everything in Florence. We made breakfast every morning in the kitchen- the owners do a great job of explaining how everything works. The bed was comfy and the bedroom was perfectly quiet for sleeping. There is a busy intersection right below so there is traffic noise in the living room and kitchen area but it is tolerable. The Italy Perfect team gives you everything you need to know in terms of important info about the apartment, the area and just apartment living in Italy in general. Everything they sent beforehand was just as they described when we got there - no surprises at all. It all came in really handy. They only thing they need to work on is the internet signal and I know that is tough as it is an older building. All and all, I would absolutely rent with Italy Perfect again!

A Wonderful Place Nov 2011

My husband and I stayed at the Prisco Apartment in October. It was wonderful. I actually didn't want to leave. The apartment was clean, comfortable and beautifully decorated and it was very evident that a great deal of time and thought had been put into making the apartment as nice as possible for guests.

The location was ideal, it was close to the train station and it was very easy to get to all of the sites that we wanted to see. I enjoyed watching the activity on the street. Franco recommended Giovanni's, a restaurant close by and we had a wonderful meal there. We also enjoyed grocery shopping at the nearby San Lorenzo Market and it quickly became a morning routine to visit the bakery a couple of doors down for morning rolls and something for dessert.

The leather goods for which Florence is famous are readily available and I would recommend a visit to the Leather School at Santa Croce. We were amazed at what is created there.

Our stay in Florence exceeded expectations and this was due in part to our stay at Prisco. I would recommend Italy Perfect without hesitation.

Unique apartment in great location. Nov 2011

We stayed in the unique Prisco apartment for a week in October, the busiest tourist time in the City it seemed. Very spacious and comfortable, light and airy, located within walking distance of everthing we wanted to see. Greeter hosts were helpful and courteous. Kitchen was excellant for those nights when we were too tired to stir out again. It was a joy to run downstairs and next door to get freshly baked pastries every day. The apartment was close enough to the train station to walk, with suitcase, to the apartment. The apartment was very clean when we arrived and quality windows made it quiet at night.

A Great Apartment! Oct 2011

We stayed at the Prisco apartment 16 nights in August 2010 and returned for 5 nights in August 2011. We already have recommended to friends and acquaintances this apartment, and the other apartments the owners rent on the same floor of this historic building. The Prisco apartment is quite large, beatifically decorated, very comfortable, and is in a wonderful location close to almost everything in Florence. With the windows closed at night, the apartment is very quiet, but as soon as you wake up in the morning and open the huge double-paned windows, it is like walking onto a movie set of a city alive with activity and energy. We loved looking out onto the streets below to see the shopkeepers getting their early morning deliveries, the street washing machines going back and forth, many business people walking or riding vespas to work, and hordes of tourists on their way to or from the train station or meeting their guides on the street below. We had everything we needed in the apartment, including enough cooking items and table settings to have dinner at the apartment with our five Italian relatives. We think they were surprised to see how lovely and large the apartment is! The owners were very pleasant and helpful and provided many pamphlets, maps, and guidebooks, as well as a computer room with computers and printers. Having WIFI in the apartment was very important to us since we like to stay connected by email and each day while having lunch we watched the American news broadcasts from the previous evening. Beautiful Prisco Apartment! Oct 2011

We thoroughly enjoyed staying at the Prisco Apartment in Florence.  The accommodations were exactly as described and the location was fabulous.  It was close to all sites and walking to and from the train station was extremely convenient.  Miki and Franco were absolutely wonderful and attentive hosts.  Having access to laundry and a kitchen during our stay in Italy was absolutely fabulous and made us feel at home.  The Central market is very close for those who love to cook.  The soundproof windows in the bedroom are a complete sound block, which made getting a deep sleep very easy.  Overall, the Prisco was fabulous and we would welcome another stay there anytime we are back in Italy.  Thank you Italy Perfect for a great experience.  We look forward to using your services again.

Prisco Preferred Anytime Jul 2011

We traveled with our 17 year old daughter and stayed at Prisco. It was well appointed, comfortable, spacious, clean, light and sound proof (especially in the master bedroom). Even though it had the look and feel of an "old world" apartment, there were modern touches with the stove and shower. Wireless internet was a little slow. Micki and Franco could not have been more accommodating, available and delightful! The building was easy to deal with and it was a few steps from Gucci (great bargains during the sale for us, major shoppers) and the Strozzi Palace which had an excellent Dali, Picasso and Miro exhibit for a contemporary art experience. The neighborhood was terrific and there were excellent restaurants within very short walking distances. It is a little daunting to find a grocery store in the neighborhood for essentials, but they do exist. Franco recommended Giovanni which had the best home made biscotti for sure. Restaurants Sostanza and Bella Donna were our two favorites, and the cafe right below the apartment had great coffee to start the mornings. The train station was very close by which made a day trip to Pisa very manageable. Lisa was very easy to deal with around the contracting. Would not hesitate to recommend this apartment or the Italy Perfect experience.

Comfortable home from home Jun 2011

A spacious, comfortable, well equipped apartment. Mikki and Franco are excellent hosts and ensure that you understand how everything works. Lots of guide books and local information, free use of computers and a printer if needed. There are lots of local shops nearby and it can be nosiy but there is double glazing in the bedroom which together with the excellent bed ensure a good nights sleep.

The apartment was everything we were expecting it to be, modern clean and comfortable and beautifuly appointed.

The location was what we wanted down town close to all the amenaties...within walking distance of all the important things to see and do.

Being small town folks, it took a little getting use to the sounds of a vibrant City right outside your windows...so if you are sensitive to sound bring earplugs....it works like a charm. We loved Florence and would return and stay again.

In future travels I would definetly use Italy Perfect as my accomodation supplier.

A wonderful apartment, amazing location, comfortable, clean, traditional, well set up for a couple who enjoy a little more space. Close to best shopping, trains, art galleries and museums, excellent restaurants. Owners are very charming and helpful with recommendations, etc.

Only minus is the wifi which could be stronger; kept losing connection. Might be as simple as moving the router into the hall way a couple of feet closer.

Would definitely stay there again. Italy Perfect gave excellent service and provide complete and helpful information on the area and other useful recommendations.

The Prisco is perfectly located in a very nice shopping district in Firenze. Excellent trattoria, bakery and butcher within steps of the apartment. Italy Perfect and the Prisco's owners Franco and Mikki provide excellent wrap around support. Franco and Mikki are wonderful hosts and add an additional dimension of charm to the experience. The internet photos are spot on-- the apartment looks exactly as it does on the site, The two rooms are quite large with wonderful 18 foot ceilings and floor to ceiling windows. Very spacious for two people. Highly recommend booking this apartment.

We just had a terrific time; very pleased with the apartment. Mikki and Franco were just delightful and added a nice measure of support around our time. BTW-- Pitti Gola e Catina-- a wine bar with an amazing ktichen is beyond words. We went there twice. Made many friends and are having wine shipped to us. ( we've shipped previously from  other countries) Eduardo, the owner, in his late 20s, has so many ideas and vision where he wants to take his business. It's about 3 years old now. So worth a visit. We found it on trip advisor ( #1 rated). Number #2 rated was not worth the time. We loved the trattoria a few doors down. And had the good fortune to eat at Cibreo in Santa Croce. Ciao. Lisa

Delightful Feb 2011

We thoroughly enjoyed our stay at the Prisco. The location is perfect. From the moment we walked through the doors we no longer felt like tourists. The apartment is well-equipped and Miki & Franco are delightful. We are "get up & go" type of people so kitchen was a huge plus. We ate several meals in, after having shopped at the fabulous Mercato Centrale. It is an experience you should not missed. There are numerous smaller markets scattered throughout so food shopping is convenient. The main living area is quite noisy but it adds to the experience. Sunday morning revelers were entertaining and the everyday street noise just added to the ambiance. The bedroom was spacious and amazingly quiet. Heating was the only problem we encountered but the weather was unexpectedly cold. The city was decorated for the Christmas Season and was magical. We highly recommend the Acqua Al 2 Restaurant @ Via della Vigna Vecchia 40r. As for the leather & scarves, a hint. Bargain, bargain, bargain! Then walk away and come back a day or two later. The price is always negotiable. Bring an extra suitcase or carry-on bag because you cannot resist the temptation to buy! And, don't miss doing some window shopping on the Via De'Tournabuoni! We highly recommend Italy Perfect & The Prisco. We fell in love with "Firenze" and will return often.

We had a delightful stay in Prisco apartment. Miki and Franco were very welcoming and helpful in showing us through the apartment. The location was ideal for us; so convenient to all the sights and food outlets. Our favourite eating spot was Trattoria Marione, consistently good and close to the apartment. We also enjoyed choosing our own food from the market to prepare meals at home.

The wifi was sometimes difficult to access from inside the apartment, but we could make a connection by walking up nearer to the computer room. Just a minor point; everything else was perfect for our return to Florence after 35 years. Thank you too Lisa for your efficient and friendly communication in arranging our booking.

Florence was a dream and the owners were angels. We were greeted with warmth and tender hospitality. They helped into the apt and made us feel as if we were entering our own home. There was a bottle of wine waiting for us on the table, beer in the fridge and water on the counter. They answered every question and then some, proudly bringing out maps, offering recommendations and taking a personal interest what we hoped to see.   We were given a series of phone numbers and email addresses and told to contact then at any time if we needed help. They spent a great deal of time with us making sure we were comfortable and well settled in. We had come around lunch time and wondering what to eat  we were taken across the street into the Cavali cafe and shown how to order lunch. The next day, I was  not quite sure where to shop  in the neighbourhood as the grocery store near the train station had inferior meat and fresh produce.  I asked Miki who  was at the apt preparing for other guests. She very generously took me on a tour of the neighbourhood to meet the local vendors, including where to buy prepared meals,  and shown the location of a shop that sold the best fresh produce. The apt was full of history and charm. The kitchen a chef's idea of heaven with a gorgeous stove well equipped with everything  required to create multi-course meals. The pots and pans were of a beautiful quality and well cared for. The only comment is that the knifes were thin and dull and I would have appreciated a good chef knife or even a sharpening steel for the worn down blades. The beds were cosy and the bedding plentiful. We loved our stay at the Prisco. The internet in the apt was a huge perk as we could skype our loved ones in the evenings.

I absolutely LOVED my stay at Prisco. The apartment was well appointed. I felt safe. I loved having the computers to use and the wireless as well. I went to Umbria after leaving Florence and we had to drive about 20 minutes to the nearest internet cafe.  Having a washer to use was also a huge plus.
It was great to have Mikki and Franco available via phone if needed.  They were also around frequently during my stay. They were so kind to myself and my guest. Like you had said, they feel like an aunt or uncle, not apartment managers.
The collection of tourist information in the hall and in the apartment was also very nice to have.
Loved the English DVDs that were there....my Italian isn't good enough to follow the others 'yet'!
Loved the very quiet bedroom at night...I am such a light sleeper but the windows really blocked the light and noise!
Can't say I had a bad meal anywhere. Most of the time, we would have lunch out and then make dinner at the apartment.  The cafe next door was convenient...great dinner at the Trattoria Marione.  Interestingly, the owner of one of my favorite restaurants in Lucca recommended this restaurant to us too...little did we know it was just next door!Really enjoyed lunch at Il Latini and Mamma Gina's.  I love soup and their soups were great. I did not find dinner at Il Latini to be as enjoyable as I had 5 years ago.  It seems like more of a production now. Had a very enjoyable lunch at La Reggia in Fiesole.  How I did not gain weight over these 8 weeks is beyond me!!

Prisco Perfect Oct 2010

We loved the Prisco and it totally made our trip to Florence. The location was perfect, the street life below was better than a movie and the apartment was big, clean and wonderfully appointed. Mikki & Franco were friendly,helpful and delightful to deal with. Use of the computer was a bonus, as was the washing machine. The bakery below and a couple of doors down was great, and we sat in the bar directly below the Prisco to watch a soccer game with an enthusiastic crowd one Saturday evening. Without such a fantastic place to stay, our Florence experience would have been totally different. We highly recommend the Prisco to anyone thinking of going to Florence! Prisco apartment May 2010

The apartment was as described in the website and so we were satisfied with most aspects. Any downside could be addressed to the washing facility and internet. The washing machine could do with replacing...the spin cycle was hopeless. The internet wireless connection did not work in the apartment and the only way a laptop could connect was by a direct cable into the socket in the little computer room.

Thank you for your feedback. We checked the WiFi connection and is appears to be working properly, so not sure why it didn't connect during your stay but thank you for bringing this to our attention. The washing machine is from 2005, so is relatively new, is a standard Italian design and the spin cycle can take over 45 minutes, normal for European machines, as detailed in the confirmation materials. We have rented many apartments in Europe and the Prisco is among the best. We arrived from Assisi after a dreadful apartment experience, so bad that we left earlier than our rental period. Lisa was able to get us into Prisco a few days earlier, and even applied a weekly discount to our rent. The hosts, Miki and Franco could not have been more accommodating to our needs.

This property was in an optimal position to access all parts of Florence, being situated in the city center, but also near the Oltrarno and western portions of Florence, which are less touristy and capture a true flavor of Florentine residents. Miki and Franco were extremely hospitable and welcoming, and the information packet provided several great tips to enhance our culinary and shopping enjoyment.
We were conservative, without being too miserly, with electricity, gas and water (the stove and dishwasher work great for meals, by the way!), and the bill for the two of us, at the end of the winter-weather week, was only 25 euros extra. The bedroom was silent as a tomb at night and wonderfully expansive, while the living room and kitchen areas are a bit noisier from street sounds (ear plugs and nightmask would take care of this). Shower pressure and water temperature were excellent. Bathroom nice and roomy. Washing machine just fine, Internet access great. Chandeliers gorgeous to behold. In all, well-appointed, nicely located and extremely comfortable, like visiting a relatives' home in Italy.
A few tips: 1) You deserve this: On your first day, spend about 30 euros or less at the flower market and enjoy the cheer and brightness it brings to your apt. each day of your stay. Takes about 20 minutes tops, and enhances the rooms (especially on dreary winter days). 2) The Knopf map guides are incredibly comprehensive, compact, easy to use, and break down cities by district. We easily found our way back to our apt. no matter how far we strayed. 3) Forget bringing home meats, fruits or veggies of any kind. Cheese is OK, though, and honey and tea. We learned the hard way at U.S. Customs, trying to bring in shrink-wrapped cinghiale salami.
...AND...a few tips for Florence: 1) 100 euros is well-worth it for a family Amici degli Uffizi membership (60 euros for a single to avoid long lines, reservations, and admission fees at a variety of museums in addition to Uffizi (all of Pitti and Boboli, Bargello, Accademia, etc.). It's good for a year, and can be easily gotten when you arrive by visiting the office at entrance #2 at the Uffizi. Took us about 10 minutes, saved us hours of waiting in line and money on phone calls for reservations. 2) Bring a couple of those shopping bags that fold into purse-size cases, they're sturdier for carrying grocery and gift purchases back to the apt. 3) The people-watching and traffic-watching from the Prisco apt. windows is better than TV. You'll probably want to devote a few minutes every day to marveling at the everyday theatre happening at the intersection of these four streets. 4) Cook in, some nights! That kitchen is the bomb. All the basics you need for a fresh-pasta feast from Mercato Centrale. 5) The master bedroom is huge and wonderful, with plenty of storage space.
Overall, we'll be more than happy to return to Prisco, and to our fantastic hosts Miki and Franco. We're hoping it's available if we need it, but won't be surprised if it's not-- It's a great property.

Prisco Apartment Feb 2010

I just returned from a two week stay at Prisco and was very happy there. The location could not be better - if you threw your Gucci loafer out the kitchen window you would hit the Roberto Cavalli boutique with the best coffee and dolce. The butcher at #22 is great and many restaurants surround the area. I really liked Buca di Lapi restaurant around the corner. The Mercato is 10 minutes away and Standa for groceries is straight ahead for about a 15 minute walk if you feel inclined to "dine in". I went to school everyday at La Scuola Leonardo de Vinci and LOVED that- it is an excellant Italian school for foreigners. The landlords are lovely people, they were very helpful to me.

Flourishing in Florence Jan 2010

The apartment is quite lovely. It is not only very spacious but it is filled with all kinds of amenities and very much feels like “home away from home.” The hosts could not be more accommodating. The location is wonderful—within easy walking distance to all of the major sights of the historic central city and we easily walked (with luggage) from the train station to get there. One big plus, despite the fact that you overlook a busy pedestrian street, is that the bedroom is absolutely sound proof (with windows closed). It was extremely peaceful, right through the holidays. Italy Perfect was just about “perfect” in giving information and answering questions and being all-around helpful in the whole process.

Two minor challenges. First, we blew a fuse and had not been informed that each room has a small fuse box (in the front room it hides behind the main door and is at eye level). It was an easy fix but we were “in the dark” for a bit of time. Second, while the hosts warned us that electricity was expensive, we found out the gas was even more so. While we didn’t use the very nice gas stove extensively, we were rather surprised at the amount (50 Euros) we were charged at the end of a short stay in addition to our “utilities allowance,” making it something like $10 every time we cooked something!

Even so, we loved our stay and would absolutely try to book this place again on our next visit.

[We are so pleased the Hustoles enjoyed their stay, thank you. We'll make a point to show future guests the fuse box. The €50 incurred for gas, which averaged about €6/day during their 8 day is about average in December, in the thick of winter, keeping in mind that the gas covers the heat expense, the water heater & the bathroom's heated towel racks too, not just the stove gas. Prisco Perfect, Firenze Fabulous! Dec 2009

The medieval town of Firenze is certainly a destination to experience, just as important though are the accommodations you stay in.

Prisco was incredible from being immaculate and a well-appointed apartment to its location~ smack in the middle of everything! Furniture comfortable and kitchen appliances in great condition. The bathroom modern and soooo nice!

Our host Miki and Franco (absolutely delightful and supportive) have added special important touches we Americans like. From the body and hand soap, extra toilet paper, kleenex, paper towels, bottle of water, wash cloth for face, dish soap and drying rack for clothes. The bed linens and towels, very fresh.

It was important for us to have use of a washing machine right at the apartment. There was even an extra bathroom in the common area, along with internet availability.

Walking right out the front door of Prisco two fabulous bakeries, eating establishments or take out food. We could hardly believe how close we were to our favorite restaurants, Il Latino, Sostanza, Harry's Bar, Rivoire, Hotel d'Artes and Quatroleoni! And shop till you drop as its all around you!

Twice we traveled for the day to other towns and having the train and bus station down the block was so convenient. Actually right across from Prisco is a substation where you can inquire or purchase train tickets.

Its important to remember that electricity in Italy is outrageously expensive ~ so be aware and frugal with the usage.

Last but not least, Lisa at Italy Perfect was a kind on-going support person prior to our arrival, then again after departure with the follow-up. A pleasure to do business with her and Italy Perfect.

I cannot begin to tell you what a wonderful time Maryjane and I had in the Prisco.  After walking Florence for two weeks, we decided the apartment was in a perfect location for us, with the sights and shopping to the east and the train station (which we used alot) on the other side to the northwest.  Via della Spada is quite the neighborhood, with most of what you need within a block.  We patronized and made friends with the merchants on the street.  We loved the elegant apartment, which felt quite like home after two weeks.  We were very sad to leave.  Miki was great to us. We plan to return to Italy next year in late spring, and hope you will help us plan the accomodations.  If we stay in Florence, it will be the Prisco for us (assuming Miki will have us back)! Thanks for all your help! Your two very satisfied customers,  Brian & Maryjane

Overall, the Prisco rental was perfect. The location was ideal, a short walk to everything. The neighborhood provided everything we needed, shops, food, people watching, etc. We used the local bakery, and other shops for all our goods to prepare meals. The La Spada restaurant was a great family spot, besides providing delicious roast take-out food. Marione, downstairs, was a disappointment - crowded, rushed service, touristy atomophere. Your guide to local services and shopping was accurate and helpful.

Miki recommended Giovanni, another incredible neighborhood eating experience. Miki was also available and very helpful when needed. We made short excussions to Fiesole, Lucca and Siena, and found it very easy to make bus and train connections. Our stay at Prisco was very positive. What we enjoyed most was having a local base from which we could visit the memorable sites of Florence at our leisure. Thanks for everything.

Nearly Perfect for Us Oct 2009

Very spacious apartment, enormous quiet bedroom, very comfortable. Well equipped, lots of extra touches. Kitchen would have been excellent, if we had been in Florence long enough to want to cook.

Enjoyed the excellent location, close to everything but not too busy.

For anyone who likes very good food and good company, we enjoyed L'Osteria Di Giovanni and La Buca de Orafo, and after a lively and fine dinner around the corner at Il Latini, we had to go back two nights later to do it all again. We took the bus to Fiesole, enjoyed a nice lunch with a view, and walked down a street which became a rough dirt path , eventually coming out on the grounds of the Villa San Michele, where we splurged for drinks and a great view on the Loggia, before catching a cab back to town.

We only had five days, didn't do anything not in the guide books. No shortage of sights to see.

Lisa Byrne was very helpful in the preliminaries, and Mikki and Franco did a very good job of overcoming a slight language barier and getting us settled in and oriented. There was brief period of dismay when we realized that it's not a hotel, there's no front desk or concierge, but after the first walk around town we felt very much at home in the apartment and the neighbourhood.

For anyone pondering a visit to the city of Florence, I can highly reccomend staying at the Prisco. It is spacious, with all the luxuries of home.  We loved the location and enjoyed being right in the heart of the City. The sleeping was very quiet in the master bedroom, but the living room was a little noisy at night, when the street was busy with restaurant-goers. The air conditioning worked perfectly, and our hosts there were very friendly and helpful.  All in all a great trip to Florence!

Lovely apartment, with absolutely wonderful location. Several nice places to eat close by, and relatively close to everything. Advise to future guests....the electricity for this apartment can be quite high if you run the air conditioner. The rate charged per unit used is higher than in the smaller apartments. A Memorable Visit to Florence Jun 2009
Our warm welcome at Prisco certainly set the tone for the week we spent there. The apartment was clean, spacious, comfortable and had everything we needed to feel at home. It was bright and airy and had great views of the surrounding area. The neighborhood was safe and pleasant. The apartment is located within walking distance of museums, art galleries and the many places of interest in Florence. The Mercato Centrale is a short walk and offers abundant choices of fresh fruit, vegetables, meat, fish and fresh pasta, among other products. In the morning the aroma of freshly-baked pastries and bread from the bakery on the street below was enticing and irresistable. There was activity in the streets below late into the evening, especially on the weekends, however it was part of the atmosphere and could be shut out by the sound-proof windows in the bedroom. We were made to feel welcome and at home during our stay and given contact information if ever we needed it. We look back on our stay with very fond memories and the feeling that we got a taste of living in Florence.What we enjoyed most was the location and overall experience, especially our evening strolls through the streets of Florence absorbing the atmosphere, appreciating the history...and the gelato. P.S. The only suggestion we would have is to replace the corkscrew in the kitchen and provide a sharp knife for slicing bread and preparing food.

All of my dealings with Italy Perfect were indeed perfect, a very professionally run organization. The Prisco apartment was wonderfully located in an elegant neighbourhood and our hosts were charming, willing and readily available for any problems (minor) which arose. We could easily walk to all of the key sights and the proximity to the main bus terminal (Santa Maria Novella) was a real bonus for day trips. Frequent local city buses also stopped nearby.The food shops both on our street and nearby were excellent and we could easily put together delicious "deli-style" meals. As an aside, we were disappointed overall in the restaurants in Florence and felt that the value just didn't justify the price, so we happily ate in the apartment most nights (being from Sydney, we are quite spoiled when it comes to dining out, which anyone who has been here will readily understand).We were in Florence for the art, however, not the food, and everyday was a cultural feast. The website warned that the location can be noisy at night but the double french doors in the living room blocked out 90% of all the street noise. We had to keep these doors (no other windows in the room) closed at night , of course, but there is air conditioning, had the weather been warmer and we needed to use it. The sealed off bedroom room was a bit stuffy at night but not a real problem. And internet and PC access was terrific; much appreciated. I want to thank our hosts for being so very kind and attentive and for making us feel welcomed from our arrival.

The apartment was beautiful and well maintained. We really enjoyed the location for easy access to buses, trains and important sites in Florence. Miki and her son were very friendly and made our stay in the Prisco apartment that much more comfortable.The local information provided by the Italy Perfect staff was very helpful for finding services and good restaurants. We have never stayed in this part of town. We loved the apartment and the fact that it was shared with other renters and that there was the common room with computers for work, as my husband needs to be near a computer. The apartment was very spacious with modern appliances, very sunny, with large windows and conveniently located. The host was exceptionally helpful and friendly. We both felt that there was a lot of street noise, however, that was the only drawback [As noted in the Italy Perfect website information. Lisa] The food stores just a stone's throw from our front door were very good, as well as the Forno Top [bakery].

This was our second stay at Prisco. We returned to this property because we had enjoyed it so much on our previous visit. The location was perfect for visiting all the sights of Florence. Miki and Franco were wonderful and welcomed us as returning friends. Miki remembered I loved panna cotta and brought me some of her homemade panna cotta! What a treat! One thing we especially liked aboutthe Prisco location was the fact that even though in was in the heart of every thing the street Via Spada had quite a neighborhood feel. We got to know the people at the local coffee bar and lot of the restaurant owners. This made our trip special.

Booking through Italy Perfect couldn't have been easier - good website, quick response times, and a welcome pack that thought of everything - a bit like dealing with friends! The welcome on arrival from Miki and Franco was equally good, again like being welcomed by friends for a weekend visit.The apartment was well located close to the centre, and inside was great - a touch of real Italy, but with nice bathroom, and very usable kitchen if you want to cook, and everything scrupulously clean. Being close to the centre it was of course a little noisy - in the day that's nice, open the shutters and enjoy the chaos, welcome to Italy! At night it could be too noisy in the 2nd bedroom/lounge area, probably OK for younger folks who sleep better, but the main bedroom was pretty well silent (set your alarm if you don't want to oversleep!). All in all, we had a great time and would visit again. The only thing we'd do different is to remember the mosquito killer!

The Prisco Experience Dec 2008
based on the on-line discriptions, photos and previews and the quality preparation provided by Lisa and Italy Perfect we expected the Prisco experience to be excellent and we were not disappointed. We fell in love with the place immediately and our only serious let-down was the realization that when we departed after our 3-week stay we would be very sorry to leave -- and we were."Spacious" is not a big enough word to discribe the accommodations. Three eight foot arched windows in the main living area look almost modest given the ceiling height; the bedroom appears big enough to hold a full-sized squash court. Yet the mix of contemporary and antique furniture groupings made the space homey and very comfortable.Modern elements, such as the bathroom furnishings and the incredible gas/electric range in the kitchen totally satisfied our needs without spoiling the historic environment the Prisco provides.based on previous visits to Florence and staying at the Prisco, we feel it would be hard to find a better location. It is convienient (we -- in our late 60s -- walked most everywhere) to the city's famous attractions while avoiding most of the tourist crush. There are excellent, moderately-priced restaurants close by, not to mention wonderful shops (including a wonderful bakery just STEPS from our building's door). We loved going to the Central Market, but we could have done quite well shopping only in the neighborhood.The one possible drawback is well documented in advance by Italy Perfect. The crowds and taffic below those giant windows can be very noisy, especially in the evening and more especially when Italy wins an important football match. "Evening" can stretch from 9 p.m. until 3 a.m. In the bedroom, however, double pane windows have been installed and with the very thick walls -- the street noise fade away as soon as you close the bedroom door. So if you'll have sleepers using the convertable couch in the living room, plan on providing ear plugs, etc. And speaking of sleeping, we found the beds firm and comfortable.Lisa's list of places to eat and shop is a wonderful guide and we visited many of them -- some multiple times. One we would add is Osteria del Pozzo, near Piazza Santa Croce, Via ghibellina 67/R at Borgo Allegri. Very local, very traditional, interesting decor, good food. Finally, our hosts Miki and Franco are delightful. They are kind and thoughtful and very helpful -- and when their English/our Italian failed us, they called their son to resolve the language barrier. We hope we can visit them again.

The place was as beautiful as the picture on the website. The hosts were delightful and helpful. They recommended some great places to eat, too. The location is extremely convenient and festive. The special bedroom window is very effective in blocking out street noise as well as light. A well lighted place to read would be helpful.

Florence was magical - as was all of Italy that we saw. The Prisco apartment was perfect. We loved the location and the facilities. We couldn't believe how close everything was once we started walking around town - 5 minutes from everywhere! It was a little noisy in the evenings, but we felt close to the heart of the city that way. The musician outside gave us a free concert every night - now if she would only learn a few more songs! Miki and Franco we very welcoming and nice to have close at hand if we needed anything. The bakery downstairs was wonderful and the rosticceria up the street had wonderful meats. Florence is definitely a city we will visit again and hope that Prisco will be available when we do! Thanks again for all of the train reservations and suggestions - everything worked out perfectly on our trip. We will be recommending you to others (already have!)

Two important pluses were the soundproofing glass door around the balcony window in the bedroom (kept out a lot of the street noise right outside the apartment at night), and all of the guidebooks on the bookshelves on Florence and Tuscany.

The Prisco apartment was everything as described and much more. This large cheery apartment is fantastically situated. Walk everywhere in Florence, and then enjoy the night scene from your front windows. We were wowed. As for feedback, I was delighted that they had added WiFi usable from within the apartment, but you may get some questions because the signal strength is so weak because of the thick walls. Some days I had to walk my computer down to their computer room where the signal was very strong; in the apartment I found that just leaving it on, eventually it picked up my e-mail. A little bit of a nuisance if you're trying to get internet work done because the connection fades in and out, but patience (or going out sightseeing for awhile) paid off. Many thanks. We'll certainly recommend you to any friends who might be looking for Italy apartment rentals.

Yes, I made it back to Iraq after a wonderful time in Italy, Rome and Florence were very interesting and different in their own way. The Prisco Apartment is a great property with loads of room and very comfortable. The weather was a little cool I'm sure that in warmer times of the year to open the windows overlooking the street would be very nice. Franco and Miki were extremely accommodating and it was pleasure to have met them. They explained everything upon our arrival even to the point of verifying the utility meters readings.

Yes, we had a fantastic time in the Prisco apartment. Having access to the PC was great - as was the travel agent across the road. We even got game at the end of our stay, and visited the square to have brekkie at the bar with the local business men (once we worked out where to order our cappucino and pastry). Renting from your agency was so easy. We have traveled to Italy over twelve times before, but this time it did not take much fuss as in wiring money, etc. We rented for one week the Prisco Apartment in Florence March 4-11, 2007. The apartment Prisco in Florence was awesome. It way exceeded our expectations. There were so many niceities including fancy linens, towels, bath robes, kitchen extras, free computers/internet, I could go on. It was so elegant and much bigger than the pictures would depict. The owners Mkki and Franco were quite charming and their English was very good. The neighborhood where the apartment was in was excellent and importantly, very safe. We walked everywhere, from the Market every morning to the train station, Congressi, Palazzo Vecchio, over the Arno and beyond. The Apartment Prisco was the best part of our one week stay in Florence. I was almost crying when we left.

It was our very first international travel experience, and because of Lisa, Miki, and Franco, our trip was one we will never forget. They made themselves readily available to answer questions and make us feel at ease. The apartment is situated in a very ideal part of Florence.
